Customer major concerns/issues:
Squeaks when walking on floors.
Open boards & loose boards
After walking through your apartment, our estimator noticed the bouncing and squeaking everywhere except for the bathroom and kitchen areas which had a different flooring and subfloor.
We provided an estimate to reinforce the beams, replace plywood and replace the flooring.
You were made aware, before signing the contract, that the floor would be opened and the subfloor assessed then, in order to identify possible issues since there was no way of knowing the depth of the problems before exposing the subfloor.
Upon removal of the original flooring and exposing the subfloor, we discovered that the beams used by the building were 2"x4" dimensional wood lumber and not 2"x10" as expected.
Furthermore, the spacing was different and incorrect due to the placement of your duct system which was located throughout the apartment beneath your subfloor.
Therefore, adjustments needed to be made for your project in order ensure the best possible outcome.
As discussed with you many times, we clearly mentioned that we would be able to greatly improve the current situation but may not be able to resolve it entirely because of the duct system placement as well as the building having foundation issues.
The new plan was to wrap the 2"x4" lumbers with plywood to reinforce them as much as possible and provide the best possible stability for your subfloor. Next step was to install new plywood and then install the new wood flooring.
One week after clarifying your options, you gave us the ok to move forward with the project having understood all possibilities and outcomes.
Once the job was started, we followed the plan and completed the work as discussed with you and as per your invoice details.
Once the project was completed, you had a chance to inspect the floor for a long time and we, of course, made ourselves available to you with respect to any questions or concerns.
Thus, we went back to finalize the door reinstallation and to do walkthrough with you.
Two weeks after completing your project, you contacted us regarding a squeak you heard in the master bedroom after you jumped on the floor with extreme force.
We explained to you that the wood was moving. which was part of the process, since after an installation, especially since your duct system runs underneath your floors providing less space than usual... your floors would somewhat move, contract and expand, therefore some squeaking was to be expected.
You then asked us to perform a repair, which we did even knowing the best option would be wait a little longer. The repair was therefore done in the master bedroom as per requested.
In the meantime, you had also found a board squeaking near the kitchen entrance.
An email was then sent to you clarifying that we did not think it was a good idea to reopen the floors. We went back and forth via emails clarifying what could happen if the floors were reopened and where the flooring lock system was located which could cause a negative snowball effect.
We suggested at that point getting a flooring inspector to address your questions/concerns and take a look at the work we did since we had done everything in our power to provide you the best possible outcome given the issues we were facing.
Despite this, we offered you another repair in the master bedroom and at the front of the kitchen entrance, all at no additional cost to you.
We truly believe that our crew and our work was performed to the best of our abilities in order to improve the severe issues you were dealing with your flooring and subfloor and subsequently resolve your concerns.
The floors you originally had were squeaking everywhere, had open & loose boards, had a very weak subfloor, but, now that we've performed our work, you have squeaks in 2 very small areas related to boards moving as previously mentioned whilst still having a very strong subfloor.
The tile issue and squeaking near the kitchen were not resolved since you asked us to no longer work on the floor anymore by creating all these reviews stating your dissatisfaction.
There was most likely a miscommunication about the expectations and what we were able to perform.
We are still open to discuss any concerns you might have, as per our last email sent to you, once an inspector takes a look at the job we performed since we feel very confident that we did the best we could have under the circumstances previously mentioned.
