A master bedroom with an ocean inspired, upscale hotel atmosphere. The soft blues, creams and dark woods give the impression of luxury and calm. Soft sheers on a rustic iron rod hang over woven grass shades and gently filter light into the room. Rich painted wood panel molding helps to anchor the space. A reading area adorns the bay window and the antique tray table offers a worn nautical motif. Brass fixtures and the rough hewn dresser remind one of the sea. Azalea is The 2012 New American Home as commissioned by the National Association of Home Builders and was featured and shown at the International Builders Show and in Florida Design Magazine, Volume 22; No. 4; Issue 24-12. With 4,335 square foot of air conditioned space and a total under roof square footage of 5,643 this home has four bedrooms, four full bathrooms, and two half bathrooms. It was designed and constructed to achieve the highest level of “green” certification while still including sophisticated technology such as retractable window shades, motorized glass doors and a high-tech surveillance system operable just by the touch of an iPad or iPhone. This showcase residence has been deemed an “urban-suburban” home and happily dwells among single family homes and condominiums. The two story home brings together the indoors and outdoors in a seamless blend with motorized doors opening from interior space to the outdoor space. Two separate second floor lounge terraces also flow seamlessly from the inside. The front door opens to an interior lanai, pool, and deck while floor-to-ceiling glass walls reveal the indoor living space. An interior art gallery wall is an entertaining masterpiece and is completed by a wet bar at one end with a separate powder room. The open kitchen welcomes guests to gather and when the floor to ceiling retractable glass doors are open the great room and lanai flow together as one cohesive space. A summer kitchen takes the hospitality poolside.

Kala Interior Design
The breathtaking ocean views influenced the dramatic redesign of this water-front Poipu condo. The outdated condo was completely remodeled to allow full appreciation of the surrounding views, bring in a fresh new color palette, and modernize and update everything from the electrical wiring to the new luxury bath towels. The clients wanted the condo to feel “fun, happy, and cheerful,” and to stand apart from the typical vacation rental on Kauai. They wanted to turn this condo into the ultimate “beach house” that felt just as luxurious as the gorgeous natural surroundings.
Fresh white ship-lap walls set the backdrop for this modern beach style, which is further enhanced with bold stripes, natural textures, and ocean-themed decor. The palette of cobalt, aqua and lichen green is fresh and vibrant against the neutral backdrop. Trina Turk’s “Peacock Print” was the inspiration fabric for the living and dining room. The print is so lively, colorful, and modern, and was the perfect place to start.
Every custom detail was thoughtfully chosen to bring a sense of luxury and originality to the space. While some elements are whimsical, such as the playful octopus art & fish-themed fabric, other elements are sophisticated and classic, to help keep the design grounded.
Special features include a custom-made “Moroccan Fish Scale” tile backsplash in the kitchen, crushed marble counter tops with oyster shells and float glass, and blue glass pendant lights, reminiscent of water bubbles.

In the master bedroom, the subtle use of color keeps the mood serene. The modern king-sized bed is from B@B Italia. The Willy Dilly Lamp is by Ingo Maurer and the white Oregani linens were purchased at Luminaire.
In order to achieve the luxury of the natural environment, she extensively renovated the front of the house and the back door area leading to the pool. In the front sections, Corredor wanted to look out-doors and see green from wherever she was seated.
Throughout the house, she created several architectural siting areas using a variety of architectural and creative devices. One of the sting areas was greatly expanded by adding two marble slabs to extend the room, which leads directly outdoors. From one door next to unique vertical shelf filled with stacked books. Corredor and her husband can pass through paradise to a bedroom/office area.

Nestled into sloping topography, the design of this home allows privacy from the street while providing unique vistas throughout the house and to the surrounding hill country and downtown skyline. Layering rooms with each other as well as circulation galleries, insures seclusion while allowing stunning downtown views. The owners' goals of creating a home with a contemporary flow and finish while providing a warm setting for daily life was accomplished through mixing warm natural finishes such as stained wood with gray tones in concrete and local limestone. The home's program also hinged around using both passive and active green features. Sustainable elements include geothermal heating/cooling, rainwater harvesting, spray foam insulation, high efficiency glazing, recessing lower spaces into the hillside on the west side, and roof/overhang design to provide passive solar coverage of walls and windows. The resulting design is a sustainably balanced, visually pleasing home which reflects the lifestyle and needs of the clients.

David Thorne Landscape Architect
We developed this landscape over several years in close study with the Architects and Clients, who were committed to artisan-quality construction in every detail of the home and landscape. Each level of the house and terraced landscape boasts magnificent views to San Francisco.
The steep site and the clients’ love of rustic stone lead us to create a series of luxurious serpentine stone walls to chisel the hillside. On each terrace of the garden, the same walls frame and hug unique spaces for play, entertaining, relaxing and contemplation.
Each room of the house opens to a distinct, related garden room: a BBQ terrace with an outdoor kitchen and pizza oven; a quiet terrace with aquatic plants, Japanese maples, and a mermaid sculpture; a lap pool and outdoor fireplace; and a guest house with a vegetable garden. The resulting landscape burgeons into a true feast for the senses.
Visitors are greeted at the street by stone columns supporting a tailored entry gate with Oak branch detailing. The gently sculpted driveway is flanked by Coast Live Oaks and California native plantings. At the top of the driveway, visitors are beckoned up to the main entry terrace by a grand sweeping staircase of Montana Cody stone steps. Before entering the main door of the house, one can rest on the stone seat-wall under a reclaimed redwood trellis and enjoy the calming waters of the custom limestone birdbath fountain.
From the Grand Lawn off the rear terrace of the house, the view to the city is framed by romantic gas lanterns set on bold stone columns. Although the site grades required guardrails on this main terrace, the view was maintained through minimal planting and the use of an infinity pond and hand crafted metal railings to contain the space.
The retaining walls of the Grand Lawn became a canvas for us to design unique water features. We hired a local stone sculptor, a local metal sculptor and a top-notch pool company to help us create a boulder water wall and artistic bronze fountainheads that thunder down into the pool: both playful and grandiose in one gesture.

Hammer & Hand
Madrona Passive House, a new Seattle home designed by SHED Architecture & Design and built by Hammer & Hand, combines contemporary design with high performance building to create an environmentally responsive and resource-efficient house.
The home’s airtight, super-insulated building envelope and passive design minimize energy consumption while providing superior thermal comfort to occupants. A heat recovery ventilator supplies constant fresh air to the home’s interior while recovering 90% of thermal energy from exhaust air for reuse inside. A rooftop solar photovoltaic array will provide enough energy to offset most, perhaps all, of the home’s energy consumption on a net annual basis. To manage stormwater the project employs permeable pavers for site hardscape and two cisterns to capture and control rainwater from the home’s roof and the green roof on the garage.
By investing in sustainable site development strategies, efficient building systems and an advanced envelope, the project aims to respect the home’s environmentally critical site and achieve one of the world’s most demanding building energy standards: Passive House.

This remodel was designed to celebrate the original use of the structure, focusing on a 1930’s automobile theme. The design features ample storage without overbearing wall cabinets and also, vintage looking appliances. The homeowner wanted to remove the soffit and rework the supply and return air to better balance the temperature in the space. To do so, the entire space was reinsulated with closed cell insulation to provide the best insulation for our cold winters and hot summers.
The homeowner opted for a custom artisan hood paired with metal open shelves to tie into the industrial era of the original space from the 1930s. The Matte Black with Bronze accents paired with vintage hardware on the range also picks up on the details of the Classic cars once parked in this coach house. The silkscreen marble tiles appear to be wallpaper yet is both heat resistant and effective for these aspiring chefs
The enlarged island now can seat four and houses a larger sink with trash bins that open with a tap of the knee. As per the client’s request, the refrigerator now blends into the cabinetry appearing more like the tall cabinets on the south wall than an appliance.
The new kitchen is not only stunning but practical as it has double the storage or the old kitchen without lining the room with cabinetry.
