Simple, replace the roof cap.

Remove the water damaged drywall to create a wholly insulated space. Spray foam it all, and create an unvented attic. Read Joe Lstiburek‘s Building Science on why this is the superior process.

We just added a dehumidifier to our attic to eliminate a similar problem. Our attic is insulated with spray foam and is unvented. The dehumidifier has made a significant difference in humidity levels in the attic and the house. We do live in a very humid area though.

Two questions.

1. The ridge vent would be the easiest solution so I wonder if people think this would help the issue of the condensation. Not sure if the soffit vents are needed or not.

2. For the foam insulation , would I have to tear down the ceiling dry wall , extensive work to put it in effectively or could I just have th foam sprayed in through holes in the drywall.

You will have to tear down part of the drywall anyway, since it has been wet, and could possibly be full of mold.
