WHAT MAKES VILLA TERRA GREEN?
1. Rammed Earth and PISE Walls
Beyond it’s beautiful qualities and “Old World” look, the rammed earth and PISE walls (pneumatically impacted stabilized earth) drastically reduce the use of trees for the initial wall framing lumber. And because this “Earth Structure” will far outlast any wood frame building, trees are again saved many times over, creating the foundation for the true model of sustainability. We have created a house that will essentially last forever, instead of having to be rebuilt every 50 to 75 years.
The 18” thick PISE walls and concrete floors also provide thermal mass, an integral part of the passive solar design of the house. These features help keep the house naturally cooler in summer and retaining heat in winter, greatly reducing the heating and cooling loads and energy use.
2. High Content Fly Ash Concrete Foundation
Use of high content (25%) fly ash (industrial waste byproduct) in place of Portland Cement results in reduction of energy consumption and green house gas emissions associated with Portland cement production (second only to petroleum in terms of carbon dioxide emissions).
3. Reclaimed Plumbing Fixtures
All lavatory sinks and tubs were bought from salvage yards (tub is reportedly from the Jack Benny house in Hollywood). Reclaimed Carrara marble fountain has been made into the powder room sink.
4. Natural Daylighting
Use of numerous skylights and high transom windows to reduce electrical lighting loads during the day. Natural daylighting also has documented benefits on mood, productivity, and enjoyment of the space.
5. Photo Voltaic Solar Panels
Use of PV solar electric generation system to reduce electrical grid consumption, and bi-directional meter sends power back to the grid when it is needed most, on hot summer afternoons.
6. Hydronic Radiant Heat Floor
Use of hydronic radiant floor heating system saves energy, is more efficient for residential heating, is more comfortable for inhabitants, and promotes superior indoor air quality over forced air systems.
7. Natural/Passive Ventilation
Use of operable skylights operable high windows and ceiling fans, creates a natural convection current, thereby eliminating the need for an air conditioning system.
8. Passive Solar Design
Use of extensive east and south facing glass, proper overhangs, high interior mass, deciduous grape vines on appropriately placed trellises, to passively heat the home in winter, and protect the house from unnecessary heat gain in summer.
9. Reclaimed Lumber
- Douglas fir ceiling beams reclaimed from the Town & Country Village Shopping Center (now Santana Row) in San Jose.
- Douglas fir ceiling decking reclaimed from the 118 year old Notre Dame High School in downtown San Jose. TJI joists reclaimed from the “Millenium Man” movie set in Alameda used for floor and roof framing. Redwood ceiling beams reclaimed from a Los Altos cabana/trellis.
10. Extensive Use of Other Reclaimed Materials Two antique reclaimed European stone fireplace mantles grace the family room and master bedroom fireplaces. Interior doors with glass knobs reclaimed from the original house located at the property. Two large terraces utilize used brick salvaged from at least 15 different locations. Courtyard fountain is tiled using recycled and restored ceramic tiles from a 1928 California Colonial house in Los Altos. Cabinet lumber from original house used for closet shelving. Plywood from crates that the windows and doors were delivered in were used to create garage shear walls. Foundation forms were salvaged and rip cut for use as interior stud walls. Garage doors were salvaged from a remodel project in Mountain View.
11. Ground Source Heat Pump
- Ground source heat pump uses geothermal energy to heat the house and domestic water, greatly reducing natural gas and fossil fuel consumption.
12. Low VOC Paint
Clay Plaster Wall Finishes VOC-free interior paint and stain finishes promotes healthy indoor air quality, reduces exacerbation of respiratory ailments such as asthma and lung cancer. Extensive use of American Clay Plaster integral color wall finish eliminates need for painted walls.
13. High Efficiency Windows
Use of energy efficient dual pane thermal glazing with “Low e” coating at all doors and windows reduces heat gain in summer and heat loss in winter, cutting energy use.
14. Engineered Structural Lumber
Extensive use of engineered lumber for structural framing and sheathing reduces cutting of old growth forests, and encourages use of “crop lumber”.
15. FSC Certified Mill Work
Extensive use of FSC (Forest Stewardship Council) certified sustainable lumber products for cabinetry, hardwood flooring, trim, etc. further protects the environment through third party monitoring and certification of the entire supply chain.

We were instructed to refurbish an existing kitchen and specifically asked for a design that would be airy and modern to include some “wow factor” features to satisfy the very precise tastes of this design savvy client.
We were told to use the ovens from the old kitchen, to include a large island with seating and to create a visually attractive feature around the main entrance doorway.
We initially extended the mezzanine introducing a bulkhead above the window area which obscured the top of the units from above and this allowed mood up-lighting and task lighting to be introduced.
The junction between the new bulk head and Mezzanine created a natural break between the entrance door and the kitchen and we used this to define our approach.
A large solid ash pivot door was introduced to enhance the existing entrance. The angular solid ash frame was designed to absorb the angular nature of the surrounding architecture and its design considered the existing entrance and door head position with the precise pivoting position being calculated to work within these parameters.
The existing under floor heating meant that a conventional pivot system couldn’t be introduced into the floor so we sourced a specialised system that could be concealed within the door which needed only an 8mm protrusion into the floor.
The aesthetic impact of the pivot door was balanced with the inclusion of a matching solid ash barn door on the opposite side of the room with a solid ash tambour door helping to balance the look whilst providing the client with a small appliance garage.
The island was designed with simplicity in mind with subtle hidden layers helping to deliver impact.
The waterfall worktops create a monolithic presence from various angles which is purposefully contradicted by using heavily chamfered edges along the front of the island to create a floating appearance. The holistic impact is enhanced further by detaching the cabinetry from all surrounding surfaces and including LED lighting which can create a glowing effect at night.
The inclusion of a custom made Gutmann Abajo extraction system delivers unobtrusive functionality enhancing the look further.
The recessed grip handles were made from solid ash and designed to punctuate the design in a unique way, purposefully falling short of the door lengths and penetrating through into the tall cabinetry from the low level units. This required gables, doors and handles to be individually specified to create the look.
Some of the drawer fronts were oversized so as to conceal the large filler required to absorb the angles presented by the walls.
Blum Legrabox drawers and inserts were carefully programmed to deliver functional performance and these drawers helped to deliver a crisp and contemporary interior finish.

MOON HILL BATH - WINNER 2013 PRISM AWARD - BEST BATHROOM
Initially designed in 1950, this antiquated bathroom was ready for an update. The home, envisioned by The Architect’s Collaborative (a progressive group founded in part by Bauhaus architect Walter Gropius), is part of a community inspired by the modernism movement. Clearly in need of aesthetic and functional improvements, the new renovation stays true to its utilitarian modern heritage.
SPACE
By reclaiming underutilized closet space from an abutting home office, the re-visioned plan feels more spacious, even with the addition of a deep soaking tub. The new layout also shields the toilet from view when the door is left open.
COLORS
The harsh yellow tones have been replaced by a warm palette of soft grays and browns. Daylight is refracted through cut glass window art, created by the homeowner.
SIMPLICITY
Contiguous tile work, carefully patterned, weaves through the space. Simplicity and added storage complete the design by removing the normal visual clutter of a bathroom and offering the reassurance of clean organization. Pegboards inside the custom medicine cabinet create a discrete place for every bathroom accessory.
RESULT
The final result is a modern oasis with soothing spa-like qualities that offers an escape from frenetically paced everyday life.

This home bowling alley features a custom lane color called "Red Hot Allusion" and special flame graphics that are visible under ultraviolet black lights, and a custom "LA Lanes" logo. 12' wide projection screen, down-lane LED lighting, custom gray pins and black pearl guest bowling balls, both with custom "LA Lanes" logo. Built-in ball and shoe storage. Triple overhead screens (2 scoring displays and 1 TV).

Never in their wildest dreams could the clients have ever imagined the possibilities that existed for their tired, segregated and completely non-functional kitchen. The remodeling of the entire space not only presented the opportunity to create a kitchen that the owners had only dream of, but one that would reflect the quality of the home.
The brief was very clear: to create an open-plan kitchen that integrated into the living room whilst still remaining a defined space; provided direct physical and visual access to the newly landscaped outdoor pool and alfresco area without being a thoroughfare; satisfied the requirements of an enthusiastic and demanding gourmand by creating a kitchen that “feels like home" yet still packs a punch for the purposes of entertaining friends and business associates.
The original kitchen resided at the rear of the home in a small closed in room which bar a small opening remained completely separated from the living room making it virtually impossible for the owners to entertain. To pave the way for the sought after open-plan living the dividing wall that separated the kitchen and living room was bought down – a concept the clients had never even considered until now.
The new galley style design required access from several directions. The result is an innovative solution based on a design where the kitchen can be approached from all angles, allowing it to merge with the surrounding living areas as well as offer full view of the beautifully landscaped backyard.
The juxtaposition of parallel and perpendicular forms creates a pleasing aesthetic within the room making the most of light and air within the space.
At the heart of it all is the large unusual ‘L shaped’ island bench which anchors the utility of the kitchen and provides a solid foundation on which the rest of the room comes to life. As the activity hub of the kitchen, it serves dual purposes of preparation and breakfast bar/casual seating (for the master of the home) as well as providing additional serving space, particularly when entertaining.
Finished with a soft lacquered linear timber veneer, the island bench feature adds a sense of solidity to the room and contrasts perfectly with the block colour grey tones used in the remaining high gloss lacquered cabinetry and tiled floor. In addition to providing an interesting textural element to the space, the raised veneer section on the island cleverly conceals the cleaning/sink zone and ensures the preparation mess is hidden from view when entertaining
A fully functional ‘working wall’ of cabinets provides the perfect storage solution in a narrow space. Pantry storage plays a major role with a variety of pull out inner drawers. A number of high end Miele appliances have been integrated into the wall enhancing the cutting edge European look whilst also providing all the functional requirements of the clients demanding cooking style. To make the heights of the combi oven and combi steam (including warming drawer) align, a custom stainless steel drawer was designed for under the combi oven. The effect of this is a seamless look, as if the drawer is part of the appliances themselves.
Well considered functional details add practicality to the room such as the appliance cupboard where pivot sliding doors cleverly conceal a pull out stainless steel bench top. The cupboard serves dual purposes keeping everyday appliances such as the toaster and kettle hidden from view, yet easily accessible whilst also providing another work centre for the client.
Elements of the cabinetry extend to the sunroom where a custom made day bed has been incorporated into the existing bay window area creating visual continuity and cohesion
The project demonstrated some design constraints that had to be overcome. As the house is on a concrete slab there were some initial mechanical challenges reconfiguring the kitchen, as the original layout would significantly restrict what we wanted to achieve. Plumbing was trenched into the slab taking into account the necessary fall for the distance it was being moved and wiring for the electrical was also trenched in to both the slab and the block wall that backed onto the new ‘working wall’.
Another consideration was the desire to retain the existing parquetry flooring throughout the home while replacing the old clip-lock floating floor that resided in the old kitchen. As a solution 600X600 ‘steel grey’ polished tiles were used throughout the kitchen space. Careful placement of the tiles was necessary to ensure visually correct placement delineating the kitchen from the living area, creating a defined space sought after by the clients.
Working closely with the owners the stylized selection of materials and finishes reflects the client’s personal style. The strong colour palette is functional and elegant and complements the modern lines. The deep charcoals make a dramatic statement and are brought to life by the stark white bench tops and warm timber tones in the veneer.
In keeping with the streamlined finish requested by the owners, shadow line finger pulls create a flush finish along the surface of the cabinets and ensure that nothing protrudes into the work areas. Overhead cupboards have been fitted with tip-on touch catches to maintain the minimal look.
The overall transformation shows what is possible when adaptive design techniques focus on the possibilities within an entire space and not an existing room. The design reflects the very best in contemporary kitchen design, clever utilization of space through innovative and multi-functional structural elements. A unique approach to the application of materials, colours and textures result in a space that is efficient, attractive and above all else perfectly suited to the owners needs. The owners not only have a light-filled space, but now have all the inspiration they need to gather their family and friends for a meal and entertain in ultimate style.

The dining area opens to the view a small deck and the pond below via a 9' wide pocked door. Both sides of the dining space can be fully opened to the site.
Inspired by local fishing shacks and wharf buildings dotting the coast of Maine, this retreat interweaves large glazed openings with simple taut-skinned New England shingled cottages. This skin is incised to open views to the sea beyond and relies on light steel framing and thin braces to preserve the simple forms eroded toward sweeping views.

Burlanes were commissioned to design, create and install a fresh and contemporary kitchen for a brand new extension on a beautiful family home in Crystal Palace, London. The main objective was to maximise the use of space and achieve a clean looking, clutter free kitchen, with lots of storage and a dedicated dining area.
We are delighted with the outcome of this kitchen, but more importantly so is the client who says it is where her family now spend all their time.

EcoRegions
Situated on the University Lakes in Baton Rouge, LA, these homeowners were initially looking for a fence to contain their two dogs. Several conceptual designs and revisions later, we arrived at the concept that was constructed.
The homeowners have an 80+ year old Live Oak in the backyard that they wanted to be a feature of their new outdoor oasis. They also wanted a spa to be able to use year-round for themselves and family parties.
With the focus being on creating a New Orleans-style courtyard and preserving the fantastic specimen Live Oak, a sideyard courtyard was born.
