Please help wanted to share some pix to show floor beneath carpet on new house. We have refinishers coming tomorrow. But I mainly want to retain this color, and, beneath all the tarry stuff stuck from the rugs I kind of think the floors may just need some polishing. But then there's the bedroom which definitely requires refinish due to paint spills all over it.

Should I question their advice to sand it all down and refinish or go with it?
