The goal of the client was to have a basement getaway like no other. In addition to their authentic Irish Pub (imported from Ireland) & classic billiard/poker area, they wanted a place that they to gather and watch multiple football games and the occasional movie in luxury while still keeping the pub atmosphere.
After meeting with the client, we designed a media retreat that met the homeowners expectations for a getaway that was easy to use and enhanced their decor.
We installed an 84" Ultra-HD 4K flat panel, flanked by 2 65" High Definition displays, each can display a different game and switch displays on the fly. The system is controlled by a Crestron Control system as well as the multiple zones of audio through-out the basement and the outside pool area. The Crestron is controlled by the client easily using an iPad with icon driven interface custom programmed by Georgia Home Theater.
This install was a success in meeting the clients wishes to have a relaxing area that was inviting and simple to use.

A modern apartment in East London required window fly screens for optimum insect-free ventilation. Discover the full story of this install below…
Set in a high-rise building overlooking Stratford, London, this well-situated apartment greatly appealed to the homeowners when scouring the property market. After moving in, however, there were a growing number of concerns which were negatively affecting their quality of home life.
The first issue was the number of insects that were swarming into their apartment every time they opened the window. With one half of the apartment covered in glass, it meant that sticky summer days would be unbearable without opening the windows for fresh air.
Mosquitoes, flies, wasps and more would enter the apartment, causing irritation, bites, and bringing in harmful bacteria. Adding to this issue was the waterborne insects from the nearby Bow Back Rivers (which connect to the River Lea and River Thames).
When fresh air would enter the apartment, it would be filled with carbon monoxide, nitrogen dioxide, lead, and other harmful pollutants. Though steps are being taken to improve London’s air quality, this kind of pollution is often unavoidable in metropolitan life.
The apartment was also home to cats. The homeowners would worry about their cats’ safety when the windows were left open, especially with them being in a high storey building. There was a glass barrier in front of the windows, but it only reached to about halfway up the window, leaving room for the cats to potentially climb onto.
With concerns mounting up, the homeowners went searching for solutions. Before long they found their answer in Phantom Screens. Having looked through our website and been impressed with our fly screens for windows, they didn’t hesitate to get in touch.
Our customers sent over some images and measurements of their windows. Our team then carefully discussed their requirements and booked in a free home survey at a date and time that was convenient for the customers. We visited the property to get a closer look, take precise measurements, and discuss our array of suitable options at length with the customers. After a few weeks of handcrafting the screens in our factory, we returned to the apartment to install them.
Three standard fly screens for windows were retrofitted. This install was more complicated than usual, as it required us to create a bespoke solution. However, our install team thrive on new challenges and were thrilled to see it take shape.
Additional subframes were manufactured so that the screens could fit in front of the windows and meet the glass barrier in the middle. This acted perfectly as a shield between the cats and the windows.
Manual screens are operated by hand for easy deployment when opening windows. The screens and subframes were colour matched to the existing framework so that they blended in as if they were always part of the design.
The chosen fabric for these screens was our standard insect mesh as it provided the most ventilation and let in the most natural light. The apartment’s views over the Central London skyline, ABBA arena, London stadium and more have been completely retained as our screens are designed to keep the views intact.
Screens can improve the quality of air and general hygiene in your home, as they can filter out some of the dust and bacteria (plus microorganisms carried by insects). The homeowners can now enjoy bug-free ventilation with cleaner air entering the home – keeping the apartment more hygienic and feeling fresh!
Our customers were so thrilled with the result that they left us a glowing Google review – see below.
“We contacted Phantom Screens to add fly screens to our winter garden. We were looking for a bespoke solution that would fit the existing look of the room but also be robust enough to prevent our cat from jumping off the windows when open. We are very happy to say that they delivered on all of these points with full marks.
From the start, they were very professional as they provided us with various options for our slightly odd situation. They then sent an engineer our way to assess the situation in person and provide a more detailed quote. After that, a second visit was arranged to take samples of the colour of the windows, as well as precise measurements to install some supports that were needed to run the guides on the sides of the windows.
On the day of the installation, the two engineers took just shy of three hours to do an impeccable job – they performed the work without any mess and with minor to no disruption to us.
The end result is even better than what we were expecting! The screens look like they were there from the beginning, and they disappear with the rest of the window when they are closed. Even when open, they don’t take too much light away from the room, which is an added bonus. Plus, they feel sturdy enough to keep our cat from jumping off the window. They also went the extra mile by installing a metallic cover at the bottom of the balustrade to cover a gap that our cat would be able to sneak through.
Overall, a very professional and positive experience that’s totally worth the cost (which itself is not exceedingly high either). Highly recommended!”

Corinthian Fine Homes
This homeowner lived on a very prominent golf course and wanted to feel like he was on the putting green of the 9th hole while standing at his family room window. The existing layout of the home had the garage enjoying that view with the outdated dining room, family room and kitchen further back on the lot. We completely demoed the garage and a section of the home, allowing us to design and build with that view in mind. The completed project has the family room at the back of the home with a gorgeous view of the golf course from two large curved bay windows. A new fireplace with custom cabinetry and shelf niches and coffered high ceilings makes this room a treasure. The new kitchen boasts of white painted cabinetry, an island with wood top and a 6 burner Wolf cooktop with a custom hood, white tile with multiple trim details and a pot filler faucet. A Butler’s Pantry was added for entertaining complete with beautiful white painted cabinetry with glass upper cabinets, marble countertops and a prep sink and faucet. We converted an unused dining room into a custom, high-end home office with beautiful site- built mahogany bookcases to showcase the homeowners book collections. To complete this renovation, we added a “friends” entry and a mudroom for improved access and functionality. The transformation is not only efficient but aesthetically pleasing to the eye and exceeded the homeowner’s expectations to enjoy their view of the 9th hole.
Progressive Design Build
Challenge
After living in their home for ten years, these Bonita Bay homeowners were ready to embark on a complete home makeover. They were not only ready to update the look and feel, but also the flow of the house.
Having lived in their house for an extended period of time, this couple had a clear idea of how they use their space, the shortcomings of their current layout and how they would like to improve it.
After interviewing four different contractors, they chose to retain Progressive Design Build’s design services. Already familiar with the design/build process having finished a renovation on a lakefront home in Canada, the couple chose Progressive Design Build wisely.
Progressive Design Build invested a lot of time during the design process to ensure the design concept was thorough and reflected the couple’s vision. Options were presented, giving these homeowners several alternatives and good ideas on how to realize their vision, while working within their budget. Progressive Design Build guided the couple all the way—through selections and finishes, saving valuable time and money.
Solution
The interior remodel included a beautiful contemporary master bathroom with a stunning barrel-ceiling accent. The freestanding bathtub overlooks a private courtyard and a separate stone shower is visible through a beautiful frameless shower enclosure. Interior walls and ceilings in the common areas were designed to expose as much of the Southwest Florida view as possible, allowing natural light to spill through the house from front to back.
Progressive created a separate area for their Baby Grand Piano overlooking the front garden area. The kitchen was also remodeled as part of the project, complete with cherry cabinets and granite countertops. Both guest bathrooms and the pool bathroom were also renovated. A light limestone tile floor was installed throughout the house. All of the interior doors, crown mouldings and base mouldings were changed out to create a fresh, new look. Every surface of the interior of the house was repainted.
This whole house remodel also included a small addition and a stunning outdoor living area, which features a dining area, outdoor fireplace with a floor-to-ceiling slate finish, exterior grade cabinetry finished in a natural cypress wood stain, a stainless steel appliance package, and a black leather finish granite countertop. The grilling area includes a 54" multi-burner DCS and rotisserie grill surrounded by natural stone mosaic tile and stainless steel inserts.
This whole house renovation also included the pool and pool deck. In addition to procuring all new pool equipment, Progressive Design Build built the pool deck using natural gold travertine. The ceiling was designed with a select grade cypress in a dark rich finish and termination mouldings with wood accents on the fireplace wall to match.
During construction, Progressive Design Build identified areas of water intrusion and a failing roof system. The homeowners decided to install a new concrete tile roof under the management of Progressive Design Build. The entire exterior was also repainted as part of the project.
Results
Due to some permitting complications, the project took thirty days longer than expected. However, in the end, the project finished in eight months instead of seven, but still on budget.
This homeowner was so pleased with the work performed on this initial project that he hired Progressive Design Build four more times – to complete four additional remodeling projects in 4 years.

Roeser Home Remodeling
This young couple in Glendale loved their home and their neighborhood, but with three growing children they felt they were running out of space. They began a list of needs which quickly grew after a couple of years. This list helped them to see how they used their current space, but also helped them identify what was lacking.
Their needs list quickly revealed that a two-story addition would be needed to fit all the family’s requirements. With much thought and discussion, a design was created by the Roeser Team in collaboration with Ann Begemann, architect. It was important to the homeowner that the design fit the look of the house. This is always a top priority for Roeser Home Remodeling. We pride ourselves in our finish product appearing as if it had always been there and especially in this remodel, we think we succeeded.
On the list of this family’s needs were to have ample storage space for the three children’s school and sporting equipment. A wider entrance hallway from the garage and the backyard provided a unique place to build custom locker spaces, along with a communication station that will close nice and neat when company is expected. Drawer units also give extra storage and allow for a filing system to keep track of all the paper work that comes home. Extra cabinets above the lockers provide much needed additional storage for out of season belongings. A 12 X 24 S140 tile floor laid in a broken joint pattern provides for easy cleaning of this space and keeps dirty shoes or boots from finding its way into the main living quarters.
The kitchen was at the top of the priority list for this family as well. The existing kitchen was just too small and narrow and did not allow for an eat-in kitchen, or an adequate workspace for the family. Since the homeowner loves to cook, our Roeser Home Remodeling designer came up with a beautiful design plan that allowed for both. The kitchen was moved to the addition, and the existing kitchen was remodeled with a breakfast nook, housing both a custom bench and a table with chairs, along with a pantry and dry bar. This was the perfect plan and now allows the homeowner to have seating and storage for the family and entertaining.
The custom bench was built to match a picture the homeowner had and was custom produced in our own little mill shop. A drawer on both sides of the bench is handy for any extra storage items that the family may need seasonally.
The kitchen quickly became a favorite with the Roeser Home Remodeling Team. With the mix of metals and the many extra features in this space, this kitchen is full of interest as well as function.
The perimeter cabinets are Wellborn Cabinet’s Premier Line, Charleston maple door style with glacier pewter finish. A Kohler Apron Front smart divide sink adds to the design and function of this beautiful kitchen.
A wall mount pot filler hovers above a Wolfe five-burner stove top. The Wellborn hood unit passes the cabinet depth of the upper cabinets and compliments the Wellborn drawer unit underneath. Deeper drawers housed the 36” Wolf, five-burner professional gas stove top and added more storage. The addition of feet to the bottom of the drawer unit along with pushing back the toe kick gives an added detail and look of a furniture piece.
Flanking each end of the perimeter of cabinets are high end appliances. The 42” built-in French Door Sub-Zero Refrigerator/Freezer is left of the sink and concealed by Wellborn appliance panels. The Bosch 800 Series Dishwasher next in line is also concealed by a Wellborn appliance panel. However, the 30” Professional Wolf Oven and the 30” M Series Wolf Professional Convection Steam Oven sparkle with their stainless-steel finishes complimenting the Kohler Artifacts pull-down kitchen faucet, the Kohler Artifacts Pot Filler and the Top Knobs Hardware (Normandy Appliance Pulls in Polished Nickel, Button Faced Knob in Polish Nickel and the Tuscany Small D- Pull in Pewter Antique). A 30” Kitchen-Aid electric warming drawer is concealed by a Wellborn Drawer front and Top Knob hardware.
The Quartzite counter top in Taj Mahal is always an eye-catching feature for this beautiful kitchen. The large space of the island shows off its remarkable beauty. The island stands on its own with a custom design using Wellborn Cabinets Premier Line, Charleston maple door style in a Pebble Java finish, a darker finish cabinet not only serves as a focal point, but also warms the room against its starker contrast. The island houses a Sharp microwave drawer and its hardware is the same Tuscany small D-Pull as the rest of the kitchen, but in a German Bronze finish to compliment the island’s Hudson Valley Orchard Park light in an Aged Brass Finish.
The original half bath was the only bathroom on this floor of the house and the expense to move it was not an option. The location of the bathroom in the middle of the house was problematic. Roeser Home Remodeling solved the problem by creating an opening between the living room and new family room, along with giving the illusion of a small hallway behind the dry bar in the breakfast room. This created a nice space going into the living room and gave the feeling of an open floor plan, providing and a nice private entry to the existing half bath.
Updating the bath with wallpaper, a new Barclay- Stanford Pedestal Sink, a new Portsmouth wide-spread faucet in polished nickel, a new Devonshire comfort height toilet, new towel ring, paper holder, lighting and mirror made this cute little powder room a jewel in its own right!
The family room was also housed in the addition as a family hang-out place for homework, games and movie watching. Two sets of Sierra Pacific 6’0” X 6’8” aluminum clad wood French Sliding Patio Doors were installed to invite the outdoors in. This allowed for natural lighting and an open spacious feel to the room.
A Custom Entertainment Unit built by Roeser Home Remodeling in our mill shop, is the perfect space to house all the family’s television and gaming needs, keeping them neatly stored, but also close at hand.
Opposite of the French Doors is the original opening to the backyard. By keeping the opening and installing beautiful glass doors, it opened the flow of the house to the formal living room. By adding the glass doors, it provided a cozy area for quiet adult conversation while keeping an eye on the children as they play or watch TV.
