Hi JMitttman, thank you for the idea, I realize I omitted the fact that I am OK with some of the wood work being covered, My main concern is not covering the corner details. and making sure the windows are fully blocked at night as most of our neighbors, keep their porch lights on and the street lights are fairly close to the level of our windows, being up so high. All but a few of our windows are the same as these, including our bedroom which is to the left of the photos. I am trying to find creative way of hanging my already made silk drapes, which I do not want to replace with new. In the kitchen, breakfast/sun room to the right of these windows on the east side, or bath at the back left of the is room, west facing, I think cafe curtains would be a great alternative, but in the bedrooms, and the LV, i need more light blocking qualites.

The first house we bought was almost 1700sqf. We moved in the two & A half of us when I was 7 Mo. along with our first baby. A beautiful 1911 old Portland style house, with a huge covered front porch [20ft. long], a porch swing with a view of the west hills & The twinkling lights at night. Our Daughter was the calm before the storm. The porch swing was the perfect spot, rain or shine for ONE of her colicky twin brothers. The old windows had panes of wavy glass. We had plenty of natural light, a wood burning fireplace & Crown molding that adds amazing character to a home! With the addition of our fourth & finale baby, our Daughter was so excited to have a roommate of her very own! So what if that roommate is a boy. As long as she can read to him, it was all good. We got rid of our dining room table a few years ago to make way for the Barbie party playhouse, lincoln logs, blocks & A variety of toys. We had a 3 bd., 1 bth., large eat-in kitchen, home with a full unfinished basement that's damp, okay wet, during the rainy season. Did I mention we live in Oregon, where the rainy season can last 7,8,9 even 10 months or More! After 10 years of memories, it was time to find a larger home. Wow, we knew the housing market had gone up all over, but the Mt.Tabor area had gone crazy. As buyers, we were priced out of the market in that area. Our home sold for three times what we paid & We still couldn't afford 1 more bdr & 1 more bth. We refused to be house poor. Which would have cost over $500,000 just to stay in our area. We looked in all directions. Including across the river in Washington State, No thanks I would rather NOT pump my own gas or pay a sales tax. So off to the suburbs it was for us. It's not a 1911 old Portland style, but it was less than what we sold our house for. A 9000sqf lot, Frml.Lr, Dn.rm, 4bd, 3bth, fam.rm, bns.rm, den, sauna, hot tub, backs to grn.space. It's not a cookie cutter house, your neighbors aren't stacked on top of each other. The only problem is the lack of character. It's gonna take some time & Money to put the finishing touches on it, But we love it. Even though it looks like we are moving out when you walk in the living room due to the lack of furniture. The old place only had a living room with enough room for a couch, oversized chair, T.V, coffee table & An end table. All of which is in the family room. But we are gonna take our time & Wait till we find what we feel really makes it our home!

Hi lab193, I'd like to introduce another alternative for the popcorn ceilings aside from removing them (which, depending on age, could mean asbestos exposure), or covering them with drywall or bead board, and that is stretch ceilings. Stretch ceiling is also a covering, but because the material is thinner and lighter than beadboard or drywall, it needs no support except around the edges. It covers the ceiling in a single sheet. This means there are no seams, so there's no taping or mudding to make seams disappear. It also means that you can have an extremely smooth flat ceiling - so much so that our most popular finish is high gloss, because there are no flaws for the shine to show up as it would show with glossy paint. We can install a stretch ceiling below the coffers and cover them up, or we could install smaller stretch panels in between the beams to keep the coffered look. Either way, the material also comes in translucent, so you could add lighting in the ceiling and use stretch ceiling to diffuse it. good morning! thank you for everyone's contributions to my little dilemma. allanaspree- thank you for sharing that stockholm with a pink layer. very interesting. i pulled out the stockholm (8.2 x 11.6) and it was too small. and the black + white was too much. alexandra - i love all of your ideas. i didn't even consider dying the cowhide! for me, i think i'm most drawn to the idea (as allanaspree also suggested) to get a custom 12x12 jute or sisal, and layer either the cowhide or a hot pink over. babophz - yes, the rug would be enormous (interestingly, the one i originally picked out - the hot pink Heriz in first post) WAS 10x13 which would work in the room. is it a sign??? i worry that i might tire of it after a while. and it is SUCH a huge statement (and i want the art to be the focal / statement). and finally ted - i agree, accent wall can be the afterthought. have i wanted to change the honey-maple, bevelled window trim / jambs / arched windows??? OF COURSE! this house was built in 1999, and is a time-capsule of that era. i've tried to work within the home's context while integrating my modern sensibilities. we've done a great deal in the short 2 years we've been in, but it's all about budget. (my bathrooms are next: full of brass / pink fixtures + blue granite. don't get me started!) so i think my decision is to do a custom square jute with something layered over top. i will bring in greenery (maybe snake plant in a tall fuscia container where the current teak sculpture is by the window). and some plants on media unit. thank you so much folks! i appreciate everyone's comments and suggestions!

Fabulous, just fabulous! Love the terraced beds. If I went out in the early morning in your garden to take pictures, I wouldn't make it back in the house till lunch.I'd be walking around in a stupor It is so exciting to see full garden shots.

All your hard work has paid off big time! Your gardens are truly magnificent. These photos look like they should be in a gardening magazine. My favorites are the first one and the terraces gardens.

wren- It does take me a long time to get my pictures all done lately as I take so many of them.

Debra- If I took pictures for a magazine I would have to deadhead all the daylily beds. I never do that although I know it would look better. But I don't have the time. So I just deahead in the closeups and try to clean up everything that is in the frame.

I am really glad to have all the worst of the work done which was creating all the spaces and filling them. I am getting older and I want to do more enjoying of the gardens and less digging of them!

Julia- I am so totally out of room. Last year I even took over my veggie garden and made it into mostly daylilies and Tall Bearded Iris.

Wow, your gardens are spectacular, enjoyed photo tour very much. It is a riot of color! I especially like the first picture. Driveway slope doesn't even look sloped!
Beautiful red color dl in former relocation garden, and I also liked the dark red one in the last pic behind the hook.

Beautiful Pictures, Rita.I love them terrace gardens. So pretty. I like how you have some of them really tall lilies scattered here and there in the back.Love the purpleish ones a lot.Along your driveway is very pretty, too.I see tons of buds yet to open, so maybe our pictures will last awhile.:))

Your garden is absolutely gorgeous, Rita. I really like the effect of the portulaca in front of the daylilies too. That effect of different levels of color is very pretty!

You have done a wonderful job! enjoy it.

Oh wow, Rita. Everything looks so lush and green! I think my favorite picture is the last picture of the terraces garden.

Do you have an old picture showing what your place looked like before you did all this work? What a transformation!

nat- That side of the driveway is so steep that it can not be cut with a lawn mover. I really had a very difficult time planting that slope because it was too steep to easily work on. So it was a really big project. But now that it is done I just love it.

Jean- So much more to open there should be blooms for a very long time.

Kay- I think putting the portulaca there in front was one of my very best ideas :-) I intend to put it there again next year as I just love it.

Vickie- I am sure I do have lots of old pictures. But who cares what it looked like in the ugly before pictures?

Wow Rita, everything looks absolutely perfect, don't go changing a thing. I know a garden is supposed to be a work in progress, but I think yours has arrived!

Nancy- Thank you! What a nice compliment. You know I always am working on my garden but I am actually done with all the big parts. All my garden beds are created and I moved so many of my daylilies two years ago to create that slope garden and redo the plateau. I even moved daylilies this spring, mostly moving an entire row forward to get away from shrubs that grew larger.

The things left to do are minor compaired to what has come before. I plan to add more spring bulbs this fall and I am sure I will keep adding lilies and bulbs in future years.

Even my rose beds are complete. The daylilies I will probably chuck out afew but basicly things are not planned to change.
