This house had been deteriorating and in use as a rental until 2005 when a series of renovations were begun to erase years of neglect. An awkward daylight basement was gutted down to bare earth to create a guest suite, extra kitchen, storage, laundry, and media room. The walls of the main floor were re-plastered to eliminate a heavy stucco texture. The kitchen and powder room were gutted. And a breakfast room was re-imagined as a small TV room and lounge off the kitchen. One of the four bedrooms on the top floor was converted to a home office while the smallest of the bedrooms was converted to a walk-in-closet.

With a unique architectural element featuring two structural beams running crosswise through the kitchen, the cabinetry needed to work to enhance the detail. On the wish list was an impressive island with seating that could replace the large kitchen table.
The kitchen was designed with 33” high custom wall cabinets of varying heights, to float unobtrusively below the beams. A window was removed in order to accommodate the new beautiful focal point; a custom designed stucco hood and cooking area with a decorative ledge niche. Skylights in the vaulted area produce ample light, allowing the sink to be relocated to the large center island. The cherry glazed island conceals two dishwashers, with a soft outer arc so that diners can see one another.
An elegant dinette area was created to showcase glassware and store linens. With a matching wood top and a hidden TV, this beautiful furniture piece is in direct view from the living room area, making the kitchen, at a glance, as well appointed as the rest of the home.
Softly distressed ivory cabinetry with a brown glaze lightened the originally dark kitchen, creating a roomy and cheerful space. Golden tumbled travertine and crackled glass details on the backsplash accentuate the dramatic “Grand Canyon” colors of the natural stone counter tops.

In the design stages many details were incorporated in this classic kitchen to give it dimension since the surround cabinets, counters and backsplash were white. Polished nickel plumbing, hardware and custom grilles on feature cabinets along with the island pendants add shine, while finer details such as inset doors, furniture kicks on non-working areas and lofty crown details add a layering effect in the millwork. The architectural vocabulary draws upon British Colonial precedents in the West Indies with masonry-stucco walls, a standing seam metal hip roof with a kick at the eaves, a wooden balcony supported by wood brackets on the more public street facade, and a wooden gallery atop hefty masonry columns framed with wood brackets on the more private waterfront façade. These features have been developed and refined over hundreds of years to accommodate comfortable living in the Caribbean and have evolved into a living tradition of beautiful vernacular architecture that is, as a result, truly sustainable.

ADU (Accessory dwelling unit) became a major part of the family of project we have been building in the past 3 years since it became legal in Los Angeles.
This is a typical conversion of a small style of a garage. (324sq only) into a fantastic guest unit / rental.
A large kitchen and a roomy bathroom are a must to attract potential rentals. in this design you can see a relatively large L shape kitchen is possible due to the use a more compact appliances (24" fridge and 24" range)
to give the space even more function a 24" undercounter washer/dryer was installed.
Since the space itself is not large framing vaulted ceilings was a must, the high head room gives the sensation of space even in the smallest spaces.
Notice the exposed beam finished in varnish and clear coat for the decorative craftsman touch.
The bathroom flooring tile is continuing in the shower are as well so not to divide the space into two areas, the toilet is a wall mounted unit with a hidden flush tank thus freeing up much needed space.
