The property is a 1930's mid-terrace family home in Tooting, adjacent to Streatham Cemetery and Springfield Village (previously Springfield Psychiatric Hospital). The property had previously undergone some fairly generic extension and refurbishment, typical of a property of this age, and was generally in need of some fairly fundamental upgrade and modernisation. As such a key objective of the brief was to overhaul the existing property, and upgrade windows, plumbing, wiring, bathrooms, kitchen, internal fixtures & finishes, together with acoustic insulation in key locations. Despite the generous size of the property, an extension was required to provide a new open plan kitchen, dining and living hub. The new extension was designed to step down with the steeply sloping site, both to minimise impact on the neighbouring properties, and to reduce cost and create a responsive & articulated internal arrangement. The brief required the formation of a new kitchen, distinct dining area, and an open plan family room/ homework hub. An independent utility and laundry room was also required, which also accommodated an extensive new boiler and hot water system. A new compact cloakroom was then integrated under the existing stair. At first floor the bathroom was reconfigured and increased in size, and the bedrooms were also reconfigured to make more equal in size, and fully refinished including new integrated wardrobes. The property was fitted with new double glazed timber composite windows to the rear, and the existing timber framed windows to the front of the property were refurbished. New column radiators were installed to all rooms, with a hot water underfloor heating system added within the new floor slab to the rear extension. All finishes and specifications were then carefully coordinated with the client to provide both high performance and also a simple modern aesthetic, which we believe compliments the quality and character of the existing 30's house.
