Established in 1895 as a warehouse for the spice trade, 481 Washington was built to last. With its 25-inch-thick base and enchanting Beaux Arts facade, this regal structure later housed a thriving Hudson Square printing company. After an impeccable renovation, the magnificent loft building’s original arched windows and exquisite cornice remain a testament to the grandeur of days past. Perfectly anchored between Soho and Tribeca, Spice Warehouse has been converted into 12 spacious full-floor lofts that seamlessly fuse old-world character with modern convenience.
Steps from the Hudson River, Spice Warehouse is within walking distance of renowned restaurants, famed art galleries, specialty shops and boutiques. With its golden sunsets and outstanding facilities, this is the ideal destination for those seeking the tranquil pleasures of the Hudson River waterfront.
Expansive private floor residences were designed to be both versatile and functional, each with 3- to 4-bedrooms, 3 full baths, and a home office. Several residences enjoy dramatic Hudson River views.
This open space has been designed to accommodate a perfect Tribeca city lifestyle for entertaining, relaxing and working.
This living room design reflects a tailored “old-world” look, respecting the original features of the Spice Warehouse. With its high ceilings, arched windows, original brick wall and iron columns, this space is a testament of ancient time and old world elegance.
The design choices are a combination of neutral, modern finishes such as the Oak natural matte finish floors and white walls, white shaker style kitchen cabinets, combined with a lot of texture found in the brick wall, the iron columns and the various fabrics and furniture pieces finishes used throughout the space and highlighted by a beautiful natural light brought in through a wall of arched windows.
The layout is open and flowing to keep the feel of grandeur of the space so each piece and design finish can be admired individually.
As soon as you enter, a comfortable Eames lounge chair invites you in, giving her back to a solid brick wall adorned by the “cappuccino” art photography piece by Francis Augustine and surrounded by flowing linen taupe window drapes and a shiny cowhide rug.
The cream linen sectional sofa takes center stage, with its sea of textures pillows, giving it character, comfort and uniqueness. The living room combines modern lines such as the Hans Wegner Shell chairs in walnut and black fabric with rustic elements such as this one of a kind Indonesian antique coffee table, giant iron antique wall clock and hand made jute rug which set the old world tone for an exceptional interior.

Reverse Urbanization or going back to nature is the future of living -- a sensitive and sensible shift that will undeniably drive design trends. Architecture steered by nature re-establishes the revealing experience of connecting with both oneself and the environment. In today’s post-pandemic world, the demand for experiencing ‘life in abundance’ in non-urban habitats is a metamorphosis in residence-design best explained.
'Reverse urbanisation' inspires the series of bespoke luxury villas designed by Earthitects based on the native hilly architecture of Wayanad, Kerala. Stone Lodges is a cluster of fifteen Private Residences spread along 13 acres of a forested hillside. Every aspect of the ultra-luxe villas sings in harmony with nature, from materiality to ecological impact. One such residence is called Estate Plavu.
Driven by the design of the native mountain lodges, Estate Plavu is built in synchrony with mountains on three distinct levels. With a built-up area of 7000 sq. ft. Plavu is located on an individual forested plot almost an acre in size. Owing to the hilly context, the difference in contour levels needed innovative planning strategies to comprise a luxury villa's functions. Hence, Estate Plavu's three-level design individually houses its lodges: two housing lodges and an infinity pool deck. The topmost and middle levels encompass the spacious residence. The lowest level comprises the exterior terrace with an infinity pool surrounded by lily ponds. Each distinct lodge steps down by 6 metres from the previous one such that one sees above and beyond the pinnacle of the succeeding lodge's roof.

Gappsi
Here we see Gappsi Signature Natural Stone Travertine being used in varying mediums, including patio, coping, wall veneer and a fireplace. Designed in tandem with the homeowners wish list of Built-In BBQ with bar seating, Pool, Spa and a custom fireplace our Designers created a cohesive 1,900 sqft patio that enhanced and reclaimed this once wild and brush ridden yard. Located in Centerport North Shore Long Island this property challenged our design and build team from the start with its contouring slopes and heavly dense underbrush we spent a full seven days removing and regrading the property to work with our design. A seating walls along the back side serves the function of retaining the higher elevation sloping towards the back of the property, somewhere to rest upon and as well a contrasting vertical eye catching visual anchor. The lighter Fiorito Stone veneer plays as a subtle complimentary change to the exotic and brilliant colored Natural Travertine in French pattern. The Fiorito step treads also create a visual warning that there are steps, which benefits all especially at night. The design team incorporated the BBQ/Bar area along the retaining wall to flow unbroken to the fireplace and continue into the natural living waterfall. The addition of the waterfall near the fireplace was done as a theme of fire and water giving the natural elements their respect and admiration the customer wanted. Each of these areas have been given their individual space so the user can feel immersed in each setting without feeling crowded or within another area. The warm tranquil space in front of the fireplace is far enough away from the vivid and fun dining and BBQ/bar area that individuals can almost get away while still being in the backyard. Gappsi ability to design create and accommodate all that you see here helps set us apart from the competition. From conception of the homeowners ideas and wishes paired with the lay of the land helped form such an intricate and fuctional design. All accessories were also taken into consideration to perfectly fit such items as the spa dining table to the components of the BBQ/Bar. Quarry Mill
This exquisite residential outdoor living space highlights the Quarry Mill's Denali natural thin stone veneer. Denali natural stone veneer is a high density sandstone cut into rough rectangles forming the castle rock style. The stone gets its abundance of color from the heavy mineral staining. The mineral staining occurred naturally in the quarry over time as water washed minerals between the individual layers of stone. The colors include blue, light grey, tan and brown. Denali also has a very rugged and unique texture with a mix of dimpled, smooth and wavy pieces. This stone is sold as individual pieces intended to be installed by a professional masonry contractor. If you are looking for a rustic and colorful thin stone veneer Denali is a great choice.

Leather Description: Artisan Leathers beautifully evoke this time worn quality, unique to every individual piece, like the originals. To pure aniline leather crusts, already fully and carefully upholstered to the piece, a base color is created with multiple applications of waxes and oils, hand-worked by the leather Artisan.
After drying, this craftsman then carefully builds-up the finish with an expert’s eye, and touch, to achieve an aged patina in just the right places to reflect the aged qualities only time, wear, and frequent care could have accomplished naturally. Every individual piece upholstered with Artisan Leather finishing methods is first beautifully built to the highest standards of quality. The leather is then hand-colored and aged to bespeak the loving touch of time, providing a quality antique appearance to a beautiful new piece of quality leather furniture. Every chair, sofa, or bench has its very own unique identity only these hand-crafted methods can provide, reflecting the presence of a time honored past.
True 100% top grain cowhide leather is characterized by variations in shade, texture, color and grain. Healed marks and scars are to be expected and enhance the natural beauty of the hides. These variations are normal and unique features of true genuine 100% top grain cowhide leather.
Frame Construction: Using traditional hand craftsmanship with modern manufacturing methods to produce frames that are among the finest used in the upholstery business. Each frame is precisely cut and hand assembled using kilned dried lumber. Double dowels are utilized in all structural parts to form sturdy, long lasting joints. To complete construction and add stability to the frame, large precisely cut corner blocks are positioned at each corner where the greatest stress occurs using both glues and screws.
