For fifty years the Panaccio family has been known as detail oriented builders and general contractors in the Delaware Valley. Today, Bob Panaccio is the third generation in line to carry on the family trade. Yearly projects include major residential additions, kitchens, baths, finished basements, porches and decks, as well as large scale commercial and handicap compliant construction. Whatever the project though, it isn’t simply the fine craftsmanship that sets Bella Casa's work apart from the competition. Don't hire Alesio Panaccio aka Al or Robert Panacio aka Bob for anything. Al's exact words in speaking about his cashflow problems and why he vacated my job - he said, "I am robbing Peter to pay Paul." Guess what, I am Peter and they are Paul. They lied and delayed and after 6 months of trying to get them to return to the job, I bought the materials because of their perpetual cash flow problems. They promised over and over to finish the job. The material sat on my lawn and driveway getting ruined for two months until I finally called these guys in default on our contract. I am out $30k and have to sue these two. I am willing to help anyone who is considering hiring these liars, so please contact me for additional info. You may text me at 484.604.0864 and we can go from there. I don't want anyone to go through what I went through. If by chance Al chooses to respond to this review with lies, please disregard and save yourself the headache. I think they both actually believe their lies. Bella Casa Design & Build or AD Panaccio Design and Build or whatever names they are using are not real businesses. They had good reviews in the past but it's all over but the tears.

I contacted the owner Al in May for an estimate to remodel my kitchen and bath in my 1940s home. He came and walked through and provided a design and estimate for my project for 50K. We started the project in July. Project was est. for completion on Aug 17, 2020. I emphasized to Al, that I was paying rent and mortgage. Relationship with Al was going good, I would check in with him regularly, and he the same. I appreciated what I thought was transparency. I was looking for another contractor to install central air into my home, Al opted to that work for $7200 which included the equipment (he cannot provide warranty like he told me). I added that he would add a new bath to the master bedroom and a closet space in my 2nd bedroom for 24K. He assured me that he could get this done in the initial timeframe, I did tell him that a completion date in Sept would be fine with me. However, the project was moving much slower that I'd expected. Al was using my site for his dumpster storage, and was completing his other jobs in the city and putting the trash in the dumpster on my site, while my house was not getting worked on. A whole week or 2 would pass, nothing was done., Project took addt'l 2 months. Al stole money, by overcharging me for the cabinets and countertops. I called the wholesaler and estimate was less by 3K. He cannot provide the actual receipts. I do not recommend Al because he cheated me by charging more than what was invoiced for the cabinets and countertops. He fabricated the invoice, to show a different price. I called the wholesaler and the price was off by couple of thousands. He was not honest with his billing and acted disrespectful when addressed about it by cussing at me.

Thank you for your feedback. Bella Casa Design and Build provides all clients, like yourself, a detailed contact that includes pricing and payment schedules. Pricing includes labor/subcontractors, materials, design/framing consultations and permits. The price given was agreed upon by the client before work began. Bella Casa Design and Build has the right to include a profit margin on the services they provide whether it be labor or materials on the price they quote for a project. The client has the ability to negotiate prices with Bella Casa Design and Build before signing the contract. However, once a price is agreed on the project is budgeted based on the contractual price. If the client wanted to obtain the cabinets herself and be responsible for delivery she should have stated this at the beginning before Bella Casa Design and Build ordered the materials and arranged delivery. We are in business to design and build beautiful new spaces for our customers, but also to achieve the American Dream of growing our company.
Throughout this job, the client made add ons for HVAC and a bathroom remodel, as well as additional closet space. Client then asked to provide certain materials and have the contract adjusted for price. We allowed our client to obtain certain materials and reduced the contract for materials purchased by our client. However, materials that were purchased by our client were not inspected by our client when they arrived. Most of the materials unfortunately either arrived damaged or incorrect size and had to be sent back. This delayed the job from progressing in a timely manner and was completely out of our control.

Bella Casa appreciates our clients' trust in us to not only complete a project but to provide excellent customer service. However, when being accused of robbing a client for material costs after providing receipts and then being accused of tailoring those receipts, Bella Casa is no longer going to engage in communication in a hostile work environment. Bella Casa did fulfill our contractual agreement where the owner stated " I can't believe this is now my kitchen." We are sorry that you felt the price was unfair however you agreed with the pricing in the contract and your dissatisfaction arose from not wanting to pay the final contractual invoice. We do hope that you are enjoying your new space and would caution you in the future to negotiate all pricing before contractually agreeing to a project price.

Bella Casa Design and Build was a pleasure to do business with! Al (owner)was always available when I had any concerns . I hired him to rip out and install a new kitchen, new cortec vinyl flooring,installed stack stone over fireplace,installed new gas lines for oven and dryer and various other jobs which were all done with quality and in a timely matter.Our house looks fantastic! When all was done they cleaned up removing all trash! Thanks Bella Casa!

Al Panaccio and his terrific team did a wonderful job completely renovating our entire kitchen, powder room and laundry room. Their expertise, positive attitude, trustworthiness, attention to detail and knowledge added many positive intangibles to our home renovation experience. Overall, the sum of the parts added important value that far exceeded the actual cost of the job. We are now contracting with Al for phase two of our project which will include a new front entrance, a custom deck and repainting the exterior of our home. We would enthusiastically recommend Al and his team to our friends and family.

AD Panaccio was recommended to us by our kitchen designer, Main Line Kitchen Designs (also 5 starts!), we had three comparable bids submitted, but ultimately chose AD Panaccio based on his working relationship with our kitchen designer. Al and his team were professional, courteous, honest, and responsive to all of our needs. They made it easy for this family of five (and dog) to continue life for several months during what could have been a stressful living situation. We found each professional on Al's team to be a perfectionist in their field; from demo to carpentry, painting, tile work, plumbing and electric. They also installed new hardwood floors throughout our first floor and removed a bearing wall, all with little to no disruption to our daily lives. Our kitchen and sun room are gorgeous and we have Al and his team to thank...we are planning on adding a master bath and updating an existing bath and will not hesitate to hire AD Panaccio again!

We recently completed a re-modeling project involving a small addition, an enlarged and fully renovated kitchen, and replacement of our roof, gutters, and siding. The kitchen interior was elegantly designed by Main Line Kitchen and the architectural drawings we done by Brett Hand Architect, P.C., both of whom we recommend. The construction was done by A.D. Panaccio Renovating, Inc., which did an excellent job. It was a pleasure working with Al Pannacio, the owner, who was very responsive from beginning to end. The project was fairly priced, and Al did not impose hidden costs. Al's crew was dedicated and conscientious, even making excellent suggestions for improvements to the design or installation features. They were courteous and respectful and did high quality work. If anything went wrong, Al never quibbled and instead committed to "make it right". He was let down in the quality of work by one subcontractor and undertook to have the work re-done by someone more reliable at no extra cost to us. This sense of integrity was evident throughout. We recommend Al highly.

Full kitchen remodel back in 2014. Kitchen is awesome and we love it. Al and his team were great. It was tough living through such an extensive project but Al helped ease the pain. We recently hired Al again for a detached garage renovation. We are almost done that and are happy again with the work. I'm sure we will use Al and his team again.
