This 1600+ square foot basement was a diamond in the rough. We were tasked with keeping farmhouse elements in the design plan while implementing industrial elements. The client requested the space include a gym, ample seating and viewing area for movies, a full bar , banquette seating as well as area for their gaming tables - shuffleboard, pool table and ping pong. By shifting two support columns we were able to bury one in the powder room wall and implement two in the custom design of the bar. Custom finishes are provided throughout the space to complete this entertainers dream.

Spice Warehouse Tribeca Loft Living room
Spice Warehouse Tribeca Loft Living room
Marie Burgos DesignMarie Burgos Design
Established in 1895 as a warehouse for the spice trade, 481 Washington was built to last. With its 25-inch-thick base and enchanting Beaux Arts facade, this regal structure later housed a thriving Hudson Square printing company. After an impeccable renovation, the magnificent loft building’s original arched windows and exquisite cornice remain a testament to the grandeur of days past. Perfectly anchored between Soho and Tribeca, Spice Warehouse has been converted into 12 spacious full-floor lofts that seamlessly fuse old-world character with modern convenience. Steps from the Hudson River, Spice Warehouse is within walking distance of renowned restaurants, famed art galleries, specialty shops and boutiques. With its golden sunsets and outstanding facilities, this is the ideal destination for those seeking the tranquil pleasures of the Hudson River waterfront. Expansive private floor residences were designed to be both versatile and functional, each with 3- to 4-bedrooms, 3 full baths, and a home office. Several residences enjoy dramatic Hudson River views. This open space has been designed to accommodate a perfect Tribeca city lifestyle for entertaining, relaxing and working. This living room design reflects a tailored “old-world” look, respecting the original features of the Spice Warehouse. With its high ceilings, arched windows, original brick wall and iron columns, this space is a testament of ancient time and old world elegance. The design choices are a combination of neutral, modern finishes such as the Oak natural matte finish floors and white walls, white shaker style kitchen cabinets, combined with a lot of texture found in the brick wall, the iron columns and the various fabrics and furniture pieces finishes used throughout the space and highlighted by a beautiful natural light brought in through a wall of arched windows. The layout is open and flowing to keep the feel of grandeur of the space so each piece and design finish can be admired individually. As soon as you enter, a comfortable Eames lounge chair invites you in, giving her back to a solid brick wall adorned by the “cappuccino” art photography piece by Francis Augustine and surrounded by flowing linen taupe window drapes and a shiny cowhide rug. The cream linen sectional sofa takes center stage, with its sea of textures pillows, giving it character, comfort and uniqueness. The living room combines modern lines such as the Hans Wegner Shell chairs in walnut and black fabric with rustic elements such as this one of a kind Indonesian antique coffee table, giant iron antique wall clock and hand made jute rug which set the old world tone for an exceptional interior. Stylish brewery owners with airline miles that match George Clooney’s decided to hire Regan Baker Design to transform their beloved Duboce Park second home into an organic modern oasis reflecting their modern aesthetic and sustainable, green conscience lifestyle. From hops to floors, we worked extensively with our design savvy clients to provide a new footprint for their kitchen, dining and living room area, redesigned three bathrooms, reconfigured and designed the master suite, and replaced an existing spiral staircase with a new modern, steel staircase. We collaborated with an architect to expedite the permit process, as well as hired a structural engineer to help with the new loads from removing the stairs and load bearing walls in the kitchen and Master bedroom. We also used LED light fixtures, FSC certified cabinetry and low VOC paint finishes. Regan Baker Design was responsible for the overall schematics, design development, construction documentation, construction administration, as well as the selection and procurement of all fixtures, cabinets, equipment, furniture, and accessories. Key Contributors: Green Home Construction; Photography: Sarah Hebenstreit / Modern Kids Co. In this photo: We added a pop of color on the built-in bookshelf, and used CB2 space saving wall-racks for bikes as decor.

The "Dream of the '90s" was alive in this industrial loft condo before Neil Kelly Portland Design Consultant Erika Altenhofen got her hands on it. No new roof penetrations could be made, so we were tasked with updating the current footprint. Erika filled the niche with much needed storage provisions, like a shelf and cabinet. The shower tile will replaced with stunning blue "Billie Ombre" tile by Artistic Tile. An impressive marble slab was laid on a fresh navy blue vanity, white oval mirrors and fitting industrial sconce lighting rounds out the remodeled space.

This project was a long labor of love. The clients adored this eclectic farm home from the moment they first opened the front door. They knew immediately as well that they would be making many careful changes to honor the integrity of its old architecture. The original part of the home is a log cabin built in the 1700’s. Several additions had been added over time. The dark, inefficient kitchen that was in place would not serve their lifestyle of entertaining and love of cooking well at all. Their wish list included large pro style appliances, lots of visible storage for collections of plates, silverware, and cookware, and a magazine-worthy end result in terms of aesthetics. After over two years into the design process with a wonderful plan in hand, construction began. Contractors experienced in historic preservation were an important part of the project. Local artisans were chosen for their expertise in metal work for one-of-a-kind pieces designed for this kitchen – pot rack, base for the antique butcher block, freestanding shelves, and wall shelves. Floor tile was hand chipped for an aged effect. Old barn wood planks and beams were used to create the ceiling. Local furniture makers were selected for their abilities to hand plane and hand finish custom antique reproduction pieces that became the island and armoire pantry. An additional cabinetry company manufactured the transitional style perimeter cabinetry. Three different edge details grace the thick marble tops which had to be scribed carefully to the stone wall. Cable lighting and lamps made from old concrete pillars were incorporated. The restored stone wall serves as a magnificent backdrop for the eye- catching hood and 60” range. Extra dishwasher and refrigerator drawers, an extra-large fireclay apron sink along with many accessories enhance the functionality of this two cook kitchen. The fabulous style and fun-loving personalities of the clients shine through in this wonderful kitchen. If you don’t believe us, “swing” through sometime and see for yourself!
