In 2008 an extension was added to this small country home thus allowing the clients to redesign the main floor with a larger master suite, housing a separate vanity, and a bathroom filled with technology, elegance and luxury.
Although the existing space was acceptable, it did not reflect the charismatic character of the clients, and lacked breathing space.
By borrowing the ineffective space from their existing “entrance court” and removing all closets thus permitting for a private space to accommodate a large vanity with Jack and Jill sinks, a separate bathroom area housing a deep sculptural tub with air massage and hydrotherapy combination, set in a perfect symmetrical fashion to allow the beautiful views of the outdoor landscape, a thin 30” LCD TV, and incorporating a large niche wall for artful accessories and spa products, as well as a private entrance to the large well organized dressing room with a make-up counter. A peaceful, elegant yet highly functional on-suite was created by this young couple’s dream of having a contemporary hotel chic palette inspired by their travels in Paris. Using the classic black and white color combination, a touch of glam, the warm natural color of cherry wood and the technology and innovation brought this retreat to a new level of relaxation.

OBJECTIVES
Remove existing surrounding walls and closets, incorporated same flooring material throughout adding texture and pattern to blend with each surrounding areas.
Use contrasting elements, but control with tone on tone textured materials such as wall tile. Use warm natural materials such as; solid cherry shaker style pocket doors. Enhance architectural details.
Plan for custom storage using ergonomics solutions for easy access. Increase storage at entry to house all winter and summer apparel yet leave space for guest belongings.
Create a fully organized and functional dressing room.
Design the bathroom using a large shower but taking in consideration client’s height differences, incorporate client’s flair for modern technology yet keeping with architectural bones of existing country home design.
Create a separate room that fits the desired hotel chic design and add classic contemporary glam without being trendy.
DESIGN SOLUTIONS
By removing most walls and re-dividing the space to fit the client’s needs, this improves the traffic flow and beautifies the line of sight. A feature wall using rich materials such as white carrara marble basket weave pattern on wall and a practical bench platform made out of Staron-pebble frost, back-lit with a well concealed LED strip light. The glow of two warm white spot lights, highlight the rich marble wall and ties this luxuriant practical element inviting guests to the enticing journey of the on-suite.
Incorporate pot-lights in ceiling for general lighting. Add crystal chandeliers as focal point in the vanity area and bathroom to create balance and symmetry within the space. Highlight areas such as wall niches, vanity counter and feature wall sections. Blend architectural elements with a cool white LED strip lighting for decorative-mood accents.
Integrate a large seamless shower so as to not overpower the main attraction of the bathroom, insert a shower head tower with adjustable shower heads, The addition of a state of the art electronic bidet seat fitted on to an elongated tall boy toilette. Special features of this bidet include; heated seat, gentle washing ,cleaning and drying functions, which not only looks great but is more functional than your average bidet that takes up too much valuable space.
SPECIAL FEATURES
The contrasting materials using classic black and white elements and the use of warm tone materials such as natural cherry for the pocket doors is the key element to the space, thus balances the light colors and creates a richness in the area.
The feature wall elements with its richness and textures ties in the surrounding spaces and welcomes the individual into the space .
The aesthetically pleasing bidet seat is not only practical but comforting as well.
The Parisian Philippe Starck Baccarat inspired bathroom has it’s many charms and elegance as well as it’s form and function.
Loads of storage neatly concealed in the design space without appearing too dominant yet is the aspect of the success of this design and it’s practicality.

As a cottage, the Ridgecrest was designed to take full advantage of a property rich in natural beauty. Each of the main houses three bedrooms, and all of the entertaining spaces, have large rear facing windows with thick craftsman style casing. A glance at the front motor court reveals a guesthouse above a three-stall garage. Complete with separate entrance, the guesthouse features its own bathroom, kitchen, laundry, living room and bedroom. The columned entry porch of the main house is centered on the floor plan, but is tucked under the left side of the homes large transverse gable. Centered under this gable is a grand staircase connecting the foyer to the lower level corridor. Directly to the rear of the foyer is the living room. With tall windows and a vaulted ceiling. The living rooms stone fireplace has flanking cabinets that anchor an axis that runs through the living and dinning room, ending at the side patio. A large island anchors the open concept kitchen and dining space. On the opposite side of the main level is a private master suite, complete with spacious dressing room and double vanity master bathroom. Buffering the living room from the master bedroom, with a large built-in feature wall, is a private study. Downstairs, rooms are organized off of a linear corridor with one end being terminated by a shared bathroom for the two lower bedrooms and large entertainment spaces.

In the process of renovating this house for a multi-generational family, we restored the original Shingle Style façade with a flared lower edge that covers window bays and added a brick cladding to the lower story. On the interior, we introduced a continuous stairway that runs from the first to the fourth floors. The stairs surround a steel and glass elevator that is centered below a skylight and invites natural light down to each level. The home’s traditionally proportioned formal rooms flow naturally into more contemporary adjacent spaces that are unified through consistency of materials and trim details.

Designed with an open floor plan and layered outdoor spaces, the Onaway is a perfect cottage for narrow lakefront lots. The exterior features elements from both the Shingle and Craftsman architectural movements, creating a warm cottage feel. An open main level skillfully disguises this narrow home by using furniture arrangements and low built-ins to define each spaces’ perimeter. Every room has a view to each other as well as a view of the lake. The cottage feel of this home’s exterior is carried inside with a neutral, crisp white, and blue nautical themed palette. The kitchen features natural wood cabinetry and a long island capped by a pub height table with chairs. Above the garage, and separate from the main house, is a series of spaces for plenty of guests to spend the night. The symmetrical bunk room features custom staircases to the top bunks with drawers built in. The best views of the lakefront are found on the master bedrooms private deck, to the rear of the main house. The open floor plan continues downstairs with two large gathering spaces opening up to an outdoor covered patio complete with custom grill pit.

FOCUS The two-story clubhouse is
the focal point of the large space and
physically separates but blends the two
distinct rooms. The clubhouse has an
upper level loft overlooking the main
room and a lower enclosed space with
windows looking out into the playroom
and work room. There was a financial
focus for this creative space and the
use of many Ikea products helped to
keep the fabrication and build costs
within budget.
STORAGE Storage is abundant for this
family on the walls, in the cabinets and
even in the floor. The massive built in
cabinets are home to the television
and gaming consoles and the custom
designed peg walls create additional
shelving that can be continually
transformed to accommodate new or
shifting passions. The raised floor is
the base for the clubhouse and fort
but when pulled up, the flush mounted
floor pieces reveal large open storage
perfect for toys to be brushed into
hiding.
GROWTH The entire space is designed
to be fun and you never outgrow
fun. The clubhouse and loft will be a
focus for these boys for years and the
media area will draw the family to
this space whether they are watching
their favorite animated movie or
newest adventure series. The adjoining
workroom provides the perfect arts and
crafts area with moving storage table
and will be well suited for homework
and science fair projects.
SAFETY The desire to climb, jump,
run, and swing is encouraged in this
great space and the attention to detail
ensures that they will be safe. From
the strong cargo netting enclosing
the upper level of the clubhouse to
the added care taken with the lumber
to ensure a soft clean feel without
splintering and the extra wide borders
in the flush mounted floor storage, this
space is designed to provide this family
with a fun and safe space.

Project description:
Remodeling and expansion of a residence built in the 70's located in Mexico City. The project rescued all the valuable architectonic details integrating them into a new contemporary proposal. The goal was to achieve a better relationship between the interior and exterior, as well as a better use of the space.
Elegance, functionality and grand inflows of light were the axis on which the new interior proposal was based. The main façade required the most privacy possible, compensated with the total opening of the back façade towards the garden to make the most of the views.
The program was solved in different levels. The public areas are located in the main level, half a level above the master bedroom and a family room. Half level below are the secondary bedrooms sharing a separate living room. In the private areas was done the largest structural intervention, a court yard was closed to make the bedrooms bigger and to make a terrace in the master bedroom, that also has a fireplace and excellent views of the garden.
The result is a house with generous double height spaces and ample mid levels with a well defined design. All the spaces round up visually framing important works of art. The purity of the white color, the brightness of marble and limestone, and the dark wood tones balance the harmony achieved in and out doors. The garden has Zen details and a pond with fishes and plants.
The lighting was designed especially for each space while respecting the existing slab and trying to win the greatest height in the areas using only suspended lamps. It is fully automated with AMX and Lutron controls for audio and video distributed in all areas for comfort and adequate use of energy.
OMNIA Group Architects
Perched above the beautiful Delaware River in the historic village of New Hope, Bucks County, Pennsylvania sits this magnificent custom home designed by OMNIA Group Architects. According to Partner, Brian Mann,"This riverside property required a nuanced approach so that it could at once be both a part of this eclectic village streetscape and take advantage of the spectacular waterfront setting." Further complicating the study, the lot was narrow, it resides in the floodplain and the program required the Master Suite to be on the main level. To meet these demands, OMNIA dispensed with conventional historicist styles and created an open plan blended with traditional forms punctuated by vast rows of glass windows and doors to bring in the panoramic views of Lambertville, the bridge, the wooded opposite bank and the river. Mann adds, "Because I too live along the river, I have a special respect for its ever changing beauty - and I appreciate that riverfront structures have a responsibility to enhance the views from those on the water." Hence the riverside facade is as beautiful as the street facade. A sweeping front porch integrates the entry with the vibrant pedestrian streetscape. Low garden walls enclose a beautifully landscaped courtyard defining private space without turning its back on the street. Once inside, the natural setting explodes into view across the back of each of the main living spaces. For a home with so few walls, spaces feel surprisingly intimate and well defined. The foyer is elegant and features a free flowing curved stair that rises in a turret like enclosure dotted with windows that follow the ascending stairs like a sculpture. "Using changes in ceiling height, finish materials and lighting, we were able to define spaces without boxing spaces in" says Mann adding, "the dynamic horizontality of the river is echoed along the axis of the living space; the natural movement from kitchen to dining to living rooms following the current of the river." Service elements are concentrated along the front to create a visual and noise barrier from the street and buttress a calm hall that leads to the Master Suite. The master bedroom shares the views of the river, while the bath and closet program are set up for pure luxuriating. The second floor features a common loft area with a large balcony overlooking the water. Two children's suites flank the loft - each with their own exquisitely crafted baths and closets. Continuing the balance between street and river, an open air bell-tower sits above the entry porch to bring life and light to the street. Outdoor living was part of the program from the start. A covered porch with outdoor kitchen and dining and lounge area and a fireplace brings 3-season living to the river. And a lovely curved patio lounge surrounded by grand landscaping by LDG finishes the experience. OMNIA was able to bring their design talents to the finish materials too including cabinetry, lighting, fixtures, colors and furniture.
TVL Creative Ltd.
This project is an incredible transformation and the perfect example of successful style mixing! This client, and now a good friend of TVL (as they all become), is a wonderfully eclectic and adventurous one with immense interest in texture play, pops of color, and unique applications. Our scope in this home included a full kitchen renovation, main level powder room renovation, and a master bathroom overhaul. Taking just over a year to complete from the first design phases to final photos, this project was so insanely fun and packs an amazing amount of fun details and lively surprises. The original kitchen was large and fairly functional. However, the cabinetry was dated, the lighting was inefficient and frankly ugly, and the space was lacking personality in general. Our client desired maximized storage and a more personalized aesthetic. The existing cabinets were short and left the nice height of the space under-utilized. We integrated new gray shaker cabinets from Waypoint Living Spaces and ran them to the ceiling to really exaggerate the height of the space and to maximize usable storage as much as possible. The upper cabinets are glass and lit from within, offering display space or functional storage as the client needs. The central feature of this space is the large cobalt blue range from Viking as well as the custom made reclaimed wood range hood floating above. The backsplash along this entire wall is vertical slab of marble look quartz from Pental Surfaces. This matches the expanse of the same countertop that wraps the room. Flanking the range, we installed cobalt blue lantern penny tile from Merola Tile for a playful texture that adds visual interest and class to the entire room. We upgraded the lighting in the ceiling, under the cabinets, and within cabinets--we also installed accent sconces over each window on the sink wall to create cozy and functional illumination. The deep, textured front Whitehaven apron sink is a dramatic nod to the farmhouse aesthetic from KOHLER, and it's paired with the bold and industrial inspired Tournant faucet, also from Kohler. We finalized this space with other gorgeous appliances, a super sexy dining table and chair set from Room & Board, the Paxton dining light from Pottery Barn and a small bar area and pantry on the far end of the space. In the small powder room on the main level, we converted a drab builder-grade space into a super cute, rustic-inspired washroom. We utilized the Bonner vanity from Signature Hardware and paired this with the cute Ashfield faucet from Pfister. The most unique statements in this room include the water-drop light over the vanity from Shades Of Light, the copper-look porcelain floor tile from Pental Surfaces and the gorgeous Cashmere colored Tresham toilet from Kohler. Up in the master bathroom, elegance abounds. Using the same footprint, we upgraded everything in this space to reflect the client's desire for a more bright, patterned and pretty space. Starting at the entry, we installed a custom reclaimed plank barn door with bold large format hardware from Rustica Hardware. In the bathroom, the custom slate blue vanity from Tharp Cabinet Company is an eye catching statement piece. This is paired with gorgeous hardware from Amerock, vessel sinks from Kohler, and Purist faucets also from Kohler. We replaced the old built-in bathtub with a new freestanding soaker from Signature Hardware. The floor tile is a bold, graphic porcelain tile with a classic color scheme. The shower was upgraded with new tile and fixtures throughout: new clear glass, gorgeous distressed subway tile from the Castle line from TileBar, and a sophisticated shower panel from Vigo. We finalized the space with a small crystal chandelier and soft gray paint. This project is a stunning conversion and we are so thrilled that our client can enjoy these personalized spaces for years to come. Pro-Land was challenged with the task of incorporating a pool onto a property with large grade changes. Levels quickly became a key feature of this design, highlighting and creating pockets for each usable space. Because of the multiple spaces minimal materials were used throughout. Neutral Unilock pavers were used on the patios and walkways, and a beige toned stone on feature walls creates a cohesion to each space.

Located in the Cornfield Point area of Old Saybrook along Long Island Sound, this project brought a classic, yet forgotten beach house back to life. Through a little detective work and some creative ingenuity, we restored and enhanced the exterior to it’s former glory and transformed the interior to a highly efficient and functional home all the while uplifting its quaint cottage charm. On the exterior, we recreated a wonderful, airy front porch with cozy bench seats that look out to the water. The white cedar shingle siding is pre-bleached with a subtle flair at the bottom and a delicate break at mid-elevation. The asphalt shingles are not only beautifully matched with the siding, but offer superior reflective qualities to dissipate the heat of the summer sun. On the interior, we joined the front seasonal porch with the family room to form a larger, open living and dining space with paneled walls and ceilings anchored by the original round stone fireplace. In the rear, we carefully crafted a galley kitchen and laundry space with an adjacent first floor master suite. The diminutive house and property posed multiple practical and regulatory challenges which were overcome by a strong team effort, due diligence, and a commitment to the process.

The freestanding Chroma-therapy air tub was positioned in front of a three-sided shower enclosure which carries your eye all the way to the back of the bathroom to make it appear more open and spacious. A ceiling-mounted tub filler was used to keep a clean appearance around the tub, however, the 120” room ceiling height was not an ideal height for the tub filler. A “floating” ceiling was designed and heavily engineered in order to lower the tub filler height to 96”. This “floating” ceiling also housed the ceiling-mounted showerheads and in-shower LED lighting.
A three-sided shower was positioned on the center axis of the space, behind a free-standing tub. “His” and “Hers” vanity and commode areas were positioned on either side of the center axis, each with their own door into the central shower.

THEME
The theme of this half mile trail through the woods is evident in the fun, creative and all-inclusive obstacles hidden in the natural flow of the land around this amazing family home. The course was created with adults and children, advanced and beginner athletes, competitive and entertaining events all accounted for. Each of the 13 obstacles was designed to be challenging no matter the size, skill or ability of the athlete lucky enough to run the course.
FOCUS
The focus for this family was to create an outdoor adventure that could be an athletic, social and personal outlet for their entire family while maintaining the natural beauty of the landscape and without altering the sweeping views from the home. The large scale of the challenging obstacles is camouflaged within the landscape using the rolling hills and mature trees as a natural curtain in every season. The beauty of the course does not diminish the functional and demanding nature of the obstacles which are designed to focus on multiple strength, agility, and cardio fitness abilities and intensities.
STORAGE
The start of the trail includes a raised training area offering a dedicated space clear from the ground to place bags, mats and other equipment used during the run. A small all-terrain storage cart was provided for use with 6 yoga mats, 3 medicine balls of various weights, rings, sprinting cones, and a large digital timer to record laps.
GROWTH
The course was designed to provide an athletic and fun challenge for children, teens and adults no matter their experience or athletic prowess. This course offers competitive athletes a challenge and budding athletes an opportunity to experience and ignite their passion for physical activity. Initially the concept for the course was focused on the youngest of the family however as the design grew so did the obstacles and now it is a true family experience that will meet their adapting needs for years. Each obstacle is paired with an instructional sign directing the runners in proper use of the obstacle, adaptations for skill levels and tips on form. These signs are all customized for this course and are printed on metal to ensure they last for many years.
SAFETY
Safety is crucial for all physical activity and an obstacle course of this scale presents unique safety concerns. Children should always be supervised when participating in an adventure on the course however additional care was paid to details on the course to ensure everyone has a great time. All of the course obstacles have been created with pressure treated lumber that will withstand the seasonal poundings. All footer pilings that support obstacles have been placed into the ground between 3 to 4 feet (.9 to 1.2 meters) and each piling has 2 to 3 bags of concrete (totaling over 90 bags used throughout the course) ensuring stability of the structure and safety of the participants. Additionally, all obstacle lumber has been given rounded corners and sanded down offering less splintering and more time for everyone to enjoy the course.
This athletic and charismatic family strives to incorporate a healthy active lifestyle into their daily life and this obstacle course offers their family an opportunity to strengthen themselves and host some memorable and active events at their amazing home.

Located in a dense area of New Delhi, Ar. Sumit Dhawan creates this out-of-the-ordinary coalesce of luxe and minimalism called “The Centaurus”. This residence with a 520 sq. yds footprint has been very intelligently arranged in the blocked territory of Rajouri Garden, New Delhi. This resplendent home manifests a rich yet contemporary theme, exhilarating surprise elements.
The exterior facet was defined to be intricate with an international regal charm, also exhibiting an intriguing vibe. Although the interior grammar briefed by the client required it to be judiciously designed and low maintenance with a moderate yet calming spirit.
Complete privacy was another major requirement as the houses in the vicinity were planned without any setbacks. With a three-side development around the property, it was crucial to envisage exclusivity in the façade. Incorporating international standards as suggested by the client had to be done diligently as most of the houses across the area had an indigenous ambience. Therefore, a bold façade was outlined combining a material palette including the wood, stone, perforated aluminium screen.
One enters the house through a stilt floor which assimilates enormous landscaping instead of typical car parking. With a double-height entrance lobby and a 5’ wide entrance door, the area gives a larger than life essence and a sense of intrigue just as you enter the house. An office with a serene white vibe is outlined here incorporating innovative furniture configurations arranged in a minimalistic style. Subsuming uninterrupted natural light through fairly large windows overlooking the greenery outside, the office confers onto a splendid tenor. The house narrates a flux where the overall interior grammar resonates a true harmonious balance.
Moving towards the ground floor, on the left of the staircase lies a prepossessing lobby with a tantalizing openable timber ceiling fabricated with a seamless series of ribbed battens concealing all the services of the floor. The notion behind having all the services at a common area is to avoid jeopardizing the privacy of the bedrooms. The lobby stands sandwiched between the dining area and the study. The dining area consists of a feature wall with vertical wooden panels on different levels and a vibrant lighting element with an array of globe pendants dangling over the centre of the dining table. The central strip courtyard is planned in order to allow an adequate amount of light and ventilation inside the house throughout the day. The family lounge follows a similar design scheme as the rest of the floor with another lighting element which seems like an art piece itself. The living room on the right of the staircase is an astronomical corollary of grace. The central floating fireplace hanging from the ceiling is the prime intercept of this room. its tube-like structure manifests an illusion where it seems to be perennial from the upper floors. A semi-circular arrangement of globe lights is another eye-catching element in this room. The grey feature wall boasts off back-lit stellar like profiles creating an illusion where stones seem to be bent.
Moving onto the first floor, the lobby here serves as a showstopper with a low profile yet classy furniture setup and the same openable timber ceiling as outlined on the ground floor. The turquoise blue décor piece on the wall creates an alluring juxtaposition with the rest of the subtle primary colour-scheme. This metal art piece is made of copper with oxidizing properties due to which the piece continues to change its colour over a period of time, giving it a vital characteristic while granting a unique identity to the space for years to come. The focus lights directed on the piece accentuate its beauty enormously. Moving forward, the guest bedroom serves to be an epitome of class. This gleaming expanse acquires a neutral colour scheme with gold accents and an exclusive geometrical lighting installation dangling from the ceiling which forms to be the focal facet. The entire room is done with porcelain, which is a scratch-resistant and waterproof material, turning the room into a zero-maintenance space. The painstakingly designed kids room is another space to vouch for. The room consists of a recessed area that acts as a study for the kids. The headwall is done in fabric padding which also serves for the acoustical regime of the space. The art installation on the headwall accentuates the aesthetics of the room and at the same time works as a source of dimmable light at the night time for the kids. An interesting artwork done by the architect himself is displayed in the room in order to add a hint of colour, highlighting the age of the users. Meandering ahead towards the immense master here which is designed for the old age parents of the client. With a white colour scheme throughout, from the lacquered panels of the tv unit to the leather headrest, the room makes for a snug habitat. Pop of colour has been added in the room through furniture and the grey veneer in the ceiling. The bedroom in the front acquires a floating bed with an interesting arrangement of track and pendant lights.
The lobby on the second floor possesses a connotation of a pellucid view of the terrace garden on both sides through the glass façade. The clients master bedroom constitutes a suspended panel from the ceiling which acts as the TV unit while partially dividing the room into the bed area and the seating area. The overall design theme is kept subtle and white with clean lines in order to fascinate the client and his wife, invoking their simplicity through the schema of the space. The idiosyncratic lighting element with an undulating array of globe lights kindles the seating area with international style seating configurations.
The basement while acquiring an entirely different look from the rest of the house demonstrates an industrial aura, forming a perfect air for partying where the young generation can rejuvenate. A prop installed here with numerous signboards with different city names inscribed bestows a sense of paragon to the seating area. Two sunken gardens incorporated here ensure ample ventilation and natural light for the smartly engineered gymnasium and the spa.
Passive strategies were introduced through the use of cavity walls with insulation material like vermiculite, thermal break fenestrations with high-performance dgu glass, monolithic spray puff on the terrace for insulation purposes, horizontal and vertical shading devices and on-grid solar panels at terrace level. Also, the materials used in the façade were zero maintenance. Punched and perforated corten looking aluminium was incorporated to create a mess along with leather finish stone, bringing a clean contrast to the composition. Every toilet had private greens which gave a wider appearance to the toilets while allowing abundant natural light and ventilation.
This house has been built as a benchmark conducive to the experience and aesthetics of Luxury Residences. It’s a physical and an ideological retreat, an intergenerational home for gathering family and friends, celebrating and creating lasting memories.
