Help with new small bathroom addition floor plan
Comments (23)The project is all permitted. The ground underneath has been cleared and the foundation work has started. The crew is building a small, 12x10 cabaña first, using the same materials and techniques. It's sort of our test to make sure everybody knows what to do and we don't get any unpleasant surprises! We expect to begin the Annex in about 4 weeks, assuming there are no serious problems with the test cabaña. We are using steel framing and Plycem flooring and walls, with concrete piers and steel tube for support. The roof will be metal, painted with SnoRoof, mostly for noise insulation. We will do the double wall between the existing kitchen and the new bathroom, which will also give us the space for a sliding door. I will take pictures as it progresses. Comments (84)Fun post- just a little old! May we see an update? --- Tub wall appears plumbed for a shower, but we see no head! Original porcelain faucet sconces. Not that I'm into keeping original toilets unless they work well, but this is likely a replacement; looks like original tank would have been hung from the 2 holes on the wall. It's likely that faucet handles needed replacing after many decades. If it were my mine, I'd try to lighten up the wall grout color-- unless my monitor is just emphasizing it. From this angle, the floor doesn't look so good, but if it's in great condition , you are LUK-EE! My 1924 bathroom floor is unfortunately shot. You could certainly go to an Art Deco styling , but that would likely have come just a few years later, when colored tile became available and the field tile shape typically became square....See MoreWall or no wall to separate bathroom off kitchen
Comments (3)Here is the floor plan and a few kitchen design views for perspective. Options I see but please add additional: 1. Pull down wall between kitchen and bath upto where the living room wall intersects. Pros- Opens up the kitchen from hallway. Husband to put automatic door closer on bathroom door. Cons- bathroom directly in kitchen now 2. Pull back the wall back a foot and remove entry way door frame since the walls will now be askew. Allowing a little more openness in hallway but bathroom will start to be seen. 3. Leave the wall as is, as a natural divider. Any input/advice is welcome. I need a decision by mid week! As far as the original question was concerned (regarding the location of the half bath), I basically received the same answers upon asking family and friends. I appreciate the further validation/support from all who responded on this forum! For the most part, people thought it was no big deal. Although I did have a couple individuals (my sister included whose opinion I truly value), who responded with "No way! I do think it is weird to have a bathroom right there when you first walk into a house!" (thanks for your honesty, @RappArchitecture). My husband and I went back and forth... and then back and forth again and then ultimately decided to keep the bathroom. I believe it is the best decision for us! Our general contractor gave us some great feedback which convinced us accordingly, such as: 1. it is better for resale value 2. the full bath next to the main living area will be our kids bathroom as well... so not the best option for guests 3. when our 2 boys get older it will be nice to have the extra bathroom. I really appreciate everyone taking the time to respond! I am sure I will have more "design dilemmas" that arise throughout this home building process.
