Commented: Hardwood floors have scratches/scuffs/discolor after sanding/staining?I agree that the floor has not been refinished. It has been recoated, It's hard to say whether it can be again just through pictures. Hopefully an inspector can shed some light on that.

Commented: Finishing a fir floor?Oil based polyurethane will give you an amber look. Be very careful with the sander, it can do some damage.
