Loft Conversion for a Private Residence in Chichester
Construction work is now complete on the the loft conversion of a detached property on Westgate, Chichester.
The property is a Grade II Listed Building within the Chichester Conservation Area. The loft conversion creates a new bedroom and bathroom with a stair and landing from first floor. The design is in keeping with the period style.
In spite of the limited headroom, the layout has proved successful.
Hibbs Homes
This home was designed to be the forever home for a retired couple. Their objectives were to have enough space for the entire family, and to have an energy efficient home that was low maintenance for retirement. The build was successful all around. They enjoy main floor living for all critical functions - and the home has geothermal heat pump and upgraded insulation throughout, leaving them with just $550/year in annual energy bills. The built form is kept low to share views with the street.
The Balmoral House is located within the lower north-shore suburb of Balmoral. The site presents many difficulties being wedged shaped, on the low side of the street, hemmed in by two substantial existing houses and with just half the land area of its neighbours. Where previously the site would have enjoyed the benefits of a sunny rear yard beyond the rear building alignment, this is no longer the case with the yard having been sold-off to the neighbours.
Our design process has been about finding amenity where on first appearance there appears to be little.
The design stems from the first key observation, that the view to Middle Harbour is better from the lower ground level due to the height of the canopy of a nearby angophora that impedes views from the first floor level. Placing the living areas on the lower ground level allowed us to exploit setback controls to build closer to the rear boundary where oblique views to the key local features of Balmoral Beach and Rocky Point Island are best.
This strategy also provided the opportunity to extend these spaces into gardens and terraces to the limits of the site, maximising the sense of space of the 'living domain'. Every part of the site is utilised to create an array of connected interior and exterior spaces
The planning then became about ordering these living volumes and garden spaces to maximise access to view and sunlight and to structure these to accommodate an array of social situations for our Client’s young family. At first floor level, the garage and bedrooms are composed in a linear block perpendicular to the street along the south-western to enable glimpses of district views from the street as a gesture to the public realm. Critical to the success of the house is the journey from the street down to the living areas and vice versa. A series of stairways break up the journey while the main glazed central stair is the centrepiece to the house as a light-filled piece of sculpture that hangs above a reflecting pond with pool beyond.
The architecture works as a series of stacked interconnected volumes that carefully manoeuvre down the site, wrapping around to establish a secluded light-filled courtyard and terrace area on the north-eastern side. The expression is 'minimalist modern' to avoid visually complicating an already dense set of circumstances. Warm natural materials including off-form concrete, neutral bricks and blackbutt timber imbue the house with a calm quality whilst floor to ceiling glazing and large pivot and stacking doors create light-filled interiors, bringing the garden inside.
In the end the design reverses the obvious strategy of an elevated living space with balcony facing the view. Rather, the outcome is a grounded compact family home sculpted around daylight, views to Balmoral and intertwined living and garden spaces that satisfy the social needs of a growing young family.

Elegant in Design
From little things, big things grow. This project originated with a request for a custom sofa. It evolved into decorating and furnishing the entire lower floor of an urban apartment. The distinctive building featured industrial origins and exposed metal framed ceilings. Part of our brief was to address the unfinished look of the ceiling, while retaining the soaring height. The solution was to box out the trimmers between each beam, strengthening the visual impact of the ceiling without detracting from the industrial look or ceiling height.
We also enclosed the void space under the stairs to create valuable storage and completed a full repaint to round out the building works. A textured stone paint in a contrasting colour was applied to the external brick walls to soften the industrial vibe. Floor rugs and window treatments added layers of texture and visual warmth. Custom designed bookshelves were created to fill the double height wall in the lounge room.
With the success of the living areas, a kitchen renovation closely followed, with a brief to modernise and consider functionality. Keeping the same footprint, we extended the breakfast bar slightly and exchanged cupboards for drawers to increase storage capacity and ease of access. During the kitchen refurbishment, the scope was again extended to include a redesign of the bathrooms, laundry and powder room.
Renovisions
These clients were looking for a designer/builder that would handle everything from concept to completion, providing peace of mind for themselves! “Working alongside Renovisions was a pleasant experience” said our clients as we cared to understand their vision, needs, wants and desires, enabling us to execute their projects successfully and professionally.
During the design phase, our well-organized staff listened to the client’s requests and combined several design elements that produced a beautiful, calming and transitional feel to the new kitchen space.
During the remodel phase, the clients had these top 5 items on the list of enhancements:
* High- functioning ventilation to clear as much odors as possible
(When we first met with the clients, they stated, “Something very fishy was going on in their outdated kitchen. Although they enjoyed cooking fish dinners, they fishy odors often annoyed them)! Renovisions designed and installed a wood hood in matching light gray painted finish with a hood liner that provided the maximum ventilation, while staying within the proper building code of a 350cfm air exchange, without having to add a make -up air system which would have added to the cost of the project.
*Better functioning ‘Spinner Storage’ for interior storage. The clients loved them in their old kitchen; we furnished and installed new and better-quality spinners storage units.
*A unique opening between the kitchen and family room that allowed homeowners to pass meals through as they enjoyed a movie from the family room.
*A Smart-Divide porcelain enamel sink with stainless steel grids allow plenty of room for dirty dishes, pots and pans as well as separate areas to prep and wash dishes as needed.
* Anti-glare finishes were a must have for these clients; kitchen cabinetry in a matte gray neutral finish, faucet and cabinet hardware in a matte black finish and stunning Cambria quartz countertops in a suede finish set the stage.
At completion phase, homeowners were ensured that they were receiving high-quality products, style and craftmanship in the most efficient time frame and were thrilled with look of their new kitchen that also provided plenty of prep, entertaining and seating space.
The clients attributes the success of the design to the emotions it inspired when the job was completed – they simply love everything about it!

Beige Marble
It will be possible to list the features that distinguish marble from other natural stones as follows:
Hardness: The silicate minerals it contains provide the marble with a harder structure than other natural stones. This feature makes marble a more durable product against external factors. This feature plays an active role in making it the most preferred natural stone type in the construction industry.
Water Absorption: This feature is of great importance in areas that come into contact with water. In particular, it is desired that the marble products used on the exterior of the buildings are waterproof. Marble types with low carbonate content are very successful in this regard.
Color: Pure marble completes its formation in white color. These marbles, which have different vein structures, are exposed to color changes by interacting with different minerals. This means that different colors are formed according to the geographical situation where the marble is located.
Transparency: The transparency rate can be quite high in some types of marbles. These products, which have a more crystalline structure, are generally used in the production of ornaments but are also used for decorative purposes in buildings.
Cantoni Irvine
Design by Blue Heron in Partnership with Cantoni. Photos By: Stephen Morgan
For many, Las Vegas is a destination that transports you away from reality. The same can be said of the thirty-nine modern homes built in The Bluffs Community by luxury design/build firm, Blue Heron. Perched on a hillside in Southern Highlands, The Bluffs is a private gated community overlooking the Las Vegas Valley with unparalleled views of the mountains and the Las Vegas Strip. Indoor-outdoor living concepts, sustainable designs and distinctive floorplans create a modern lifestyle that makes coming home feel like a getaway.
To give potential residents a sense for what their custom home could look like at The Bluffs, Blue Heron partnered with Cantoni to furnish a model home and create interiors that would complement the Vegas Modern™ architectural style. “We were really trying to introduce something that hadn’t been seen before in our area. Our homes are so innovative, so personal and unique that it takes truly spectacular furnishings to complete their stories as well as speak to the emotions of everyone who visits our homes,” shares Kathy May, director of interior design at Blue Heron. “Cantoni has been the perfect partner in this endeavor in that, like Blue Heron, Cantoni is innovative and pushes boundaries.”
Utilizing Cantoni’s extensive portfolio, the Blue Heron Interior Design team was able to customize nearly every piece in the home to create a thoughtful and curated look for each space. “Having access to so many high-quality and diverse furnishing lines enables us to think outside the box and create unique turnkey designs for our clients with confidence,” says Kathy May, adding that the quality and one-of-a-kind feel of the pieces are unmatched.
rom the perfectly situated sectional in the downstairs family room to the unique blue velvet dining chairs, the home breathes modern elegance. “I particularly love the master bed,” says Kathy. “We had created a concept design of what we wanted it to be and worked with one of Cantoni’s longtime partners, to bring it to life. It turned out amazing and really speaks to the character of the room.”
The combination of Cantoni’s soft contemporary touch and Blue Heron’s distinctive designs are what made this project a unified experience. “The partnership really showcases Cantoni’s capabilities to manage projects like this from presentation to execution,” shares Luca Mazzolani, vice president of sales at Cantoni. “We work directly with the client to produce custom pieces like you see in this home and ensure a seamless and successful result.”
And what a stunning result it is. There was no Las Vegas luck involved in this project, just a sureness of style and service that brought together Blue Heron and Cantoni to create one well-designed home.

Landvisions
Hill Creek is a sophisticated Southern Estate property located on a quiet cove of Lake Tyler. We were commissioned to develop design solutions that would maximize usable space while considering challenging topography. Early in the project, we worked closely with the builder to set the finished floor elevation of the house and remedy drainage problems throughout the construction process. The primary concern for the client early on was how to deal with the transitional zones above and below the house. We had a 40’ grade differential from the front of the house to the lake and we needed to minimize the impact step transitions and retaining walls would have on the aesthetic. The final product was the successful result of an intense collaborative process that often felt more like a game of tug-o-war. Once the front Parking Court retaining walls were laid out and built, We could move on to designing the back pool terrace and tackle the second grade transition from the lakeside Pool deck to the water. There are so many small details that can get overlooked or lost on a project of this scope. The overall charm and beauty achieved here is testimony to the value of positive and often relentless collaboration between Owner, Landscape Architect, Builder and Architect.

One of the crucial things attributed to this great success is not having a pre-conceived idea or a pre-set plan. "We wanted a complete Custom design and we wanted someone to help us get to that design" says Kevin.
Delighted with the concept of the great room on the ground floor, Clair and Kevin left the building process entirely in Allison and Blair's hands. The couple lived nearby and dropped by the building site often. Every visit was a joy, Kevin says. "It was an exciting process". They wanted a custom house and there were very little restrictions.

Project Entry: The Baron Patio
2013 PLNA Awards for Landscape Excellence Winner
Category: Residential Hardscaping $15,000 - $30,000
Award Level: Honorable Mention
Project Description:
After meeting with the client and visiting the site for the first time we were able to get a pretty good understanding of the overall site. The back yard is a rather small area that was mostly taken up by a cement patio and walkway with a few timber planter boxes that bordered the garage. There was however a small area of lawn but it was in rather poor shape. The client wanted to completely wipe the slate clean and start over with a completely new design. They wanted all of the cement busted out and removed, all of the existing plants dug up and discarded (with the exception of a few), a damaged portion of the fence removed and the entire area completely regraded. Their only request was to leave the existing stacked stone wall at the back of the property in tact and all of the other fencing that bordered the property. they wanted to create an outdoor space that was big enough to entertain a small party without making the whole area hardscape. They also wanted to make sure that a small area of grass was incorporated into the new design so that their dog would have some area to play. After the homeowners had the area re-designed and they recieved a final drawing from the designer, we could begin to do our demolition and installation work.
In order to successfully accomplish all of the clients goals along with the designers visions of the new back yard, a lot of re-grading had to occur. This grading would allow for the slope of the new patio and lawn to be very gradual and would eliminate having to build any retaining walls or steps.. The whole back yard sloped downhill back into the foundation of the house. So in order for us to construct a new patio and eliminate water from flowing back towards the house, a drain had to be installed to carry the water off of the patio and into the plant bed. After all of the demolition and excavation was completed we then focused on getting the slope of the patio and walkway just right. We made sure that the slope was gradual enough so a table and chairs could easily be implemented but steep enough to make sure that there would be no flat areas where water would pool. We also took into consideration the final heights of the proposed fire pit and raised planter bed. We decided to make one small change to the original plan with the clients approval. We installed a small raised portion of the patio along the side of the raised planter wall to designate an area for outdoor grilling. As we were doing all of the preperation work before any construction, we also installed a complete Hunter irrigation system for all of the new plants and lawn area Every other aspect of the designers specifications were installed accordingly with the exception of a few material substitutes.
After we were able to get the area exactly how we wanted it and the irrigation system was complete, we could start the construction. We used all Techo-Bloc materials for all of the hardscapes. Their Inca collection was used for the patio and walkway. Their Mini Creta 3&6 block was used to construct the raised planter wall and was capped with Portifino Coping. The fire pit was their Valencia edition complete with the accessory kit. We sodded the designated area for the lawn and planted all of the specified plants in their proposed locations. The new fence was constructed by a local fencing company where they were able to match the materials to the trellis's and arbor that they installed.
After the project was completed, the homeowners were very happy with their new outdoor entertainment space. We were able to successfully accomplish all of their goals and give them the opportunity to enjoy their new back yard.
