It was a decent overall home buying experience with CaraCo. They built us a gorgeous house that we can call our dream home. They were very responsive from start to finish and their design consultant Maria did an exceptional job in providing us with all the upgrades we wanted that helped us step into a stunning home. The reason I am giving a low rating to the builder is because during the course of the home building process, the builder could have been more accommodating to our needs considering the price point but that wasn't the case like they charged us $5000 in July of 2022 to reschedule the closing by 5 weeks to fall of 2022 but then delayed the closing themselves by 6 months so they should have refunded the $5000 delayed closing penalty from earlier to us. Also, we didn't like the fact that they charged us a penalty of $180 per day for a delayed firm closing of 24 February 2023. This is even more frustrating when I explicitly informed them in September 2022 that I will be traveling late January/early February 2023 and therefore cannot close on January 31st 2023. They did acknowledge my request back then but later sent a legal notice informing of the delayed closing penalty in January 2023. That was not very professional from CaraCo specially considering the client is paying almost $1.3MM to purchase the property from them. Aside from these two unnecessary penalties which we felt were being treated unfairly by CaraCo, everything else was as per our expectations and the several minor defects we noticed post closing will be reported on the 30 days tarion warranty form.

CaraCo built our home three years ago. Due to a lack of integrity on their part, the roof is failing and leaking in our home. They are refusing to cover any damages or improper construction. We have product sheets from the supplier of their materials directly showing the way they installed it was incorrect, and due to that our roof is falling in and leaking. I warn anyone purchasing a home from CaraCo to stay away, as they DO NOT warranty their roof past the first year and do not follow the guidelines for the actual installation of roof equipment.

I'm writing this letter to give credit where credit is due. I would like to share our wonderful experience with purchasing a condo with Mariah Hamilton and the CaraCo group. We feel it is so important to let you know the quality of person that is representing your company. Her professionalism and kindness has made purchasing our new home a pleasant and exciting one. I had recently lost my beloved mother and at the same time was dealing with an awfully troubling and very stressful experience with our previous development. We were fortunate enough to be able to walk away from the other project and purchased with the quality and professional building and design team at CaraCo. We feel blessed and fortunate to have had the support and assistance of Mariah. We were treated with a great deal of respect and understanding. The sales process was not intimidating or forceful and working with Mariah was a joy. She was a bright light in a dark time. Thank you to the whole team at CaraCo for turning a disastrous 2020 into a joyous and exciting 2021. We look forward to our new neigbours and the pride of ownership. We were introduced to CaraCo by our real estate agent after being unable to find an existing house to purchase. We were only introduced to CaraCo because they were building in the area we desired, and their floor plans matched what we were looking for in a house. We used Caraco's website to narrow down our floor plan selections and then met with the CaraCo agent to make the final decision. Their agent was very experienced and helped us make our floor plan selection. She also guided us through all of our selections for the design of the house. All of the selections had to be made in a two week period and it was overwhelming as first-time home buyers. The agent was extremely helpful during this process and made it as easy as possible for us. CaraCo allowed us to change some of our selections after we submitted our final offer. They also allowed us to modify the floor plan at no cost. Unfortunately, CaraCo has been selling more houses than they can build recently. We were given a four month estimate by the CaraCo agent during the selection process; however, Caraco's final closing date came in at seven months. Construction began on our house at the end of June 2017, six weeks after finalizing our offer. We spoke with CaraCo's agent and said we were prepared to close as early as possible. Ultimately, the house was finished four months after the start of construction (end of October 2017), and two months earlier than originally stated (end of December 2017). We were very happy with our ultimate closing date. We have been in our new house for six weeks now and there have been no major issues identified. All of our selections, and design modifications were correct. The house looks amazing. We would not hesitate to recommend CaraCo to others, or to build another house with them in the future.

I've been lucky enough to have built a home with CaraCo twice and both experiences have been excellent. They offer great floor plans and neighbourhood options, tons of selections to customize your home and deliver a quality built house you'll be proud to call home. I would highly recommend CaraCo!
