Exhibiting characteristics of a modern design, this kitchen is stylish. In general modern designs are adept to minimalism and the general idea is that less is more. It also embraces the extreme accuracy and simplicity. The bright and white background enhances its geometric shapes with clean and sleek lines and surfaces. From the black appliances, to monochromatic furnishings, light and simple tiles to large windows welcoming daylight. Even the decorations are as minimal as possible.
Ultra-modern appliances are the usual go to in minimalist designs, however, the customer chose a gas cook-top. But the rest of the appliances are all modern and built in. For instance, the almost invisible ceiling extractor.
The cabinets’ fronts are in gloss finish, which reflects the geometric and sleek lines. The option of handle-less minimises the visual information. The cabinetry is also taken to the ceiling for a cleaner environment.
The modern worktop with marble veins matches the floor and creates a clean design. The choice of quartz counter-top is durable, easy maintain and is stunning.
The almost monochromatic design, creates a clean and uncluttered kitchen. The dark grey, brings presence to the kitchen and is a timeless colour choice, while the high gloss colour increases its impact. In this case, the kitchen is in a large open space and the dark grey makes it dominate the space.
For modern designs, the goal is functionality above aesthetics, so usually lighting and decorations are kept to a minimum and as sleek as possible. The customer, in this case, opted for ceiling lights and no drop downs.

Our clients came to us with their vision and an ask to create a timeless family space grounded in their English roots.
What resulted was just that: an open and bright English-inspired kitchen featuring custom inset-cabinetry in three painted finishes, aged brass hardware, a large range alcove with built-in shelving, oversized island with plenty of prep space with oversized brass bell pendants and a 12' floor to ceiling pantry.
While carefully designed and expertly crafted, the kitchen is "no -fuss" in personality and quite livable for the family which were two must-haves characteristics for the homeowners.
To achieve the look and flow, the former posts in the kitchen were removed and two 24' steel beams were installed to support the second floor. All beams, new and old, were sanded down and refinished with a custom stain.
We created an opening into the dining room, letting light stream through throughout the day and creating sight lines from room-to-room for this busy family.
Modifications were made to the framing of adjacent rooms to allow for the floor-to-ceiling pantry to be installed. New paint, refinished floors, new appliances, and windows were also a part of the overall scope.

A sensitive, respectful, contemporary refurbishment of an historical house that extraordinarily appears two storeys high at the front elevation but stretches to five storeys to the rear. nimtim’s proposal sought to emphasise the contrast in characteristics of the front-facing and rear-facing spaces: more intimate, cosier spaces at the front, and taller, lighter, brighter spaces at the rear. The organisation of the new spaces was based around improving the legibility of the house. The new double-height void in the living space to the rear emphasises the verticality of the house and acts as an anchor to the existing circulation.

Second Empire inspired development: The most distinguishing characteristic of the style is the mansard roof, which is almost always heavily pierced with dormer windows featuring very elaborate surrounds. The style took its inspiration from French architecture, which had come to feature mansard roofs (named after the French architect Francois Mansart). The codes limited buildings to a certain number of stories, but since the area directly under the roof was not considered to be a story, the mansard roof was a very effective way to expand the living space of the buildings and still remain within the law.

This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life.
The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time.
The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room.
Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage.
Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee.
We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces.
In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color.
The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook!
Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home.
The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client.
Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients!
We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms.
This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

Built in the pre Civil War era (est. 1830's), this historic barn's addition was built to match with its notably beautiful characteristics and to maintain its integrity. It was custom built with rough sawn eastern Hemlock fibers and cladding. The walls were poured concrete walls with a stucco finish to give it a strong, durable, and rustic feel. Each custom door and window was designed to have a specific purpose for the barn's functionality and client's needs. As a full working barn that includes horses, the cutest donkey, chickens, and ducks, a standing seam roof was installed with solar panels to give daily power to these amazing animals. Coinciding with its history, the barn's floor bricks were repurposed from Second Chance in Baltimore, Maryland.

Design Director Zoe Lee’s passion for customization is evident in this city residence where she melds the elevated experience of luxury hotels with a soft and inviting atmosphere that feels welcoming. Lee’s panache for artful contrasts pairs the richness of strong materials, such as oak and porcelain, with the sophistication of contemporary silhouettes. “The goal was to create a sense of indulgence and comfort, making every moment spent in the homea truly memorable one,” says Lee.
By enlivening a once-predominantly white colour scheme with muted hues and tactile textures, Lee was able to impart a characterful countenance that still feels comfortable. She relied on subtle details to ensure this is a residence infused with softness. “The carefully placed and concealed LED light strips throughout create a gentle and ambient illumination,” says Lee.
“They conjure a warm ambiance, while adding a touch of modernity.” Further finishes include a Shaker feature wall in the living room. It extends seamlessly to the room’s double-height ceiling, adding an element of continuity and establishing a connection with the primary ensuite’s wood panelling. “This integration of design elements creates a cohesive and visually appealing atmosphere,” Lee says.
The ensuite’s dramatically veined marble-look is carried from the walls to the countertop and even the cabinet doors. “This consistent finish serves as another unifying element, transforming the individual components into a
captivating feature wall. It adds an elegant touch to the overall aesthetic of the space.”
Pops of black hardware throughout channel that elegance and feel welcoming. Lee says, “The furnishings’ unique characteristics and visual appeal contribute to a sense of continuous luxury – it is now a home that is both bespoke and wonderfully beckoning.”

The extensive renovation of this Colonial Revival influenced residence aimed to blend historic period details with modern amenities. Challenges for this project were that the existing front entry porch and side sunroom were structurally unsound with considerable settling, water damage and damage to the shingle roof structure. This necessitated the total demolition and rebuilding of these spaces, but with modern materials that resemble the existing characteristics of this residence. A new flat roof structure with ornamental railing systems were utilized in place of the original roof design.

Hence, the name sets the tone of this house which is surrounded by soft curves from ceiling to walls and artefacts at every corner of the house. The space crafts a visual delight and manifest’s-with a curvilinear design. The house symbolizes a pure style of opulence right at the entrance. While minimalism binds the space, orchestrating an unusual and artistic character in the space. A nuanced creation of elements all works together with seamless cohesion. There is an air of subdued elegance in the house. It celebrates a relationship between whites and shades of grey keeping the material palette neutral and minimal. Sunlight sweeps every corner filtering an ambient glow and highlighting textural nuances. The choice of light-colored upholstery and furniture in the house alters the perception of the space. Driven by creativity in design, every zone features a characteristic hue, affording an instant visual identity. Sleek silhouettes of pendant lights with metallic finishes grace the design, concocting a hint of contemporary luxury. This dynamic and natural planting scheme was defined by a rhythmic evergreen structure, with each plant seasonally surprising with its beauty.
