Our design for an apartment located in the West End-Collegiate Historic District Extension in Manhattan addressed a number of challenges to unleash the potential of this 2.500-square-foot space in an elegant pre-war building.
When purchased by our client, the property was in estate condition and needed extensive work, requiring demolition and a complete makeover of the living spaces, as well as the addition of contemporary climate control.
Among the spatial and design challenges, the primary bathroom was exposed to the entry foyer of the apartment, and the dining room and kitchen were each closed-in and lacking light.
The dining room’s promise as a bright, convivial space was fulfilled by adding double pocket doors opening to the living room, kitchen and foyer, establishing a seamless flow through the entertaining spaces while bringing in much-needed light.
We designed a chic and modern solution for the primary bedroom’s lack of privacy, creating a walk-in closet that serves as a transitional vestibule in the bedroom, adding both visual intrigue and additional storage space while shielding the viewscape from the apartment entrance through the foyer to the bedroom.
To add a three-zone central air conditioning system, we took advantage of the kitchen facing an interior courtyard, placing the air conditioning condensers here, which also satisfied landmark property restrictions. The climate control system was accomplished without lowering ceiling heights.
Finally, we worked with the client to choose classic finishes and fixtures that reflect and enhance the historic nature of the property, and are also contemporary and timeless. These include unlacquered brass hardware, herringbone oak flooring with a stencil border, black-and-white bathrooms, and paneling, trim, and moldings that are simple and elegant.
POP Architecture was the architect for the project, and Godwin Construction was the general contractor.

Smart home is a joyful renovation project in Seddon for a family teeming with curiosity. The design included adding an open plan living, dining and kitchen to an existing heritage home. It seeks to make smart, effective use of very tight spaces. A mezzanine over the pantry and study nook utilises the volume created by the cathedral ceiling, while large openable skylights increase the perception of light and space, and double as 'thermal chimneys' to assist natural ventilation processes in summer.

Reminisce about your favorite beachfront destination and your mind’s eye evokes a serene, comfortable cottage with windows thrown open to catch the air and the relaxing sound of waves nearby. In the shade of the porch, a hammock sways invitingly in the breeze.
The color palette is simple and clean, with hues of white, like sunlight reflecting off sand, and blue-grays, the color of sky and water. Wood surfaces have soft painted finishes or a scrubbed-clean, natural wood look. “Cottage” styling is carefree living, where every element conspires to create a casual environment for comfort and relaxation.
This cottage kitchen features Classic White paint with a Personal Paint Match kitchen island cabinets. These selected soft hues bring in the clean and simplicity of Cottage Style. As for hardware, bin pulls are a popular choice and make working in the kitchen much easier.

The steep site on which this residence is located dictated the use of a retaining wall to create a level grade. This retaining wall, or “the line”, became the driving element behind the parti of the home and serves to organize the program for the clients. The rituals of daily life fall into place along the line which is expressed as sandblasted exposed concrete and modular block. Three aspects of a house were seperated in this project: Thinking, Living, & Doing. ‘Thinking’ is done in the library, the main house is for ‘living’, and ‘doing’ is in the shop. While each space is separated by walls and windows they are nonetheless connected by “the line”.
Sustainability is married in equal parts to the concept of The Line House. The residence is located along an east/west axis to maximize the benefits of daylighting and solar heat gain. Operable windows maximize natural cross ventilation and reduce the need for air conditioning. Photo Credit: Michael Robinson

This project restored a Renaissance Revival lobby in an apartment building, facing Gramercy Park, designed by Emery Roth in 1928. Roth designed two 17 story buildings, one facing Gramercy Park and the other facing 22nd street and connected them at the ground floor with a 200 foot long lobby articulated by a rotunda in the middle of the block.
The integrity of the decorative and lighting scheme had been lost, the rotunda was cluttered by free standing mailboxes, the original travertine plaster (a new material in the 1920s) was hidden under multiple layers of high gloss paint and the leaded glass in the steel windows was fragile. Ceiling lights and sconces were glaring and the "colonial" fixtures were inappropriate.
Our approach was to restore the original finishes and colors based on a meticulous campaign of tests and mock-ups, to recover the wholeness of the rotunda by recessing mailboxes in the perimeter walls and to make the air conditioning elements "disappear". We decided to design new lights to enhance the "mood" of the spaces.
We designed brass and "hammered-glass" light fixtures after looking at fixtures of the period "in the flesh". The design proceeded from drawings through architect's models to working manufacturer's mock up to ensure that the scale and functioning were right. Finally we selected and positioned new furniture to give focus to the restored spaces.
The restored lobby has increased apartment values and acts again as a luxurious entry and meeting space for residents and visitors.
