The beautiful, old barn on this Topsfield estate was at risk of being demolished. Before approaching Mathew Cummings, the homeowner had met with several architects about the structure, and they had all told her that it needed to be torn down. Thankfully, for the sake of the barn and the owner, Cummings Architects has a long and distinguished history of preserving some of the oldest timber framed homes and barns in the U.S. Once the homeowner realized that the barn was not only salvageable, but could be transformed into a new living space that was as utilitarian as it was stunning, the design ideas began flowing fast. In the end, the design came together in a way that met all the family’s needs with all the warmth and style you’d expect in such a venerable, old building. On the ground level of this 200-year old structure, a garage offers ample room for three cars, including one loaded up with kids and groceries. Just off the garage is the mudroom – a large but quaint space with an exposed wood ceiling, custom-built seat with period detailing, and a powder room. The vanity in the powder room features a vanity that was built using salvaged wood and reclaimed bluestone sourced right on the property. Original, exposed timbers frame an expansive, two-story family room that leads, through classic French doors, to a new deck adjacent to the large, open backyard. On the second floor, salvaged barn doors lead to the master suite which features a bright bedroom and bath as well as a custom walk-in closet with his and hers areas separated by a black walnut island. In the master bath, hand-beaded boards surround a claw-foot tub, the perfect place to relax after a long day. In addition, the newly restored and renovated barn features a mid-level exercise studio and a children’s playroom that connects to the main house. From a derelict relic that was slated for demolition to a warmly inviting and beautifully utilitarian living space, this barn has undergone an almost magical transformation to become a beautiful addition and asset to this stately home.

Large open floor plan in basement with full built-in bar, fireplace, game room and seating for all sorts of activities. Cabinetry at the bar provided by Brookhaven Cabinetry manufactured by Wood-Mode Cabinetry. Cabinetry is constructed from maple wood and finished in an opaque finish. Glass front cabinetry includes reeded glass for privacy. Bar is over 14 feet long and wrapped in wainscot panels. Although not shown, the interior of the bar includes several undercounter appliances: refrigerator, dishwasher drawer, microwave drawer and refrigerator drawers; all, except the microwave, have decorative wood panels.

This "perfect-sized" laundry room is just off the mudroom and can be closed off from the rest of the house. The large window makes the space feel large and open. This 1970's home had a complete makeover! The goal of the project was to 1) open up the main floor living and gathering spaces and 2) create a more beautiful and functional kitchen. We took out the dividing wall between the front living room and the kitchen and dining room to create one large gathering space, perfect for a young family and for entertaining friends! Onto the exciting part - the kitchen! The existing kitchen was U-Shaped with not much room to have more than 1 person working at a time. We kept the appliances in the same locations, but really expanded the amount of workspace and cabinet storage by taking out the peninsula and adding a large island. The cabinetry, from Holiday Kitchens, is a blue-gray color on the lowers and classic white on the uppers. The countertops are walnut butcherblock on the perimeter and a marble looking quartz on the island. The backsplash, one of our favorites, is a diamond shaped mosaic in a rhombus pattern, which adds just the right amount of texture without overpowering all the gorgeous details of the cabinets and countertops. The hardware is a champagne bronze - one thing we love to do is mix and match our metals! The faucet is from Kohler and is in Matte Black, the sink is from Blanco and is white. The flooring is a luxury vinyl plank with a warm wood tone - which helps bring all the elements of the kitchen together we think! Overall - this is one of our favorite kitchens to date - so many beautiful details on their own, but put together create this gorgeous kitchen!

The Holloway blends the recent revival of mid-century aesthetics with the timelessness of a country farmhouse. Each façade features playfully arranged windows tucked under steeply pitched gables. Natural wood lapped siding emphasizes this homes more modern elements, while classic white board & batten covers the core of this house. A rustic stone water table wraps around the base and contours down into the rear view-out terrace. Inside, a wide hallway connects the foyer to the den and living spaces through smooth case-less openings. Featuring a grey stone fireplace, tall windows, and vaulted wood ceiling, the living room bridges between the kitchen and den. The kitchen picks up some mid-century through the use of flat-faced upper and lower cabinets with chrome pulls. Richly toned wood chairs and table cap off the dining room, which is surrounded by windows on three sides. The grand staircase, to the left, is viewable from the outside through a set of giant casement windows on the upper landing. A spacious master suite is situated off of this upper landing. Featuring separate closets, a tiled bath with tub and shower, this suite has a perfect view out to the rear yard through the bedroom's rear windows. All the way upstairs, and to the right of the staircase, is four separate bedrooms. Downstairs, under the master suite, is a gymnasium. This gymnasium is connected to the outdoors through an overhead door and is perfect for athletic activities or storing a boat during cold months.
