Walls with thick plaster arches, simple and intricate tile designs, barrel vaulted ceilings and creative wrought iron designs feel very natural and earthy in the warm Southern California sun. Hand made arched iron doors at the end of long gallery halls with exceptional custom Malibu tile, marble mosaics and limestone flooring throughout these sprawling homes feel right at home here from Malibu to Montecito and Santa Ynez. Loggia, bar b q, and pool houses designed to keep the cool in, heat out, with an abundance of views through arched windows and terra cotta tile. Kitchen design includes all natural stone counters of marble and granite, large range with carved stone, copper or plaster range hood and custom tile or mosaic back splash. Staircase designs include handpainted Malibu Tile and mosaic risers with wrought iron railings. Master Bath includes tiled arches, wainscot and limestone floors. Bedrooms tucked into deep arches filled with blues and gold walls, rich colors. Wood burning fireplaces with iron doors, great rooms filled with hand knotted rugs and custom upholstery in this rich and luxe homes. Stained wood beams and trusses, planked ceilings, and groin vaults combined give a gentle coolness throughout. Moorish, Spanish and Moroccan accents throughout most of these fine homes gives a distinctive California Exotic feel.

The Cleveland Park neighborhood of Washington, D.C boasts some of the most beautiful and well maintained bungalows of the late 19th century. Residential streets are distinguished by the most significant craftsman icon, the front porch.
Porter Street Bungalow was different. The stucco walls on the right and left side elevations were the first indication of an original bungalow form. Yet the swooping roof, so characteristic of the period, was terminated at the front by a first floor enclosure that had almost no penetrations and presented an unwelcoming face. Original timber beams buried within the enclosed mass provided the
only fenestration where they nudged through. The house,
known affectionately as ‘the bunker’, was in serious need of
a significant renovation and restoration.
A young couple purchased the house over 10 years ago as
a first home. As their family grew and professional lives
matured the inadequacies of the small rooms and out of date systems had to be addressed. The program called to significantly enlarge the house with a major new rear addition. The completed house had to fulfill all of the requirements of a modern house: a reconfigured larger living room, new shared kitchen and breakfast room and large family room on the first floor and three modified bedrooms and master suite on the second floor.

Originally built in 1929, this simple two story center hall white wood clapboard colonial satisfied all of the early 20th century requirements; formal front elevation with full porch, central foyer/stair hall bounded by formal rooms, private bedroom space on the second floor, and, no relationship to the backyard.
Americans love their early century houses, but they do not love the way they function, forsaking usable modern first floor spaces such as kitchen, mudroom, family room, powder room, and a strong connection to the back yard.
In this case, the solid house ignored the backyard with its original 1920’s kitchen dumping out onto the left side of the house; there was a total lack of connection. The project program asked for a new kitchen and the other missing pieces, but most importantly, a clear, strong connection to the vast rear lawn with an assemblage of spaces starting with the kitchen flowing into the family room, then flowing into the screened porch that spilled onto the rear porch, and then culminates to the hardscape and softscape of the vast lush lawn.
The new architecture is simple like the house; a new gabled volume of open space for the family room that feels connected and then disengaged from the house by a gasket addition holding the kitchen and utility entrance; a strong center access through the spaces carrying the focus from indoors to outdoors; traditional forms creating a crisp modern aesthetic of material, light, form and detail.
The addition is respectful to the original house, but not without imposing its own place in time, commanding the rear elevation in a diminutive manner.

We were asked to create something really special for one of our most admired clients. This home has been a labor of love for both of us as we finally made it exactly what she wanted it to be. After many concept ideas we landed on a design that is stunning! All of the elements on her wish list are incorporated in this challenging, multi-level landscape: A front yard to match the modern traditional-style home while creating privacy from the street; a side yard that proudly connects the front and back; and a lower level with plantings in lush greens, whites, purples and pinks and plentiful lawn space for kids and dogs. Her outdoor living space includes an outdoor kitchen with bar, outdoor living room with fireplace, dining patio, a bedroom-adjacent lounging patio with modern fountain, enclosed vegetable garden, rose garden walk with European-style fountain and meditation bench, and a fire pit with sitting area on the upper level to take in the panoramic views of the sunset over the wooded ridge. Outdoor lighting brings it alive at night, and for parties you can’t beat the killer sound system!

Structure Home
4,945 square foot two-story home, 6 bedrooms, 5 and ½ bathroom plus a secondary family room/teen room. The challenge for the design team of this beautiful New England Traditional home in Brentwood was to find the optimal design for a property with unique topography, the natural contour of this property has 12 feet of elevation fall from the front to the back of the property. Inspired by our client’s goal to create direct connection between the interior living areas and the exterior living spaces/gardens, the solution came with a gradual stepping down of the home design across the largest expanse of the property. With smaller incremental steps from the front property line to the entry door, an additional step down from the entry foyer, additional steps down from a raised exterior loggia and dining area to a slightly elevated lawn and pool area. This subtle approach accomplished a wonderful and fairly undetectable transition which presented a view of the yard immediately upon entry to the home with an expansive experience as one progresses to the rear family great room and morning room…both overlooking and making direct connection to a lush and magnificent yard. In addition, the steps down within the home created higher ceilings and expansive glass onto the yard area beyond the back of the structure. As you will see in the photographs of this home, the family area has a wonderful quality that really sets this home apart…a space that is grand and open, yet warm and comforting. A nice mixture of traditional Cape Cod, with some contemporary accents and a bold use of color…make this new home a bright, fun and comforting environment we are all very proud of.
