Client’s brief
A modern replacement dwelling designed to blend seamlessly with its natural surroundings while prioritizing high-quality design and sustainability. It is crafted to preserve the site's openness through clever landscape integration, minimizing its environmental impact.
The dwelling provides five bedrooms, five bathrooms, an open-plan living arrangement, two studies, reception/family areas, utility, storage, and an integral double garage. Furthermore, the dwelling also includes a guest house with two bedrooms and one bathroom, as well as a pool house/leisure facility.
Programme
The original 72-week programme was extended due to COVID and lockdown. Following lockdown, there were issues with supplies and extra works were requested by the clients (tennis court, new landscape, etc.). It took around two years to complete with extra time allocated for the landscaping.
Materials
The construction of the building is based on a combination of traditional and modern techniques.
Structure: reinforced concrete + steel frame
External walls: concrete block cavity walls clad in natural stone (bonded). First floor has areas of natural stone ventilated facade.
Glazing: double glazing with solar protection coating and aluminium frames.
Roof and terraces: ceramic finish RAF system
Flooring: timber floor for Sky Lounge and Lower Ground Floor. Natural stone for Upper Ground Floor and ceramic tiles for bathrooms.
Landscape and access: granite setts and granite stepping stones.
Budget constraints
The original project had to be adjusted which implied some value engineering and redesign of some areas including removing the pond, heated pool, AC throughout.
How the project contributes to its environment
Due to the sensitive location within the Metropolitan Green Belt, we carefully considered the scale and massing to achieve less impact than that of the existing. Our strategy was to develop a proposal which integrates within the setting.
The dwelling is built into the landscape, so the lower ground floor level is a partial basement opening towards the rear, capturing downhill views over the site. The first-floor element is offset from the external envelope, reducing its appearance. The dwelling adopts a modern flat roof design lowering the roof finish level and reducing its impact.
The proposed material palette consists of marble and limestone; natural material providing longevity. Marble stone finishes the lower ground floor levels, meeting the landscape. The upper ground floor has a smooth limestone finish, with contemporary architectural detailing. The mirror glazed box on top of the building containing the Sky Lounge appears as a lighter architectural form, sitting on top of the heavier, grounded form below and nearly disappearing reflecting the surrounding trees and sky.
The project aims to minimize waste disposal by treating foul water through a treatment plant and discharging surface water back to the ground. It incorporates a highly efficient Ground Source Heat Pump system that is environmentally friendly, and the house utilizes MVHR to significantly reduce heat loss. The project features high-spec insulation throughout to minimize heat loss.
Experience of occupants
The clients are proud of the house, the fantastic design (a landmark in the area) and the everyday use of the building.

This is the finished result. That is a back flow toilet that drains to the wall behind it into the space beneath the stairs. From there, a pump (that we installed) sends the discharge UP into the ceiling and connects to the drain for the upstairs bathoom. See the main description of this project for more information.
Granit Architects + Interiors
Our client purchased a group of derelict workshops in a cul-de-sac in Kennington. The site was purchased with planning permission to create 6 residential townhouses overlooking a communal courtyard. Granit was appointed to discharge a number of planning conditions and to prepare a builder’s works package for the contractor.
In addition to this, Granit was able to add value to the development by reconfiguring the scheme under non-material amendment. The basements were extended beneath the entire courtyard increasing the overall GIA by over 50sqm.
This required the clever integration of a water attenuation system within courtyard to accommodate 12 cubic metres of rainwater. The surface treatment of both the elevations and courtyard were also addressed and decorative brickwork introduced to unify and improve the overall aesthetics of the scheme as a whole. Internally, the units themselves were also re-configured. This allowed for the creation of large vaulted open plan living/dining area on the 1st floor.

Barn Conversion in Cornwall – Case study of the conversion of a Grade II* Medieval Tithe Barn to a family home.
The Bazeley Partnership is often asked to provide professional architectural advice and assistance to home owners seeking to carry out a challenging conservation building project in Cornwall and Devon. This case study looks at the conversion of a Grade II* (2 star) Medieval Tithe Barn in Cornwall to a family home.
Our clients explain the project requirements here:
“In 2010 My wife and I purchased a former riding stables business and small holding, which came with a 13th Century, Grade II* (2 star) listed medieval Tithe Barn.
The barn was on the national register at risk and is one of the only surviving examples of a Medieval roof on a barn of this type in Cornwall- hence its star listed status.
The previous owners and other prospective buyers had attempted to secure a planning consent on the barn, but failed. We were advised that planning was unlikely and we should avoid taking on the challenge by both our solicitor and other planning professionals.
However, having met with Martin Back from the Bazeley Partnership we found great comfort in his knowledge and experience, and his approach to secure planning permission seemed logical.
In 2011 we appointed The Bazeley Partnership and through their professional and methodical approach, excellent design and detailed application, we secured the support of English Heritage to save our special building. This was a very rare example of a Grade 2 Star listed building being granted residential planning status and thus enabled us to fulfil our dream of turning it into an amazing home.
Throughout the sensitive conversion the Bazeley Partnership have played a crucial role in aiding and assisting with the discharge of various planning and listed buildings conditions and general design and technical advice.
Since then we have also appointed Martin and his team to act for us on numerous applications, all of which have been handled in the same professional fashion with a successful outcome.
If you are looking for a professional, pro-active and dynamic firm to help create your dream home then The Bazeley Partnership is the definitely worthy of the job. Thanks guys for all you’ve done!”
We’re delighted to be acting as Architects on this project and look forward to its completion.
If you have a barn conversion or conservation building project in Cornwall or Devon and you would like professional advice from our Architects, please get in touch. We can also help and advise on the changes to permitted development rights for agricultural buildings.

The Med Unica is a terrace cover which has an aluminium framework and a motorised retractable roof. This retractable roof offers a flat surface when tensioned, and along with drip catchers seals to prevent water seeping laterally over the cover edge, ensures the discharge of rain through the integrated guttering system. The roof then retracts, concertina style, via a remote control. The roof fabric is then protected from the elements by a fixed aluminium or transparent PMMA cover.
Available up to widths of 12m at a projection of 7m the structure is made from high strength extruded aluminium, powder coated to give a clean contemporary feel. Available in 4 standard colours, anthracite, stainless steel effect, white (RAL 9010), ivory (RAL1013).
Optional side blinds allow the flexibility to create a totally enclosed environment.
