the stair was moved from the front of the loft to the living room to make room for a new nursery upstairs. the stair has oak treads with glass and blackened steel rails. the top three treads of the stair cantilever over the wall. the wall separating the kitchen from the living room was removed creating an open kitchen. the apartment has beautiful exposed cast iron columns original to the buildings 19th century structure.

This is a little project we did for a friend a few years ago. Our client approached us after the south face of her house had deteriorated to the point that severe rot and mold had invaded the structure. She also wanted to give the front of her house a facelift and create some more curb appeal. On little projects like these, budget often dictates our design solution and our approach is to maximize value on behalf of our clients. We don't trying to win design awards with these small projects nor are we trying to get published. Our goal is to simply and elegantly solve the problem we are presented with at a price point that our client can afford. There are several ideas we incorporated into this design solution. Foremost was to solve the water infiltration into the building envelope. The structure faces due south and takes a beating from all of the winter storms we get here in the Pacific Northwest. In the summer, harsh sun warps and cracks most siding materials. This solution entailed stripping the entire south facing facade down to the studs, tearing out all of the rotted lumber and reframing this wall to accept new windows. This wall was then insulated, sheathed, covered with a high performance building paper and then sided with a cementitious siding material.We added a cover at the front door to both protect the house and to announce the entry. The element of time plays a large role in our designs and in this case we wanted to highlight the transition from the outer environment to protected interior of the home. Finally, with the addition of the minimal arbor we created a public space on the front of the house that allows for gathering, gives the house more visual interest and provides a public zone between the house and the street. This zone is literally a way for our client, who runs a business on the upper level of her home, to get out of her house and interact with the world. In short, this was a contextual solution that blends in well with its neighbors and promotes community through a classic front porch design. Our client spends a lot of time here in the summers chatting with neighbors, enjoying a glass of wine and watching the setting sun. There are several ideas we incorporated into this desgn solution. Inspiration for a cottage entryway remodel in San Francisco with beige walls and a glass front door

Relatives spending the weekend? Daughter moving back in? Could you use a spare bedroom for surprise visitors? Here’s an idea that can accommodate that occasional guest while maintaining your distance: Add a studio apartment above your garage. Studio apartments are often called mother-in-law apartments, perhaps because they add a degree of privacy. They have their own kitchen, living room and bath. Often they feature a Murphy bed. With appliances designed for micro homes becoming more popular it’s easier than ever to plan for and build a studio apartment. Rick Jacobson began this project with a large garage, capable of parking a truck and SUV, and storing everything from bikes to snowthrowers. Then he added a 500+ square foot apartment above the garage. Guests are welcome to the apartment with a private entrance inside a fence. Once inside, the apartment’s open design floods it with daylight from two large skylights and energy-efficient Marvin double hung windows. A gas fireplace below a 42-inch HD TV creates a great entertainment center. It’s all framed with rough-cut black granite, giving the whole apartment a distinctive look. Notice the ¾ inch thick tongue in grove solid oak flooring – the perfect accent to the grey and white interior design. The kitchen features a gas range with outdoor-vented hood, and a space-saving refrigerator and freezer. The custom kitchen backsplash was built using 3 X 10 inch gray subway glass tile. Black granite countertops can be found in the kitchen and bath, and both featuring under mounted sinks. The full ¾ bath features a glass-enclosed walk-in shower with 4 x 12 inch ceramic subway tiles arranged in a vertical pattern for a unique look. 6 x 24 inch gray porcelain floor tiles were used in the bath. A full-sized murphy bed folds out of the wall cabinet, offering a great view of the fireplace and HD TV. On either side of the bed, 3 built-in closets and 2 cabinets provide ample storage space. And a coffee table easily converts to a laptop computer workspace for traveling professionals or FaceBook check-ins. The result: An addition that has already proved to be a worthy investment, with the ability to host family and friends while appreciating the property’s value.

Photographer: Jay Goodrich This 2800 sf single-family home was completed in 2009. The clients desired an intimate, yet dynamic family residence that reflected the beauty of the site and the lifestyle of the San Juan Islands. The house was built to be both a place to gather for large dinners with friends and family as well as a cozy home for the couple when they are there alone. The project is located on a stunning, but cripplingly-restricted site overlooking Griffin Bay on San Juan Island. The most practical area to build was exactly where three beautiful old growth trees had already chosen to live. A prior architect, in a prior design, had proposed chopping them down and building right in the middle of the site. From our perspective, the trees were an important essence of the site and respectfully had to be preserved. As a result we squeezed the programmatic requirements, kept the clients on a square foot restriction and pressed tight against property setbacks. The delineate concept is a stone wall that sweeps from the parking to the entry, through the house and out the other side, terminating in a hook that nestles the master shower. This is the symbolic and functional shield between the public road and the private living spaces of the home owners. All the primary living spaces and the master suite are on the water side, the remaining rooms are tucked into the hill on the road side of the wall. Off-setting the solid massing of the stone walls is a pavilion which grabs the views and the light to the south, east and west. Built in a position to be hammered by the winter storms the pavilion, while light and airy in appearance and feeling, is constructed of glass, steel, stout wood timbers and doors with a stone roof and a slate floor. The glass pavilion is anchored by two concrete panel chimneys; the windows are steel framed and the exterior skin is of powder coated steel sheathing.

The unique design challenge in this early 20th century Georgian Colonial was the complete disconnect of the kitchen to the rest of the home. In order to enter the kitchen, you were required to walk through a formal space. The homeowners wanted to connect the kitchen and garage through an informal area, which resulted in building an addition off the rear of the garage. This new space integrated a laundry room, mudroom and informal entry into the re-designed kitchen. Additionally, 25” was taken out of the oversized formal dining room and added to the kitchen. This gave the extra room necessary to make significant changes to the layout and traffic pattern in the kitchen. Beth Singer Photography

The client’s coastal New England roots inspired this Shingle style design for a lakefront lot. With a background in interior design, her ideas strongly influenced the process, presenting both challenge and reward in executing her exact vision. Vintage coastal style grounds a thoroughly modern open floor plan, designed to house a busy family with three active children. A primary focus was the kitchen, and more importantly, the butler’s pantry tucked behind it. Flowing logically from the garage entry and mudroom, and with two access points from the main kitchen, it fulfills the utilitarian functions of storage and prep, leaving the main kitchen free to shine as an integral part of the open living area. Good design must reflect the personality of the client. So when siblings purchased studios in Downtown by Philippe Starck, one of the first buildings to herald the revitalization of Manhattan’s Financial District, the aim was to create environments that were truly bespoke. The brother’s tastes jibed synchronously with the insouciant idea of France’s most popular prankster converting a building that once housed the buttoned-up offices of JP Morgan Chase. His collection of Takashi Murakami works, the gallery-like centerpiece of the main area, announces his boldness and flair up front, as do furnishings by Droog, Moooi and, of course Starck, as well as hide rugs and upholstery, and a predominantly red palette. His sister was after something soothing and discreet. So Axis Mundi responded with a neutrals and used glass to carve out a bedroom surrounded by drapes that transform it into a golden cocoon. Hide (albeit less flamboyantly applied) evokes a familial commonality, and built-in furniture and cabinetry optimize space restrictions inherent in studio apartments. Inspiration for a timeless entryway remodel in Boston

Our Princeton design build team designed and rebuilt this three car garage to suit the traditional style of the home. A living space was also include above the garage.

The Port Ludlow Residence is a compact, 2400 SF modern house located on a wooded waterfront property at the north end of the Hood Canal, a long, fjord-like arm of western Puget Sound. The house creates a simple glazed living space that opens up to become a front porch to the beautiful Hood Canal. The east-facing house is sited along a high bank, with a wonderful view of the water. The main living volume is completely glazed, with 12-ft. high glass walls facing the view and large, 8-ft.x8-ft. sliding glass doors that open to a slightly raised wood deck, creating a seamless indoor-outdoor space. During the warm summer months, the living area feels like a large, open porch. Anchoring the north end of the living space is a two-story building volume containing several bedrooms and separate his/her office spaces. The interior finishes are simple and elegant, with IPE wood flooring, zebrawood cabinet doors with mahogany end panels, quartz and limestone countertops, and Douglas Fir trim and doors. Exterior materials are completely maintenance-free: metal siding and aluminum windows and doors. The metal siding has an alternating pattern using two different siding profiles. The house has a number of sustainable or “green” building features, including 2x8 construction (40% greater insulation value); generous glass areas to provide natural lighting and ventilation; large overhangs for sun and rain protection; metal siding (recycled steel) for maximum durability, and a heat pump mechanical system for maximum energy efficiency. Sustainable interior finish materials include wood cabinets, linoleum floors, low-VOC paints, and natural wool carpet.
