I would not recommend Mike and Property Pros. Mike and team replaced all our windows and sliding glass doors 3 years ago now. The first heavy rain revealed a small leak above two large windows (new construction install). They came back and put flashing over the two windows. Six months later during some large rains, water leaked into our dry wall, causing cracking in the base boards all around these same two windows. After our property insurance mitigated the water damage, we did not want to give Mike a second chance to repair the damage. He never accepted any of the blame and didn’t help pay for our repair costs or for the insurance company's costs. Unfortunately, every sub-contractor he referred our way was fantastic and his individual employees were all great. The problem is Mike. He is a terrible communicator. He talked down to my wife, despite her knowing more about house work than me. Pulling advice out of him was challenging - as new homeowners of a house that needed some work, we simply wanted his advice, and it was impossible to get clear guidance. If you expect clear communication, sound advice, or someone who will respect your house like their own, hire someone else.

I hired Property Pros to fix up a home prior to sale. There was a lot to do. Removing old carpet and appliances, then numerous other things including: repairing and refinishing the hardwood floor; New tile work; cleaning and re-staining wood cabinets; re-carpeting; installing new appliances; lots of electrical work; re-roofing; and general cleanup. Though we made several changes to the original contract, the final price was within budget. Property Pros was recommended by our real estate agent and they worked with us to make sure the house presented itself well for sale.

This particular renovation project wasn't my first time at the contractor rodeo, but with Mike Luciani at the helm, it was my first time working with a pleasant, reliable, and knowledgeable professional. From start to finish, Mike and his team were totally on point, responsive, transparent, ethical. There were no surprises, no promises unfilled, no expectations dashed. I would hire Property Pros again in a heartbeat for my next construction project. Doesn't get any better than Mike and his team.

Mike is extremely responsive. Excellent contractor for our needs. We had him remodel our kitchen and two bathrooms. His company also upgraded several windows as well as installed new sheetrock and stucco. His painters are outstanding. Mike's prices are reasonable and were aligned with other bids I received. Most notable was Mike's responsiveness and his ability to help us build relationships with many of the vendors who could manage our large amount of custom work such as cabinetry and tile. Mike inspected his subcontractors' work, and was quick to ensure changes or differences were reconciled. We could not be happier with the quality and workmanship. We are extremely satisfied customers.

Completely satisfied with work performed on Culvert/drainage, vinyl windows with screens, and security screen door. Very professional team of workers; prompt, friendly and respectful to occupants and pet.

We hired Property Pros to do a kitchen remodel, which turned into a lot of other areas that also needed work. Mike and his team were very responsive and kept at the project to completion. He did a wonderful job, and after planning this project for the last 10 years, we are extremely happy with the results. Mike or his foreman were always willing to listen to new ideas, and made suggestions to the original plan to accommodate our ever-changing dreams. When something didn't turn out to my liking, they were willing to come back and make the changes, even when it was my fault for not communicating properly exactly what I wanted. They didn't leave any little bits and pieces hanging around and were good at working even the smallest detail to make sure it was to our liking. I'd highly recommend this company. If you've had a contractor that starts the job, then slacks on it, you'd be happy with this company.

Property Pros is just the best. Mike is highly skilled, pays close attention to detail and knows his business. You couldn't find anyone who does a better job at listening to the client's needs and delivering a project that matches the desired outcome. Mike's communication and follow through is unmatched as well. I've worked with numerous contractors over the last 40 years, Property Pros is the best!!

Property Pros completed remodeling of bathrooms, rewired circuits, replaced lighting and painted complete interior of my Emeryville townhome. The contractor Mike Luciani,met with me on an initial walk through of my home and took detailed notes, asked questions and made suggestions. He also helped me select materials and met me at showrooms.Throughout the project the team of workers was punctual and communicated well. The quality and outcome of the project was excellent. In the future I would not hesitate to work with Property Pros Construction again.

We have been involved in several projects with Mr. Luciani. The quality of work completed by his company, Property Pros, is excellent. His staff is very competent, courteous, accommodating, prompt and experienced. We have enjoyed our relationship with Property Pros Construction, and would not hesitate to use them again in the future.

Painted 1880s Victorian. Scraped and sanded whole house 2 coates of primer sand between coates. 2 caotes finish color sand between coates, caulk every crak and seam on house. Whole neighborood value went up 20 percent. july Augest 2010 Finish basement apartment full bath, full kitchen.. great job! Tenents love it.July 2010 Widen drive way. New concreate retaining wall fence. Looks great very professional. May 2014 Will redo upstairs bathroom next. I would not trust anybody else.!!! December 2015
