“Fun, and sustainable with good energy flow” were the requirements set by our client at our first meeting. As a Feng Shui consultant, our client requested that her new kitchen encourage good “Chi”. Since the original kitchen was shut off from the entire home, and was dark all year long, we decided that opening the kitchen to the public space was the first order of business. This incorporated more natural day lighting, to minimize the amount of artificial light being used during the day. The door to the dining room was relocated and part of the adjoining wall was removed. Due to financial restrictions (to keep the kitchen below $75,000), we decided to retain a post at the intersection of the removed walls. Eventually, a custom buffet cabinet will be installed in the opening.
To achieve the sustainable goal of the client – the following materials were selected:
1. Health and Wellness:
a. Low-Voc Paint – Rodda Horizon paint
b. Cabinets: Neil Kelly Signature cabinets – Low VOC Finish, no Urea-Formaldehyde agri-board construction.
c. Flooring – marmoleum – natural product and the continuous oxidation of the linseed oil creates an anti-microbial surface
d. Feng Shui – during construction, prior to sheetrock, the client added elements for each of the Bagua to create harmony and unity within the home.
e. All construction adhesives are Green Seal Certified
f. Water Purifier at sink for hot and cold water
2. Energy conservation:
a. Recessed Cans – CFL lamps with Alzak Trims
b. Dimmers were installed to control the amount of lighting needed to control energy usage
c. Hot Water Dispenser – minimizes energy use in heating water for tea
3. Material Conservation:
a. Laminate countertops: Laminart – 40% post consumer waste and banana leaves are incorporated to create a texture to the surface
b. FSC Certified Maple countertops on island and to right of range
c. Oceanside Glass – 40% recycled content
4. Water Conservation
a. Kitchenaid – Energystar-rated DW
Among the client’s requests were an island, message center and pantry. Although the kitchen is small (only 145 sq ft), this diminutive space packs a real punch!! Included in the island are recycling/composting, cook book storage and a “perching” place for guests to hang out in the kitchen.
The message center/pantry houses a microwave, a push pin board and a regenerating station for small personal electronics.

ZeroEnergy Design
This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income.
DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request.
MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic.
RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income.
ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them.
URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances.
OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values.

Visible from the kitchen and guest bed rooms, the third primary exterior space is a “morning patio” located on the east side of the house. Broad and finished in the ubiquitous concrete grid pattern, this private area repeats the motif seen throughout the exterior of large bowls placed on trapezoidal pedestals and planted with agaves. It’s another space in which the landscape rises above a series of low walls,but in this case, the sweep of those walls offers a curvilinear geometry that contrasts with the deck’s grid pattern.
The star of this space is a curved and ascending rusted-steel wall in the form of a half spiral. Its presence discretely divides the space, lending the guest room patio a sense of privacy from the public breakfast patio. On the guest patio side, the steel wall encompasses a small waterfeature in which a delicate plume of water rises just a couple of inches above the water’s surface to provide a tranquil, trickling sound that conjures feelings of serenity in the calm, quiet space. The sweeping wall of corten steel also has a continuous six inch wide vertical cleft that allows an axial glimpse of the plume from the public side and, from the opposite angle, a sliver view through to the public space beyond. A cantilevered steel sluice spills from the cleft into a pebble filled reflecting bowl that overflows yet again into a final pebble filled basin set only one inch below deck level.
At night, the plume, lower basin and impact zone of the sluiceway are all lit from beneath the water's surface, projecting a dancing light onto the graceful arch of the corten steel room divider.

The renovation of the Woodland Residence centered around two basic ideas. The first was to open the house to light and views of the surrounding woods. The second, due to a limited budget, was to minimize the amount of new footprint while retaining as much of the existing structure as possible.
The existing house was in dire need of updating. It was a warren of small rooms with long hallways connecting them. This resulted in dark spaces that had little relationship to the exterior. Most of the non bearing walls were demolished in order to allow for a more open concept while dividing the house into clearly defined private and public areas. The new plan is organized around a soaring new cathedral space that cuts through the center of the house, containing the living and family room spaces. A new screened porch extends the family room through a large folding door - completely blurring the line between inside and outside. The other public functions (dining and kitchen) are located adjacently. A massive, off center pivoting door opens to a dramatic entry with views through a new open staircase to the trees beyond. The new floor plan allows for views to the exterior from virtually any position in the house, which reinforces the connection to the outside.
The open concept was continued into the kitchen where the decision was made to eliminate all wall cabinets. This allows for oversized windows, unusual in most kitchens, to wrap the corner dissolving the sense of containment. A large, double-loaded island, capped with a single slab of stone, provides the required storage. A bar and beverage center back up to the family room, allowing for graceful gathering around the kitchen. Windows fill as much wall space as possible; the effect is a comfortable, completely light-filled room that feels like it is nestled among the trees. It has proven to be the center of family activity and the heart of the residence.

The Mid Century Modern inspired York Street Residence is located in the semi-urban neighborhood of Denver Colorado's Washington Park. Efficient use of space and strong outdoor connections were controlling factors in this design and build project by West Standard.
Integration of indoor and outdoor living areas, as well as separation of public and private spaces was accomplished by designing the home around a central courtyard. Bordered by both kitchen and living area, the 450sf courtyard blends indoor and outdoor space through a pair of 15' folding doors.
The Energy Star rated home is clad in split-face block and fiber cement board at the front with the remainder clad in Colorado Beetle Kill Pine.
Xeriscape landscaping was selected to complement the homes minimalist design and promote sustainability. The landscape design features indigenous low-maintenance plants that require no irrigation. The design also incorporates artificial turf in the courtyard and backyard.

Beautiful French inspired home in the heart of Lincoln Park Chicago.
Rising amidst the grand homes of North Howe Street, this stately house has more than 6,600 SF. In total, the home has seven bedrooms, six full bathrooms and three powder rooms. Designed with an extra-wide floor plan (21'-2"), achieved through side-yard relief, and an attached garage achieved through rear-yard relief, it is a truly unique home in a truly stunning environment.
The centerpiece of the home is its dramatic, 11-foot-diameter circular stair that ascends four floors from the lower level to the roof decks where panoramic windows (and views) infuse the staircase and lower levels with natural light. Public areas include classically-proportioned living and dining rooms, designed in an open-plan concept with architectural distinction enabling them to function individually. A gourmet, eat-in kitchen opens to the home's great room and rear gardens and is connected via its own staircase to the lower level family room, mud room and attached 2-1/2 car, heated garage.
The second floor is a dedicated master floor, accessed by the main stair or the home's elevator. Features include a groin-vaulted ceiling; attached sun-room; private balcony; lavishly appointed master bath; tremendous closet space, including a 120 SF walk-in closet, and; an en-suite office. Four family bedrooms and three bathrooms are located on the third floor.
This home was sold early in its construction process.

With Serene Steam there is no specific size shower required due to the way it functions, also bearing in mind that with a movable spa bench (not included) it is possible to position yourself within any desired location should you have an extra-large/nonstandard shower enclosure. CONTENT Architecture
This project encompasses the renovation of two aging metal warehouses located on an acre just North of the 610 loop. The larger warehouse, previously an auto body shop, measures 6000 square feet and will contain a residence, art studio, and garage. A light well puncturing the middle of the main residence brightens the core of the deep building. The over-sized roof opening washes light down three masonry walls that define the light well and divide the public and private realms of the residence. The interior of the light well is conceived as a serene place of reflection while providing ample natural light into the Master Bedroom. Large windows infill the previous garage door openings and are shaded by a generous steel canopy as well as a new evergreen tree court to the west. Ernesto was born in Cuba and received a degree in Architecture from Cornell University in 1984, following which he moved to Washington, DC, and became a registered architect. The custom white cabinets and the blue accent island (and walls) really give a nice clean and fun feel to the space. The island has a gorgeous local solid slab of wood on top. A local artisan salvaged and milled up the big leaf maple for this project. In fact, the tree was from the University of Portland's campus located right where the client once rode the bus to school when she was a child. So it's an extra special custom piece! (fun fact: there is a bullet lodged in the wood that is visible...we estimate it was shot into the tree 30-35 years ago!)
The 'public' spaces were given a brand new waterproof luxury vinyl wide plank tile. With 2 young daughters, a large golden retriever and elderly cat, the durable floor was a must.

Completed in 2010 this 1950's Ranch transformed into a modern family home with 6 bedrooms and 4 1/2 baths. Concrete floors and counters and gray stained cabinetry are warmed by rich bold colors. Public spaces were opened to each other and the entire second level is a master suite.

The Anderson Residence is ‘practically’ a new home in one of Las Vegas midcentury modern neighborhoods McNeil. The house is the current home of Ian Anderson the local Herman Miller dealer and Shanna Anderson of Leeland furniture family. When Ian first introduced CSPA studio to the project it was burned down house. Turns out that the house is a 1960 midcentury modern sister of two homes that was destroyed by arson in a dispute between landlord and tenant. Once inside the burned walls it was quite clear what a wonderful house it once was. Great care was taken to try and restore the house to a similar splendor. The reality is the remodel didn’t involve much of the original house, by the time the fire damage was remediated there wasn’t much left. The renovation includes an additional 1000 SF of office, guest bedroom, laundry, mudroom, guest toilet outdoor shower and a garage. The roof line was raised in order to accommodate a forced air mechanical system, but care was taken to keep the lines long and low (appearing) to match the midcentury modern style.
The House is an H-shape. Typically houses of this time period would have small rooms with long narrow hallways. However in this case with the walls burned out one can see from one side of the house to other creating a huge feeling space. It was decided to totally open the East side of the house and make the kitchen which gently spills into the living room and wood burning fireplace the public side. New windows and a huge 16’ sliding door were added all the way around the courtyard so that one can see out and across into the private side. On the west side of the house the long thin hallway is opened up by the windows to the courtyard and the long wall offers an opportunity for a gallery style art display. The long hallway opens to two bedrooms, shared bathroom and master bedroom. The end of the hallway opens to a casual living room and the swimming pool area.
The house has no formal dining room but a 15’ custom crafted table by Ian’s sculptor father that is an extension of the kitchen island.
The H-shape creates two covered areas, one is the front entry courtyard, fenced in by a Brazilian walnut enclosure and crowned by a steel art installation by Ian’s father. The rear covered courtyard is a breezy spot for chilling out on a hot desert day.
The pool was re-finished and a shallow soaking deck added. A new barbeque and covered patio added. Some of the large plant material was salvaged and nursed back to health and a complete new desert landscape was re-installed to bring the exterior to life.
