Must you have a dining table? I think I would use the raised bar/breakfast bar and skip the separate table.

Do you already own the sofa? If you haven't look into apartment size or even a 2.5 loveseat/couch. I bought one that is 66.5 inches and it looks like a sofa not a loveseat. I can even lie down on it as the arms are lower. I would suggest getting a table that expands. I also have a table that goes from a console size to seat 10 at a pinch. Picking the right size furniture makes a difference.

I would look at flexible furniture for the dining table. Either an expandable console, or a drop leaf that can be tucked into a corner when not in use.
