A master bathroom in a home located in beautiful Lions Bay. A space with views of mountains, trees, open waters, tankers traveling by and occasional visiting pods of whales. This small bathroom is packed with function, and storage for the busy professional family. Fun fact; we used typical millwork materials and swapped their function by forming the cabinets our of quartz, and the countertops out of reclaimed wood. Galvanized pipes from the Home Depot plumbing section were used as towel bars, which add a cool industrial detail to the design.

Simply savvy
Creating a New demand for random width, by using tomorrows technology, has lead to the development of the Monterey Hardwood Collection. Available in maple and hickory, with a combined width of 4”, 6”, and 8” and random lengths up to 6’. Using proprietary Trueslice® technology, Hallmark is producing a very stable 2mm sliced face on a 1/2” thick (total) engineered plank making it simply savvy.

Kitchen Associates
This old historic building in Belmont, MA was converted into beautiful luxury condos. While the high 10.5 foot ceilings are a great feature of the space, they also created a design challenge in the kitchen. We wanted to somehow fill the space between the reachable upper cabinets and the high ceiling avoiding an awkward "open" look in this area.
The homeowners wanted stacked cabinets, but rather than just doing typical glass doors, we installed cabinets with medallion mullion doors with antiqued mirror inserts. This not only gives the kitchen a classy look, but also creates some storage for those "once a year" items you can never find a place for.
Another exciting design element is the wood range hood with nautical trim molding. Come visit our showroom to see this same range hood in person!

Bradfabs Ltd
Bradfabs were approached by an architect within Bradford Council as they were struggling to find a local supplier who had the capacity, financial stability and more importantly the skills to design and manufacture a large feature staircase for the new library setting at Centenary Square, Bradford.
Bradfabs were successful in receiving the order for the staircase and set to work in visiting the site and reviewing the drawings provided by the architect. The main factor was the staircase had to be ready for the opening of the new library setting in 8 weeks time!
The high specification of the staircase included 19mm Toughened Laminate Glass (Safety Precaution for users of the library) hand polished Grade 304 Stainless Steel Glass mounted handrailing, the actual staircase was made using powder coated mild steel and the treads were steel trays filled with concrete screeding and then covered in vinyl.
The overall effect of the high specification of the staircase is ultra modern and extremely high quality and fits in well with the aesthetic feel of the new library.
The installation of the staircase went well with no major obstacles and more importantly it went in on time for the opening!
The staircase is just typical of the high quality, complex items we can manufacture on time and within budget this is why Bradfabs is known as the local staircase expert!
A note from the architect at the council :
Hi Vicki,
We are all very happy with the service we received from Bradfabs. I will certainly be recommending Bradfabs to the rest of Architectural services.
I will pass this email on to the relevant officers to get Bradfabs registered with Bradford Council.
Thank you.
Kind regards,
PROJECT MANAGER

Mudrooms are practical entryway spaces that serve as a buffer between the outdoors and the main living areas of a home. Typically located near the front or back door, mudrooms are designed to keep the mess of the outside world at bay.
These spaces often feature built-in storage for coats, shoes, and accessories, helping to maintain a tidy and organized home. Durable flooring materials, such as tile or easy-to-clean surfaces, are common in mudrooms to withstand dirt and moisture.
Additionally, mudrooms may include benches or cubbies for convenient seating and storage of bags or backpacks. With hooks for hanging outerwear and perhaps a small sink for quick cleanups, mudrooms efficiently balance functionality with the demands of an active household, providing an essential transitional space in the home.
IFORM BUILDINGS
Two bedroom passive timber frame show home with open plan living space in Dorset, UK.
It’s the ultimate in energy efficiency and performance. The building is super insulated and the windows and doors are all argon-filled, triple-glazed to achieve the U-values required – only 0.11 overall for our show home. The show home is fitted with a Mechanical ventilation with heat recovery (MVHR) system that provides a constant supply of fresh air, and warmth when required, at a fraction of the energy consumed by a typical house with traditional heating and air-conditioning systems. By 2020, all new buildings in Europe shall be constructed to this passive house standard.
The show home was installed in the grounds of a main dwelling, planning free. By applying to the council for a Lawful Development Certificate (LDC) it is possible to install a new single-storey space with living accommodation that is significantly larger (up to 20 x 6.8m) than most buildings capable of obtaining traditional planning approval as annexes (if planning permission is granted at all). For more information please read our Planning free guide at http://www.iformbuildings.co.uk/media/downloadable/iFORM-planning-free-mobile-home-guide.pdf.

Lim Design Studio, Inc
Located just outside of Boston, this home was built from the ground up to serve a bustling working family. The home contains a work/office space for client visits and an asymmetrical floor plan that distinguishes itself from typical New England vernacular. The entry sequence creates an enfilade to the main living spaces of the house. Smaller programmatic spaces such as the indoor pool, office, mud room, and staircase are kept to the perimeter of the main living areas on the lower floor. Upstairs, the stair ends at a reading nook and crafts area for children. Project featured in The Boston Globe. Completed in 2020. Photography by Sabrina Cole Quinn.

A small green roof installed over a shed. The palette of plants is not your typical variety of sedums found in most green roof planting plans. Interesting variety, color, shape and texture.

Haifa Architects
Duplex Y is located in a multi apartment building, typical to the Carmel mountain neighborhoods. The building has several entrances due to the slope it sits on.
Duplex Y has its own separate entrance and a beautiful view towards Haifa bay and the Golan Heights that can be seen on a clear weather day.
The client - a computer high-tech couple, with their two small daughters asked us for a simple and functional design that could remind them of their frequent visits to central and northern Europe. Their request has been accepted.
Our planning approach was simple indeed, maybe even simple in a radical way:
We followed the principle of clean and ultra minimal spaces, that serve their direct mission only.
Complicated geometry of the rooms has been simplified by implementing built-in wood furniture into numerous niches.
The most 'complicated' room (due to its broken geometry, narrow proportions and sloped ceiling) has been turned into a kid's room shaped as a clean 'wood box' for fun, games and 'edutainment'.
The storage room has been refurbished to maximize it's purpose by creating enough space to store 90% of the entire family's demand.
We've tried to avoid unnecessary decoration. 97% of the design has its functional use in addition to its atmospheric qualities.
Several elements like the structural cylindrical column were exposed to show their original material - concrete.
