No one should ever buy a Ryan home. The homes are built terribly!! They installed a three year old hvac into our brand new home and we started having issues with the unit 2 years in when I noticed water. The whole thing was rusted and because it was the frame it wasn’t covered under the warranty by the hvac company. We had issues with our roof after 2 years tried to get it fixed but that was no longer covered and the roofer that completed it was no longer in business (probably cause he does a crappy job). Our kitchen ceiling has water spots which we thought was the roof come to find out it was a small leak from the bathrooms. This has been going on for 7 years and we had no idea thinking it was the roof cause that is what we were told. We will have to pull out all the ceiling sheet rock to figure out where the leak is coming from. All these issues for a house that is only 7 years old. Makes no sense!

I just closed on my new home in Petersburg, Va Berkeley Estates and I’m not happy. The Orientation was joke. I pointed out several things that should have been repaired before my New Home Owners orientation, NOTHING WAS REPAIRED. Jack Barefoot makes a lot of promises..but he doesn’t follow through. I’ve been in my home a week…and my brand new refrigerator came with a dent I pointed out. The ice maker will not make ice, will not produce WATER. These functions are useless. I guess they have their money from my bank now, so they are not pressed to repair anything. My master bathroom has a loose handle on the sink…very noticeable. I was told the day after I received my key…”follow up with the warranty” This is a brand new from the ground up home…I should not have these issues. I was warned and read several bad reviews before I purchased…I should have followed my first thought. Other minor things as well..but too much to write. Just be mindful when considering Ryan to build your home.

I am currently living in a townhome that was built by Ryan Homes. I can hear everything the neighbors do. I’m talking TV’s, voices, and movement. I can hear everything outside as if they are in the house, as well as everything that any one does on any level inside the home. There is ZERO insulation in the whole house. Heating and cooling is a nightmare. The condo I lived in before was way more quiet! Thankfully I didn’t buy this home and we are only renting for the year! I will not be purchasing a Ryan Home after this experience!

Ryan Homes has some of the absolute worst customer service that I have ever received. It has become clear that they care only about throwing homes up as quickly as they can to make money, rather than building quality homes. I will personally never purchase another Ryan Home built house, and will recommend family/friends not purchase them either. I will also be warning neighbors of the service I received. They left a large gap in the roof of our house that led to an external leak into our master bedroom, causing a large water spot and drywall damage. This was caused due to complete negligence with an improper fitting roof vent pipe and no sealing at all. When we tried to reach out, we were unable to reach them (despite external water leaks being considered an emergency). We had to resort to calling a local handyman to come check it out to make sure it wasn’t anything more severe and they were unwilling to reimburse for the cost of inspection since they couldn’t prove that we tried to contact them first. Once we got in contact, response was delayed and I wound up having to contact the roof repair company myself to get it done. Not only was there an issue with my house but also neighbor’s home as well. The home is only 2 years old and we had to get the A/C repaired (conveniently stopped working just after the 2 yr warranty expired) and a roof repair. Would never recommend.

LEAKING PIPES in less than 2 months! There are FOUR (4) MAJOR cracks on the wall above my fireplace as well. Ryan Homes provides only one maintenance repair free of charge. Now I am forced to request the repair and risks any future repairs being paid out of pocket. The only alternative is to have mold in my ceiling from the leaking pipe and that is not an option.
I have only been in my new home just over 60 days. There are so many issues with this new construction, which defeats the purpose of building a new construction. I have cried so many times. The project manager should have been more meticulous in lieu of meeting an assembly deadline. THIS ENTIRE PROCESS WAS A NIGHTMARE.
Ryan Homes refused to work with me as a current military reservist attempting to reschedule the construction date as I was anticipating my active duty military orders. If you want your dream home, please choose another builder. Please read all reviews. I took a chance and sadly I regret it everyday.

NV Homes built our custom home in Bristow VA in 2009. There is zero insulation over the garage which directly backs up to the master bedroom his/her closets. Because there is no insulation both closets are at least 10 degrees colder in the winter (I have to leave my door open so I don't freeze when going into it). There is no insulation between the basement ceiling and main floor, which is normal, except we ordered the in ceiling speaker system in the basement and was not informed that even on the lowest volume setting the basement television can still be heard above the tv in the family room. We asked for an exterior outlet to be added on the side of the house near the rear and instead got it towards the front of the house - making it unusable for its intended purpose. We ordered the most expensive stain resistant carpeting offered and within a month were very disappointed in the lack of performance. Every thing that gets spilled (2 small children, cat, dog) stains instantly. The manufacturer refuses to replace the carpet. And two years later there is major buckling happening in every room. We've had the installer out four times to re-stretch the carpet with no success. Basically the carpet is the cheapest, non-stain resistant investment we ever made. We had to have the front porch re-poured within the first year because every time it rained we were unable to use the front door because of the large pool of water than formed in the center (not surprising to see it get at much as 2 inches deep). The garage door was not installed correctly and every time a gust of wind blows buy the door gets sucked in/out, causing severe drafts of air to be sucked out of the interior of the house. We had to have one window replaced as it was nearly impossible to close and two years later discovered every one of our upstairs front-of-the-house windows leaks every time it rains. As if that isn't enough to complain about the one thing we insisted on was a flat yard. When we viewed the lot before construction it was flat but after construction was finished we were left with a rather steep hill in the back yard and a noticeable slope in the front. This would not be a problem if it was not for the fact that both my husband and I suffer back problems (hubs has had 3 back surgeries in 2 years and is still in recovery). The specific request for a flat lot was made as our previous home had a rather large hill and as we are getting on in age we knew we did not want to struggle pushing a lawnmower up and down another hill. The builder refused to put the lot back to its original grade and even managed to kill off nearly half-a-dozen trees when they buried the trunks with the dirt added to our lot. We were forced to close as we had put down a $12k deposit and if we didn't sign we would have forfeited it upon closing - leaving us with no home and no funds to purchase another home. And since we had already sold our previous home we were backed into a corner with no options. Our previous home was 14 years old at time of purchase and had less issues than our new custom built home. Bottom line - I will never buy a new home again.
