NICOLE: The low/medium budget lines will have pull-out shelving. They probably won't have the dividers, but there are lots of after market inserts for this too. The depth of this pull-out seems like a high end line. Low/Medium budget lines have standard height pullouts. ANNIE: Love the pullout bakeware drawer
NICOLE: these will not be available in the lines that will meet our ideal budget. However, there's plenty of after market stuff you can install. Just be careful of plumbing - installing pullouts in a sink base is normally a warranty voider in this area for most contractors as they will often end up causing leaks as they apply pressure - the one in right side of this photo is literally touching the pipe - leak waiting to happen!! NICOLE: this is a great picture to help explain the differences in cabinetry customizability vs. price. Low budget cabinets will give you a pullout trash can and rollout shelving - that's it. Medium budget will give you roll out shelving, pull out trash cans, and various sized pull out spice/oil/etc. cabinets. However, these cabinets will either be base or wall - they won't be pantry sized. The roll out shelving in the low-medium budget lines are always horizontal. The high end cabinets give you all of the above and vertical roll-out shelving, built in pantry door storage, and pantry length pull out storage cabinets. Budget note - no cabinetry line includes roll-out shelving. Roll-out shelving can get expensive if you have them installed in every cabinet. I normally help clients pick the most important places to have them based on what they plan on storing.
NICOLE: I love farm sinks too! They are pricey, but well worth the expense and give you not only the look, but so much space. You'll want to make sure you get a sink guard with these, non stainless sinks will loose their finish when washes heavy pots/pans/cooking sheets. They do make stainless steel farm sinks, or stainless steel with a colored front - but totally ruins the look. If you want to go a little fancier, there's a company called "nantucket" which makes different colored farm sinks - another way to throw in accents in lieu of an island ANNIE: Love the farm sink
NICOLE: subway tile is very in! They have all sorts of colors, sizes and textures. This could be a great way to bring in an accent color is you go with a white kitchen - you could coordinate the subway tile color with whatever you choose around the sink base. Glass subway is also a cool look - goes great with gray cabinets. It's a little higher budget, but not too bad. ANNIE: Love the subway tile wall.
NICOLE: I definitely think you should incorporate a stand alone hood with backsplash to the ceiling. This is one of those things that will push you to the higher end of the lower budget, but it's so worth it. I don't know that I would do a whole wall like this kitchen. I think you will appreciate the wall cabinets more than the backsplash. But once we nail down the floorplan, we'll be able to see how much of the open concept we can fit in while still giving you enough storage. ANNIE: I like the backsplash going from countertop to ceiling, open shelf as well.
NICOLE: You'll definitely be in a mid to high-end Quartz. MSI "Q Quartz" is a great medium budget Quartz line. The colors are lined A to F from cheapest to most expensive. You'll need to be in a C or D to start getting some nice veining. Budget note - the more thick/dramatic the vein, the pricier the top. Thin, scattered veins will be more medium budget. White or granite imitation quartz are typically your cheapest colors (but also the most boring...) ANNIE: Countertops
NICOLE: I love third row cabinetry too! However, budget tip, these little guys can increase your cabinetry budget by thirty percent. Especially since they are mainly for decoration and require interior lighting and glass fronted doors to really serve a purpose. At the end of the day, they are the first thing to go when trying to reduce a budget as crown molding is a LOT cheaper. ANNIE: I like the upper most cabinets with glass inset doors.
NICOLE: yes! gray is very in right now - I call it, the "new white" - if you want a painted gray - Fabuwood is a great medium budget manufacturer. We can definitely try to incorporate some open shelving - budget tip -wood open shelving is a lot more affordable than cabinet matching shelving....ANNIE: Love this grey color and the open shelves in the corner plus the wood on the hood vent.
NICOLE: Cabinetry matching clever are normally in the higher end lines as well. ANNIE: Clever for small galley kitchen
