The homeowners wanted to improve the layout and function of their tired 1980’s bathrooms. The master bath had a huge sunken tub that took up half the floor space and the shower was tiny and in small room with the toilet. We created a new toilet room and moved the shower to allow it to grow in size. This new space is far more in tune with the client’s needs. The kid’s bath was a large space. It only needed to be updated to today’s look and to flow with the rest of the house. The powder room was small, adding the pedestal sink opened it up and the wallpaper and ship lap added the character that it needed

His and Hers vanities with counter top cabinets. The drawers in the counter top cabinets make the access to items easy while keeping the counters clear from clutter. Placing electrical outlets inside the counter top cabinets allows charging items while they are stored away and hides any unsightly cords. Porcelain tile 12 x 24 floor tile. The tub is positioned to enjoy the mountain view while soaking. There is a steam shower off to the side with a tiled ceiling, Kohler steam unit and fixtures.

We replaced the existing vanity and underutilized, non-functional closet with a beautiful linen cabinet with a double hamper. This space was challenging because of the existing dormer, which juts out above the vanity area. With round mirrors in the same brushed gold finish as the faucets, we brought the focus down and away from the odd angle.

This bathroom got a punch of personality with this modern, monochromatic design. Hand molded wall tiles and these playful, porcelain floor tiles add the perfect amount of movement and style to this newly remodeled space. Louisa, San Clemente Coastal Modern Architecture The brief for this modern coastal home was to create a place where the clients and their children and their families could gather to enjoy all the beauty of living in Southern California. Maximizing the lot was key to unlocking the potential of this property so the decision was made to excavate the entire property to allow natural light and ventilation to circulate through the lower level of the home. A courtyard with a green wall and olive tree act as the lung for the building as the coastal breeze brings fresh air in and circulates out the old through the courtyard. The concept for the home was to be living on a deck, so the large expanse of glass doors fold away to allow a seamless connection between the indoor and outdoors and feeling of being out on the deck is felt on the interior. A huge cantilevered beam in the roof allows for corner to completely disappear as the home looks to a beautiful ocean view and Dana Point harbor in the distance. All of the spaces throughout the home have a connection to the outdoors and this creates a light, bright and healthy environment. Passive design principles were employed to ensure the building is as energy efficient as possible. Solar panels keep the building off the grid and and deep overhangs help in reducing the solar heat gains of the building. Ultimately this home has become a place that the families can all enjoy together as the grand kids create those memories of spending time at the beach. Images and Video by Aandid Media.

We designed this Daughter's Bathroom to be a tranquil and sophisticated space with accents of rose gold on sconces and cabinetry hardware. The rose gold is a lovely accent on the soft green/grey cabinetry. The vanity wall is covered in Ann Sacks glazed porcelain mosaic. The countertops are a beautiful White Macabus Quartzite for both an elegant yet easy care material.
