We are trying to work out the best floor plan for our renovation on main floor (1773 sq ft). We have 4 goals: 1. Creat a mud room with door to garage. 2. A nice kitchen where I can cook and be with my kids in the family room. 3. Make the whole floor more open. 4. Modernize the foyer. Here is the current floor plan. The walls in red are weight bearing and solarium is an addition.

This won't be our forever home but will be for at least 7 years where we raise our two pre-teen boys. Eventually we would like to sell with a nice return value.

Any suggestions or advice would be welcome on the floor plan and tips on keeping costs down. Perhaps a dream version and money saving version? Thanks!
