Preedin Design

We hired this designer for what should have been a very special custom home project on a rare and beautiful 2-acre flat lot with a large building envelope and incredible mountain views. Unfortunately, the overall design and site positioning completely failed to take advantage of the property. The most disappointing issue is that the house placement missed major mountain views from both the front and back of the home — views that were one of the primary reasons we purchased this lot. Even now, it is difficult to understand how those opportunities were overlooked on such a premium property. There were also several significant functional design mistakes throughout the home. For example, our laundry room was designed with an unnecessary 20-foot ceiling, while our primary bathroom was given an impractically narrow 7-inch linen closet. We specifically requested ADA-friendly showers in both the guest suite and primary bathroom, yet insufficient clearance was left between the toilets and walls to properly accommodate ADA layouts. As a result, we were forced to add doors and lips to both showers — the exact opposite of what we had requested. In addition, my kitchen could have had beautiful Mountain View’s but instead, I look out at a wall of 10 feet of hardy plank. Which makes the space extremely dark. Beyond the design issues, the process itself was extremely frustrating. Making revisions felt unnecessarily difficult, communication was inconsistent, and the designer was frequently out of town. After the initial site visit, he did not return to the property again until the home was already being built. While he ultimately honored the originally agreed-upon fee after billing issues arose, we later discovered that additional charges had been submitted directly to our builder without our approval. Those charges were eventually refunded, but the situation further damaged our trust. Building a custom home is a massive investment, and unfortunately we feel this designer failed us in one of the most important aspects: understanding and maximizing the lot itself. We are left frustrated knowing how much potential was lost on an otherwise incredible property. Based on our experience, I would not recommend this designer.

Michael and his staff did a great job on our addition, navigating the forest service and ground disturbance issues. The plans were complete and timely with site visits as necessary. The contractors praised the drawings and their efficiency. All around a good project.

He was recommended by a construction friend who says he does a good job on what you want addition . Mike came out and did a review. We told him what we wanted.. Within a short time he had drawings so we could review and make changes. The final drawings were approved by us. Ver few changes.. he walked us thru each change and each room. He made a picture drawing of what the out side would look like. He was very professional in in his approeach and explained in detail what would happen.. the project is almost complete.. I had the pleasure of working with Preedin design last year on my own personal new home design. I am a homeowner builder and a previous general contractor. After moving from Bend to Sisters a few years ago and some due diligence and a couple meetings with Michael, I decided to give him a shot. He did not disappoint. Michael Preedin really did a great job for us! I’ve worked with architects on 2 previous designs and Michael so surpassed those efforts. This one was the most important, as this is out final home, so we had many specifics to incorporate. Michael, listened intently to us, then would pose less costly alternatives to achieve the same results. Additionally, as an engineer myself, I had thermal requirements that Michael was able to effectively weave into our home. And my wife was able to get her interior design requirements met.
