Complete interior renovation of a 1980s split level house in the Virginia suburbs. Main level includes reading room, dining, kitchen, living and master bedroom suite. New front elevation at entry, new rear deck and complete re-cladding of the house. Interior: The prototypical layout of the split level home tends to separate the entrance, and any other associated space, from the rest of the living spaces one half level up. In this home the lower level "living" room off the entry was physically isolated from the dining, kitchen and family rooms above, and was only connected visually by a railing at dining room level. The owner desired a stronger integration of the lower and upper levels, in addition to an open flow between the major spaces on the upper level where they spend most of their time. ExteriorThe exterior entry of the house was a fragmented composition of disparate elements. The rear of the home was blocked off from views due to small windows, and had a difficult to use multi leveled deck. The owners requested an updated treatment of the entry, a more uniform exterior cladding, and an integration between the interior and exterior spaces. SOLUTIONS The overriding strategy was to create a spatial sequence allowing a seamless flow from the front of the house through the living spaces and to the exterior, in addition to unifying the upper and lower spaces. This was accomplished by creating a "reading room" at the entry level that responds to the front garden with a series of interior contours that are both steps as well as seating zones, while the orthogonal layout of the main level and deck reflects the pragmatic daily activities of cooking, eating and relaxing. The stairs between levels were moved so that the visitor could enter the new reading room, experiencing it as a place, before moving up to the main level. The upper level dining room floor was "pushed" out into the reading room space, thus creating a balcony over and into the space below. At the entry, the second floor landing was opened up to create a double height space, with enlarged windows. The rear wall of the house was opened up with continuous glass windows and doors to maximize the views and light. A new simplified single level deck replaced the old one.

Media Rooms Inc
Family room media cabinet with over 35 drawers and shelves for storage. The decorative columns on either side of the TV pull out to reveal hidden drawers which conceal secret gun racks. The drawers have custom made locks which are also hidden. The cabinet was designed specifically for this space to fit wall-to-wall and floor to ceiling. Speakers for the surround sound system are hidden behind doors with acoustically transparent cloth. The dimensions are 15’ wide, 8’ high with varying depths. It has a white lacquer finish with natural cherry countertop. The entire cabinet was designed and fabricated in the in-house cabinet shop of Media Rooms Inc. The flat panel TV and surround sound system was also installed by Media Rooms.

The focal point of this bright and welcoming living room is the stunning reclaimed fireplace with working open fire. The convex mirror above serves to accentuate the focus on the chimney and fireplace when there is no fire lit.

At night, this room is filled with drama and low lighting. The floating shelves with LED lighting and Ann Sacks mirrored tile backsplash create the perfect intimate room for entertaining and wine enjoyment. Prior to remodeling, this room was considered "wasted space", just off the kitchen and with no purpose. The wall of built-ins were added and include wine columns for storage by Sub-Zero. The artistic bronze cut-out table base and bronze frame with leather armchairs, and sea grass motorized shades add to the overall look.
The pendant light in antique brass and bubbled glass panels lit from below adds the finishing touch to this dramatic room.
Media Rooms Inc
Elegant home theater designed to compliment the English pub decor in the rest of the basement. This project won a National award from NARI. Designed & fabricated in the In-House Cabinet shop of Media Rooms Inc.
Our goal was to not have any audio video components visible in the room. In addition to the audio and video system, we designed and fabricated (in-house) all of the interior elements including: acoustical wall panels, custom columns, wood millwork, proscenium (around the video screen) and custom counter in the rear of the theater room. We also installed a tin ceiling and supplied the carpet and chairs.
We located the audio video components in an in-wall closet and fabricated an acoustical panel door to hide the components from view. The left and right front speakers were built into the decorative columns behind the acoustically transparent fabric. The center channel and subwoofers were built into the proscenium directly behind and below the screen. The side speakers are placed in one of the side decorative columns and the rear speakers were placed in the ceiling. Decorative acoustic panels were placed throughout the room to match the aesthetic and add absorption. We installed wood trim around the panels to add to the elegance of the room.

Despite its prime location on the water, this house in Manchester-by-the-Sea wasn’t taking full advantage of the scenic views. The homeowners often found themselves relaxing on the sun porch, which faced the water, rather than in the living room behind it. Now, after a dramatic remodel, they enjoy that pleasant, sunny ambiance in the comfort of a sophisticated waterfront living room.
To let in the view, the Feinmann team removed a wall and chimney between the living room and the sun porch, creating one large space. The new 750-sqaure-foot living room features multiple seating areas, oriented around the hearth and a bank of windows framing the water. The elegant coffered ceiling and functional built-in elements—like the window seats that flank the stone fireplace—help break up the large space, keeping the feeling cozy and intimate. Through a set of French doors, the homeowners now have easy access to their brick patio, which was little used before the renovation.
As traditional as it may appear, the remodeled living room is outfitted with hidden high-tech features, including surround sound in the ceiling and a TV screen that masquerades as a painting over the fireplace. Its classic good looks are accented with a hint of contemporary flair—the result of close collaboration between the Feinmann team and the clients’ interior designer. Against the backdrop of handsome cream-colored trimwork, interesting textiles and a reclaimed wide-plank ash floor add warmth and texture. Refined yet relaxing, it’s a room perfect for admiring the outdoors while enjoying an array of indoor pleasures.
