The master bathroom was completely redone, from the layout to the details, and it features a freestanding tub and custom frameless glass shower doors, flat pebbles natural stone tiles on shower and tub area, wood look porcelain floor tiles and light concrete look porcelain wall tiles - all from Spazio LA Tile Gallery. The toilet area was separated with a custom frosted glass toilet room, next to the new fireplace with matching wall tiles. Behind the enclosed shower, next to the custom stained barndoor, an open closet was created for linens and towels. The space also includes Hansgrohe plumbing fixtures, Wayfair lighting fixtures and mirrors, and a double vanity with plenty of storage room.

The clients are both trained in the visual arts, and have well-developed sensibilities about how a house is used as well as how elements from certain eras can interact visually. A lively dialogue has resulted in a design in which the architectural and construction interventions appear as a subtle background to the decorating. The intended effect is that the structure of each room appears to have a “timeless” quality, while the fit-ups, loose furniture, and lighting appear more contemporary. Thus the bathrooms are sheathed in mosaic tile, with a rough texture, and of indeterminate origin. The color palette is generally muted. The fixtures however are modern Italian. A kitchen features rough brick walls and exposed wood beams, as crooked as can be, while the cabinets within are modernist overlay slabs of walnut veneer. Throughout the house, the visible components include thick Cararra marble, new mahogany windows with weights-and-pulleys, new steel sash windows and doors, and period light fixtures. What is not seen is a state-of-the-art infrastructure consisting of a new hot water plant, structured cabling, new electrical service and plumbing piping. Because of an unusual relationship with its site, there is no backyard to speak of, only an eight foot deep space between the building’s first floor extension and the property line. In order to offset this problem, a series of Ipe wood decks were designed, and very precisely built to less than 1/8 inch tolerance. Master suite addition to an existing 20's Spanish home in the heart of Sherman Oaks, approx. 300+ sq. added to this 1300sq. home to provide the needed master bedroom suite. the large 14' by 14' bedroom has a 1 lite French door to the back yard and a large window allowing much needed natural light, the new hardwood floors were matched to the existing wood flooring of the house, a Spanish style arch was done at the entrance to the master bedroom to conform with the rest of the architectural style of the home.
The master bathroom on the other hand was designed with a Scandinavian style mixed with Modern wall mounted toilet to preserve space and to allow a clean look, an amazing gloss finish freestanding vanity unit boasting wall mounted faucets and a whole wall tiled with 2x10 subway tile in a herringbone pattern.
For the floor tile we used 8x8 hand painted cement tile laid in a pattern pre determined prior to installation.
The wall mounted toilet has a huge open niche above it with a marble shelf to be used for decoration.
The huge shower boasts 2x10 herringbone pattern subway tile, a side to side niche with a marble shelf, the same marble material was also used for the shower step to give a clean look and act as a trim between the 8x8 cement tiles and the bark hex tile in the shower pan.
Notice the hidden drain in the center with tile inserts and the great modern plumbing fixtures in an old work antique bronze finish.
A walk-in closet was constructed as well to allow the much needed storage space.
Storie Collective
Stripped of its original charm with sagging floors and water leaks, this 1900 row house was prime for a full renovation. While the staircase and marble fireplace are original, everything from the white oak flooring, crown, applied, and base moldings, to the archways and brass door hardware is new; yet they all feel original to the house. Other projects included removing soffits and tucking away randomly placed support beams and posts, relocating and expanding the kitchen, renovating each bathroom – and adding a new one, upgrading all the mechanical, electric and plumbing systems, removing a fireplace, and regrading the back patio for proper drainage and added greenery. The project is a perfect study of juxtaposing new and old, classic and modern.

The project involves a complete overhaul to a 1967 home located 20 miles south of Seattle. Outside, a new cantilevered shed roof announces the entry as a new 940 square foot west facing deck opens up to a view of the Puget Sound and Olympic Peninsula beyond. Inside, approximately 3,400 square feet of interiors are updated with new doors & windows, appliances, plumbing fixtures, electrical fixtures, cabinetry and surfaces throughout. A new kitchen design improves function and allows for better ergonomics with the floor plan. Key components such as the rough-stone fireplace are kept intact to retain the original character of the home. Additional design considerations were implemented for sound transmission control measures due to the proximity to SeaTac airport’s flight path.

From space planning to cabinet design, finishes to fixtures, appliances to plumbing, cabinet finish to hardware, paint to stone, siding to roofing; Amy created a design plan within the contractor’s remodel budget focusing on the details that would be important to the future home owner. What was a single story house that had fallen out of repair became a stunning Pacific Northwest modern lodge nestled in the woods!

APLD 2022 Award Winning Landscape Design. We designed and installed this dramatic living wall / vertical garden to add a welcoming focal point, and a great way to add living beauty to the large front house wall. The wall includes a variety of succulents, grass-like and cascading plants some with flowers, (some with flowers, Oxalis, Heuchera designed to provide long cascading "waves" with appealing textures and colors. The dated walkway was updated with large geometric concrete pavers with polished black pebbles in between, and a new concrete driveway. Water-wise grasses flowering plants and succulents replace the lawn. This updated modern renovation for this mid-century modern home includes a new garage and front entrance door and modern garden light fixtures. This 1930's Barrington Hills farmhouse was in need of some TLC when it was purchased by this southern family of five who planned to make it their new home. The renovation taken on by Advance Design Studio's designer Scott Christensen and master carpenter Justin Davis included a custom porch, custom built in cabinetry in the living room and children's bedrooms, 2 children's on-suite baths, a guest powder room, a fabulous new master bath with custom closet and makeup area, a new upstairs laundry room, a workout basement, a mud room, new flooring and custom wainscot stairs with planked walls and ceilings throughout the home.
The home's original mechanicals were in dire need of updating, so HVAC, plumbing and electrical were all replaced with newer materials and equipment. A dramatic change to the exterior took place with the addition of a quaint standing seam metal roofed farmhouse porch perfect for sipping lemonade on a lazy hot summer day.
In addition to the changes to the home, a guest house on the property underwent a major transformation as well. Newly outfitted with updated gas and electric, a new stacking washer/dryer space was created along with an updated bath complete with a glass enclosed shower, something the bath did not previously have. A beautiful kitchenette with ample cabinetry space, refrigeration and a sink was transformed as well to provide all the comforts of home for guests visiting at the classic cottage retreat.
The biggest design challenge was to keep in line with the charm the old home possessed, all the while giving the family all the convenience and efficiency of modern functioning amenities. One of the most interesting uses of material was the porcelain "wood-looking" tile used in all the baths and most of the home's common areas. All the efficiency of porcelain tile, with the nostalgic look and feel of worn and weathered hardwood floors. The home’s casual entry has an 8" rustic antique barn wood look porcelain tile in a rich brown to create a warm and welcoming first impression.
Painted distressed cabinetry in muted shades of gray/green was used in the powder room to bring out the rustic feel of the space which was accentuated with wood planked walls and ceilings. Fresh white painted shaker cabinetry was used throughout the rest of the rooms, accentuated by bright chrome fixtures and muted pastel tones to create a calm and relaxing feeling throughout the home.
Custom cabinetry was designed and built by Advance Design specifically for a large 70” TV in the living room, for each of the children’s bedroom’s built in storage, custom closets, and book shelves, and for a mudroom fit with custom niches for each family member by name.
The ample master bath was fitted with double vanity areas in white. A generous shower with a bench features classic white subway tiles and light blue/green glass accents, as well as a large free standing soaking tub nestled under a window with double sconces to dim while relaxing in a luxurious bath. A custom classic white bookcase for plush towels greets you as you enter the sanctuary bath.
