Our client asked Flavin Architects to envision a modern house on a steeply sloped site overlooking the Annisquam River in Cape Ann, MA. The home’s linear layout is oriented parallel to the contours of the hillside, minimizing site disturbance. The stacked massing and galvanized steel detailing of the home recall the industrial vernacular of the Gloucester waterfront, and the dark color helps the house settle into its wooded site. To integrate the house more fully with its natural surroundings, we took our client’s suggestion to plant a tree that extends up through the second-floor deck. An exterior steel stair adjacent to the tree leads from the parking area to a second-floor deck and the home’s front door.
The first-floor bedrooms enjoy the privacy provided by black painted wood screens that extend from the concrete pad to the second-floor deck. The screens also soften the view of the adjacent road, and visually connects the second-floor deck to the land. Because the view of the tidal river and wetlands is improved by a higher vantage point, the open plan kitchen, living, and dining areas look over the deck to a view of the river. The master suite is situated even higher, tucked into the rear on the third floor. There, the client enjoys private views of the steep woodland bank behind the house. A generous screen porch occupies the front of the house, facing the marsh, providing space for family gatherings and a sleeping porch to enjoy the breezes on hot summer nights.

Upon entering this 6800 square foot residence a wall of glass shelves displaying pottery and sculpture greets guests as it visually separates the foyer from the dining room. Beyond you will notice the dual sided stone fireplace that extends 22 feet to the ceiling. It is intended to be the centerpiece to the home’s symmetrical form as it draws your eye to the clerestory windows that allow natural light to flood the grand living and dining space. The home also features a large screened porch that extends across the lakeside of the home. This porch is utilized for entertaining as well as acting as exterior connector for the interior spaces. The lower level, although spacious, creates a cozy atmosphere with stacked stone archways, stained concrete flooring, and a sunken media room. The views of the lake are captured from almost every room in the home with its unique form and layout.

Our clients asked our design team to transform their home inside and out with a major renovation and addition. Key to improving the curb appeal is the replacement of dated brick arches across the front porch. Those arches will be removed and a new Craftsman-style porch, entry and detailing will significantly improve the aesthetics of the home. A false gable above the garage, and other Craftsman elements, will tie in the rest of the exterior with the new look.
The kitchen will be completely updated and expanded by recessing the fridge and pantry into the former laundry room space. After moving the laundry room to the second floor, there will be room on the main level for a new entry closet and large mudroom. The open-concept kitchen, casual dining, and great rooms will welcome family and friends. Wood-clad beams and sliding barn doors extend the Craftsman style to the interior. The existing formal dining and living rooms remain, along with the main floor office. The bright and spacious new sunroom will transmit the outdoor light into the home with lots of glass on all four walls, towards the yard and into the house.
Upstairs, the dated ensuite bathroom will become a modern space with a freestanding tub and separate toilet room. Two bedrooms will be extended for larger living space and full closets.

The exterior of this home was not only dated, but showcasing the architecture of two competing decades (the 50’s and 70’s). Our clients wanted a modern update to the exterior and a practical front entry. The flat roof on their living room was also leaking and needed to be addressed.
We said goodbye to the brick and aluminum siding and replaced it with stone and cement fibre. An eyebrow roof delineates the stone and siding and we extended the roof of the main home for weather protection and aesthetic improvement. Wrought iron railings and stone steps fit in nicely with their natural surroundings and invite visitors to the front door.
A foyer addition allowed the creation of a covered porch area on the outside and an open coatroom and home office extension on the inside. Round windows were added to the front and side of the home which add style and bring in much needed natural light.
The existing family room with the leaking roof was legally non-conforming and required a minor variance. Existing defined parking areas further complicated this issue, but we were able to compromise by not extending the front porch across the full width of the addition. A new sloped roof, with interior vaulted ceilings enhances the visual indoor-outdoor integration of the home.
This renovated home’s new exterior fits in perfectly with the neighboring homes and provides the owner’s with two covered entries to protect them from our Ottawa climate.

Paradise Found Construction
Susan and Doug loved their two-story home set on a lovely large and secluded wooded lot in a quiet and centrally located neighborhood in Apex, NC.
They decided that they would retire in the home, but were aware of their need to transition to a first-floor fully accessible living environment as they aged so that they could remain in their home as long as possible. Our solution was to design and build a first-floor Master Bedroom suite that flows seamlessly into the other living areas on their first floor, and also serves to bring more of the “outdoors in”, allowing them to enjoy more of their lovely large wooded back yard and gardens.
The Aging in Place and Special Needs Accessible Master Bedroom Suite Addition transformed their two-story home into a fully accessible and functional 1st Floor retirement home, with guest suites on the 2nd Floor!
