We changed a sliding door to a smaller single swinging door, enlarged the window, removed a non-load bearing, decorative column and a flow restricting half wall. All off those changes as well as stealing 6.5' of the 3 car, garage allowed this kitchen to become this homes star of the show!!

Having just purchased this new home, the owners did not like the disconnection between kitchen and breakfast area. The garden window over the sink was in disrepair, the cabinetry was dark and the room’s flow had no rhyme or reason.
The kitchen, however, had a lot of potential. A new design was put together which involved reframing the garden window to create panoramic viewing. Two skylights were added which really brightened up the space. All of the previous bulkheads were removed to allow stacked cabinetry and upper display cupboards.
A new larger cooking island with angular wings and seating space around it is now the focal point of this kitchen. An additional countertop built on decorative columns offers space for the couple’s children to do their homework or have a snack.
Entire kitchen and breakfast area now has a larger porcelain tile floor laid in a pattern to make the place even larger. Honey-colored maple cabinetry with a slightly rubbed chocolate glaze finish gives a classic but sophisticated look to this kitchen. The marriage of faux painting and brick fascia introduced a unique look into the space.
The homeowners are so thrilled with the outcome, they are considering remodeling the rest of the home.

Inspiring Landscape Solutions by Parveen Dhaliwal
Significant work was involved to upgrade and modernise the house but within a reasonable budget. The garden has a small footprint both in the front and rear, and there were many practical considerations to tackle like the use of space, navigation and privacy.
I especially love the new paving and stepwork for the front garden, as the stone used is one of my favourites in terms of material and colour, and the garden looks amazing at night.
There are little nuances like a boulder placed as a seating area with an existing garden ornament that is sentimental to the clients (mummy koala holding its baby) that add an emotional element to the space.
I love the tessellated tiles used for their front porch, replacing what was just a red painted concrete floor. It’s modern but adds that element of sophistication to the space and suits the house style and area.
The rear garden had to have storage, and we needed to ensure that the client’s car was able to be parked but should not detract from the newly landscaped space.
There is a granny flat in their rear garden that gets rented out, so I had to think about how to create privacy for both parties (the tenant and my clients)!
The choice of plants was a little different as I’d mixed in succulents with exotics that give some seasonality impacts over the year. I really love the new fascia of the conservatory and the new built-in external cupboards and workbench!

W.A. Bernard Inc. prides themselves on maintaining their tradition of quality, old-world craftsmanship within the homebuilding industry. It is for this reason that Casey and Robin Snow contacted W.A.Bernard in 2005 regarding renovations to their home in Sherborn, MA. The project was to be a challenging one, seeing as much of the structural integrity of the residence had been compromised over the years. However, the Snows stood by the fact that they wanted to remodel, not rebuild their home.
The Snows used a designer for certain decisions such as selection of colors, textures and some elements of interior design, but W.A. Bernard handled the majority of the details. The scope of the project involved renovating the kitchen,master bath and living room areas by replacing windows, siding and interior trim. However, the project was much more than a simple remodel: the plumbing was sub-code,the heating system ancient and the foundation deteriorated. After the necessary structural repairs were made, new electric, plumbing and energy efficient HVAC were installed.
Although much was updated, the Snows had loved their original home and fought to preserve its unique qualities at all costs. They wanted a window that added to the overall character of their residence while keeping with the original time period. Integrity proved to be the perfect fit. Not only is the value equation one of the best in the industry, but Integrity’s sustainable Ultrex construction and ENERGY STAR qualified products delivered the long-term environmental performance the Snows demanded.
A mix of Wood-Ultrex double hung and casement windows were chosen in Stone White with SDL for their aesthetic beauty and traditional style. They serve as a focal point within the home while creating a connection to the great outdoors,providing a panoramic view from the living room. With careful attention to detail and experienced craftsmanship, W.A. Bernard was able to blend old and new details seamlessly turning the Snows historic house into an energy efficient home they can enjoy for many years to come.

Located in the Sky Lofts building in Tribeca (once home to the most expensive apartment sale in NYC), our clients were ready to renovate and modernize their centerpiece kitchen. Due to the unique nature of loft renovations (high ceilings, columns, creative and skillful lighting applications, among other factors), Gallery’s expertise in loft spaces was vital to our clients. In addition to the loft particularities, it’s important in a kitchen of this size to ensure that all the elements have been laid out with purpose from a functional perspective and a design perspective.
CENTERPIECE KITCHEN
Color was an important design element in this kitchen. This is evident in the striking blues and grays of the marble countertops and backsplash, as well as the dark navy hue of the built-in cabinets. White lower cabinets create two-tone contrast, while glass cabinets and a long wood open shelf make the most of the available height.
The built-in cabinets also include built-in appliances: an espresso maker, coffee machine, two side-by-side wine fridges, and even an integrated refrigerator paneled to match the cabinetry for an essentially seamless look. The cabinets are all push-to-open, eliminating knobs to complete the overall sleek, contemporary style.
The marble backsplash is also book-matched, meaning the slabs of stone have been cut and polished to match each other, creating a mirroring effect that further contributes to the cohesive, contemporary aesthetic of this apartment.
BUILDING CONSIDERATIONS
Functional factors are another vital component to New York City apartment building renovations. In this particular project, we had to consider how to get large slabs of stone into the loft without having to cut them up. When working with slabs, and especially when the design is as sleek and contemporary as this one, it’s vital to eliminate seams as much as possible. Elevators and stairs are often not large enough to handle large slabs of stone, which means there are only two other options: cutting the stone and putting it back together on site (but this will create a seam, so it’s not always an option) or using a crane to bring it in through a window.
Higher-end buildings tend to have more restrictions and management companies with stricter renovation guidelines – with good reason. A good relationship with the super and staff of the building is absolutely essential; effective communication with everyone involved will result in an ideal outcome for all parties.
ARTFUL LOGISTICS
Seemingly minor elements such as apartment protections are also just as crucial. While every renovation will require protections in hallways, common spaces, zip walls, and perhaps the floors, those protections are doubled when renovating in an apartment that’s currently occupied. In the case of this particular client, who owned a great deal of valuable artwork in addition to their furniture and other belongings, Gallery exacted their own form of art when putting the protections in place and maneuvering around them with skill.

In the winter months that somehow always seem to last at least forever (or even longer, if that's possible), we tend to neglect the spaces of our patios. Mostly because there is no sane reason for us to even exist there. What's the point of being there if it's way too cold to get out of the house unless getting out is absolutely necessary? No point at all. But while we sit at our homes and enjoy the warmth they provide, everything on our patios is left to die in a slow, miserable death. It doesn't probably happen over one winter season or two, but one way or the other, it's simply inevitable. Nothing lasts forever, except probably diamonds, if you believe the Bond movie. Sooner or later there will come a time when you have to dispose of your old patio furniture and get a new set. Phil and Rocio, little did you know how perfect your timing was when you came to us and asked for a “small but perfect home”. Fertile ground indeed as we thought about working on something like a precious gem, or what we’re calling a NEW Jewel.
So many of our clients now are building smaller homes because they simply don’t need a bigger one. Seems smart for many reasons: less vacuuming, less heating and cooling, less taxes. And for many, less strain on the finances as we get to the point where retirement shines bright and hopeful.
For the jewel of a home we wanted to start with 1,000 square feet. Enough room for a pleasant common area, a couple of away rooms for bed and work, a couple of bathrooms and yes to a mudroom and pantry. (For Phil and Rocio’s, we ended up with 1,140 square feet.)
The Jewel would not compromise on design intent, envelope or craft intensity. This is the big benefit of the smaller footprint, of course. By using a pure and simple form for the house volume, a true jewel would have enough money in the budget for the highest quality materials, net-zero levels of insulation, triple pane windows, and a high-efficiency heat pump. Additionally, the doors would be handcrafted, the cabinets solid wood, the finishes exquisite, and craftsmanship shudderingly excellent.

For this beautiful two-toned Saratoga Springs kitchen, the clients had already started the kitchen remodel before they contacted Capitol designer Lacey to help out. “When I got involved, their kitchen was already torn out, they were without a contractor, and not sure what to do next,” explains Lacey.
The homeowners thought they were ready to order kitchen cabinets and keep their project moving quickly. However, once they sat down for the initial design consultation, Lacey realized that they had not fully thought through how they would use the space. The cabinets they chose did not have a reasonable amount of drawers, and the kitchen did not provide enough storage for a busy family.
The layout didn’t drastically change from what the clients had originally planned, but the initial chosen style was much more of a rustic farmhouse look, which didn’t fit with the rest of the home. Using walnut cabinets on the island helped to complement the other wood tones used in the home without overpowering the space and still have a bit of the farmhouse look that the homeowner wanted.
