They also wanted to spend time outdoors, therefore our designer incorporated a screen porch to the design adjacent to the kitchen area. Natural light was another important request on their wish list, so our designer added large windows with a bench for sitting area which created a relaxing atmosphere in the room. Our client’s last request was to have a small workshop to work on his custom furniture, we extended the basement along with the first floor which provided enough room to work on. This new 1,700 sf two-story single family residence for a young couple required a minimum of three bedrooms, two bathrooms, packaged to fit unobtrusively in an older low-key residential neighborhood. The house is located on a small non-conforming lot. In order to get the maximum out of this small footprint, we virtually eliminated areas such as hallways to capture as much living space. We made the house feel larger by giving the ground floor higher ceilings, provided ample natural lighting, captured elongated sight lines out of view windows, and used outdoor areas as extended living spaces.
To help the building be a “good neighbor,” we set back the house on the lot to minimize visual volume, creating a friendly, social semi-public front porch. We designed with multiple step-back levels to create an intimacy in scale. The garage is on one level, the main house is on another higher level. The upper floor is set back even further to reduce visual impact.
By designing a single car garage with exterior tandem parking, we minimized the amount of yard space taken up with parking. The landscaping and permeable cobblestone walkway up to the house serves double duty as part of the city required parking space. The final building solution incorporated a variety of significant cost saving features, including a floor plan that made the most of the natural topography of the site and allowed access to utilities’ crawl spaces. We avoided expensive excavation by using slab on grade at the ground floor. Retaining walls also doubled as building walls.

The entire project included removal of an existing pergola, including the original support columns, and building a new patio cover which extends further and wider than the previous outdoor space. The new space adds more outdoor living area, plenty of shade and is easily accessible from three entrances into the home. The original space only provided covered accessibility to two of three interior doors that provide entry onto the patio. In order to build the design according to plan, removal of the entire rear brick facade of the home was necessary. We carefully rebuilt the entire back brick facade paying special attention to match the exterior to the original, we also constructed the new brick support columns using the same masonry color and style. These columns were then topped off with Western red cedar posts to blend with the beautiful cedar tongue & groove ceiling on the inside of the patio cover.

This patio design extends the stylish aesthetic beyond the beautiful porch, offering these homeowners a separate space for entertaining and private relaxation in their backyard. The patio was created with Oberfields Grand Milestone pavers and a dark grey Unilock Il Campo border. The exterior border of the patio was created with full-nose pavers, also by Unilock limestone, in Timeless finish.

The client’s desire for a healthy, comfortable and fun home to raise a young family and to accommodate extended visitor stays, while being environmentally responsible through “high performance” building attributes, was met. Harmonious response to the site’s micro-climate, excellent Indoor Air Quality, enhanced natural ventilation strategies, and an elegant bug-free semi-outdoor “living room” that connects one to the outdoors are a few examples of the architect’s approach to Green by Design that results in a home that exceeds the expectations of its owners.

In this renovation for a dancer and an author, removing major walls on this first floor instantly freed space, creating room for an extensive library and niches for artwork collections. Colored panels and battens feature inexpensive Hardi paneling on the addition for the breakfast porch and second floor. An inspirational walkway extends from the second floor writing room.
