Located on a prime section within the boutique beachside subdivision of Coast Papamoa lies a modern three-storey townhouse. Maximising generous site covenants and drawing on the client’s wish to integrate strong geometric shapes, the house is a fusion of stacked traditional and functional forms and a simple, yet sophisticated, traditional kiwi design style.
Emphasis has been placed on multifunctional zones across all three levels which have superb views over to the beach and west towards Mount Maunganui.
A well-defined entrance at ground level leads to a generous guest suite or towards the feature stairwell which provides access to the floors above. Three car garaging, ample storage and plenty of utility space completes the ground floor.
The first level is a split of double bedrooms with bathrooms and the main living space. The living space is a mix of indoor and outdoor zones designed for ample solar gain while being sheltered from harsh afternoon sun by a bank of opening louvers. Large northwest facing decks project over the section and have excellent views of the beach and Mount Maunganui to the west.
Finally, the second level contains the master suite with views for up down and across the coast while maintaining absolute privacy. A generous office is located on the upper floor to get some work done when required. In saying that, any office work will be difficult thanks to the views in the opposite direction.
A durable palette of Oamaru stone, Sto plaster and cedar claddings help nestle this home into the coastal environment. Contemporary, bold but relaxed, this house will offer its owners a peaceful and enjoyable lifestyle for years to come.

M.I.R. Phase 3 denotes the third phase of the transformation of a 1950’s daylight rambler on Mercer Island, Washington into a contemporary family dwelling in tune with the Northwest environment. Phase one modified the front half of the structure which included expanding the Entry and converting a Carport into a Garage and Shop. Phase two involved the renovation of the Basement level.
Phase three involves the renovation and expansion of the Upper Level of the structure which was designed to take advantage of views to the "Green-Belt" to the rear of the property. Existing interior walls were removed in the Main Living Area spaces were enlarged slightly to allow for a more open floor plan for the Dining, Kitchen and Living Rooms. The Living Room now reorients itself to a new deck at the rear of the property. At the other end of the Residence the existing Master Bedroom was converted into the Master Bathroom and a Walk-in-closet. A new Master Bedroom wing projects from here out into a grouping of cedar trees and a stand of bamboo to the rear of the lot giving the impression of a tree-house. A new semi-detached multi-purpose space is located below the projection of the Master Bedroom and serves as a Recreation Room for the family's children. As the children mature the Room is than envisioned as an In-home Office with the distant possibility of having it evolve into a Mother-in-law Suite.
Hydronic floor heat featuring a tankless water heater, rain-screen façade technology, “cool roof” with standing seam sheet metal panels, Energy Star appliances and generous amounts of natural light provided by insulated glass windows, transoms and skylights are some of the sustainable features incorporated into the design. “Green” materials such as recycled glass countertops, salvaging and refinishing the existing hardwood flooring, cementitous wall panels and "rusty metal" wall panels have been used throughout the Project. However, the most compelling element that exemplifies the project's sustainability is that it was not torn down and replaced wholesale as so many of the homes in the neighborhood have.

The "Chic Rose Master Suite" was a master bedroom that was for a single mom of twin girls who wanted a space that was her oasis. We created a mature yet elegant design by playing with deep color tones, sophisticated metal fabrications in some of the decor elements, and highly organized walk in closet that doubled as an at home office. By creating a spa environment in the master bathroom, we created an entire suite that is elegant, chic, and sophisticated... the perfect bedroom for this young professional.

We were given the challenge of designing a house overlooking a pond on a site constrained by wetlands. Our client had an interest in permanence and solidity and a desire to work with architectural concrete. Additionally, the client desired interiors that would showcase their substantial art collection. Our design approach began with the footprint of an L-shaped courtyard house, which in part, was determined by the limited buildable area. The house is sited on a natural rise in the land, allowing the first floor elevation to rise 15 ft above the pond’s surface; this height provides dynamic views through the trees that separate the house from the pond. Ultimately, our design leverages the inherent capabilities of architectural concrete i.e. its structural capacity; the material allows for bold cantilevers and expanses of glass, creating greater transparency between interior and exterior environments.
The interior palette is comprised of rift sawn oak with 16-inch wide oak plank flooring, oak casework and millwork, a stainless steel and glass main staircase, and minimalist concrete details throughout. On the upper level, the plan accommodates a master bedroom suite, three children’s bedrooms, and a family room. The first floor includes a guest bedroom, living room, kitchen, dining room, office, and family room. The ground level has a recreational room, a mudroom, and office/studio. The site plan employs native plantings and includes a small resistance pool in the courtyard.
Concrete will be utilized for all of the house’s structural and insulation components. This method modulates the fluctuation of interior temperature, creating both an energy-efficient envelope and enough concrete mass to keep temperatures moderate and consistent throughout a 24-hour day. The employment of triple-glazed windows and a triple-glazed aluminum curtain wall further increases the project’s energy efficiency and allows the house to have abundant glass. Natural light permeates the interior and affords spectacular view in all directions of both Todd Pond and the neighboring woodlands.
