This formidable turn-of-the-century home sits on a large lot overlooking a prominent lake in Minneapolis. The architecturally significant home was altered to create a connected kitchen/family space, an informal powder room, mudroom, and functional connection to the garage. Additionally, the kitchen and children’s bath were renovated and a new nursery was created. A new home gym, complete with an indoor resistance pool, now occupies a portion of the home’s lower level space.

Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting.
Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements.
With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor.
Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary.

Reminiscent of Tuscan villas and country homes that dot the lush Italian countryside, this enduring European-style design features a lush brick courtyard with fountain, a stucco and stone exterior and a classic clay tile roof. This early 20th century Poppleton Park home was originally 2548 sq ft. with a small kitchen, nook, powder room and dining room on the first floor. The second floor included a single full bath and 3 bedrooms. The client expressed a need for about 1500 additional square feet added to the basement, first floor and second floor. In order to create a fluid addition that seamlessly attached to this home, we tore down the original one car garage, nook and powder room. The addition was added off the northern portion of the home, which allowed for a side entry garage. Plus, a small addition on the Eastern portion of the home enlarged the kitchen, nook and added an exterior covered porch.
Special features of the interior first floor include a beautiful new custom kitchen with island seating, stone countertops, commercial appliances, large nook/gathering with French doors to the covered porch, mud and powder room off of the new four car garage. Most of the 2nd floor was allocated to the master suite. This beautiful new area has views of the park and includes a luxurious master bath with free standing tub and walk-in shower, along with a 2nd floor custom laundry room!
Attention to detail on the exterior was essential to keeping the charm and character of the home. The brick façade from the front view was mimicked along the garage elevation. A small copper cap above the garage doors and 6” half-round copper gutters finish the look.

The Cleveland Park neighborhood of Washington, D.C boasts some of the most beautiful and well maintained bungalows of the late 19th century. Residential streets are distinguished by the most significant craftsman icon, the front porch.
Porter Street Bungalow was different. The stucco walls on the right and left side elevations were the first indication of an original bungalow form. Yet the swooping roof, so characteristic of the period, was terminated at the front by a first floor enclosure that had almost no penetrations and presented an unwelcoming face. Original timber beams buried within the enclosed mass provided the
only fenestration where they nudged through. The house,
known affectionately as ‘the bunker’, was in serious need of
a significant renovation and restoration.
A young couple purchased the house over 10 years ago as
a first home. As their family grew and professional lives
matured the inadequacies of the small rooms and out of date systems had to be addressed. The program called to significantly enlarge the house with a major new rear addition. The completed house had to fulfill all of the requirements of a modern house: a reconfigured larger living room, new shared kitchen and breakfast room and large family room on the first floor and three modified bedrooms and master suite on the second floor.

Forget just one room with a view—Lochley has almost an entire house dedicated to capturing nature’s best views and vistas. Make the most of a waterside or lakefront lot in this economical yet elegant floor plan, which was tailored to fit a narrow lot and has more than 1,600 square feet of main floor living space as well as almost as much on its upper and lower levels. Upstairs, an additional 1,200 square feet of living space include a master bedroom suite with a sloped 13-foot ceiling with decorative trusses and a corner natural fireplace, a master bath with two sinks and a large walk-in closet with built-in bench near the window. Also included is are two additional bedrooms and access to a third-floor loft, which could functions as a third bedroom if needed. Two more bedrooms with walk-in closets and a bath are found in the 1,300-square foot lower level, which also includes a secondary kitchen with bar, a fitness room overlooking the lake, a recreation/family room with built-in TV and a wine bar perfect for toasting the beautiful view beyond.

Originally built as a modest two-bedroom post-World War II brick and block rambler in 1951, this house has assumed an entirely new identity, assimilating the turn-of-the-century farmhouse and early century Craftsman bungalow aesthetic.
The program for this project was tightly linked to aesthetics, function and budget. The owner had lived in this plain brick box for eight years, making modest changes, which included new windows, a new kitchen addition on the rear, and a new coat of paint. While this helped to lessen the stark contrast between his house and the wonderful Craftsman style houses in the neighborhood, the changes weren’t enough to satisfy the owner’s love of the great American bungalow. The architect was called back to create a house that truly fit the neighborhood. The renovated house had to: 1) fit the bungalow style both outside and inside; 2) double the square footage of the existing house, creating new bedrooms on the second floor, and reorganizing the first floor spaces; and 3) fit a budget that forced the total reuse of the existing structure, including the new replacement windows and new kitchen wing from the previous project.
The existing front wall of the house was pulled forward three feet to maximize the existing front yard building setback. A six-foot deep porch that stretched across most of the new front elevation was added, pulling the house closer to the street to match the front yard setbacks of other local early twentieth century houses. This cozier relationship to the street and the public made for a more comfortable and less imposing siting. The front rooms of the house became new public spaces, with the old living room becoming the Inglenook and entry foyer, while the old front bedroom became the new living room. A new stairway was positioned on axis with the new front door, but set deep into the house adjacent to the reconfigured dining room. The kitchen at the rear that had been opened up during the 1996 modifications was closed down again, creating clearly defined spaces, but spaces that are connected visually from room to room.
At the top of the new stair to the second floor is a short efficient hall with a twin window view to the rear yard. From this hall are entrances to the master bedroom, second bedroom and master bathroom. The new master bedroom located on the centerline of the front of the house, fills the entire front dormer with three exposures of windows facing predominately east to catch the morning light. Off of this private space is a study and walk-in closet tucked under the roof eaves of the new second floor. The new master bathroom, adjacent to the master bedroom with an exit to the hall, has matching pedestal sinks with custom wood medicine cabinets, a soaking tub, a large shower with a round-river-stone floor with a high window facing into the rear yard, and wood paneling similar to the new wood paneling on the first floor spaces.

A single family home in Oakton, VA built in late 80’ was occupied by family of four for 10 years. The owner wishes to expand the living space, finish the basement, add a sunroom/breakfast area addition, eliminate the deck and put in a screen porch. Also convert the laundry room to office/mudroom area.
It took months of planning to get into the final design.
We have implemented a plan that had a two story back addition (both basement level and first level).
This required removing the cinder block wall of basement to add the seamless addition, and removing the entire first level back wall of kitchen to open up kitchen into sunroom.
The major challenge was to re-route all duct work going to second level, add ducts for basement and first level to existing system. Then add a second HVAC system in attic for entire second level. Then change all load structure for tow story addition to side wall and new walls to have entire width opened up.
The basement has gained a new bar area, a total new bathroom with shower and large vanities and all amenities, media area with gas fireplace and mantel surrounded with matching cherry bookcases and granite tops, recess lights, surround sound system, wood floor and steps, new sewer ejection system due to their difficult septic tank. The new French doors lead into back bricked patio
The first floor gained this new 16’x20’ cathedral ceiling sunroom/breakfast addition surrounded with large arched windows and French slider leading into new screen porch.
The kitchen lay-out gained three more feet in width. Also by removing partition wall between kitchen and existing family room. The first floor now has total open floor plan. The fireplace in existing family room was converted to gas and got marble surround and new mantel.
All bulkhead and part of partition walls contained massive plumbing and electrical that needed to be relocated in order to implement the new kitchen layout. This design has much more appliances and a beautiful large furniture style island that is the focal point of this kitchen done in espresso color cherry cabinetry and contrasting light color exotic stove top lighted by two crystal chandeliers.
The wrap around of cherry cabinetry in the kitchen with expended cabinetry into butler area and bookcases and bench in sunroom has given this couple lots to fill in.
The entire first floor and leading stairs to second floor and part of the second floor was all covered with new 5” wide exotic Santos Mahogany wood floors and new railings.
The powder room has been reconfigured to allow larger hallway and with new furniture style vanity this powder room even small than before but has better layout and space.
The old Laundry room and has been converted to a 10’x15’ area of multipurpose space. On the left wall there are locker style cabinetry and bench. One the left wall built in and desk area with tones of storage space. The washer and dryer are install into a closet, away from site. A set of French doors were installed into the new back deck and screen porch.
The large porcelain floors made the space look even larger and more utilitarian. Use of cherry cabinetry on deck and bookcase with recess lighting scaled up look of the space.
The new kitchen, family room and sun room with the rich cherry cabinetry and darker granite top, tumbled marble backsplash and wide board mahogany floors, upper scale stainless steel appliances and furniture style distressed look darker wood Island and light granite have made this project a breathtaking one.
The added side screen porch done with Trex decking and cathedral ceiling covered in beaded panel and corner gas fireplace all around covered with Ledgestone has given this family a place to retire in for all those autumn afternoons and much more.
The major overhaul of this home from replacement of all existing doors and windows, flooring, crown molding and trim, stairs, entire first floor reface, new siding , new roofing, new electrical, new HVAC, entire new basement, bathroom, mud room, screen porch and lots more makes these owner proud to stay in this home for years to come.

and hand scraped wood floors were included in this kitchen. For
aesthetics and style, the island in the middle of the kitchen was
stained to provide a contrast to the cream-colored cabinets
throughout the kitchen. The material over the fireplace was removed,
new tile was installed, and the walls, ceiling, and woodwork were
repainted.
Like the kitchen, the basement included a new hand scraped wood
floor. The basement was completely gutted, framed, drywalled, and
finished like the first floor as well. A new bar with custom cabinetry
was installed. Along the foot of the cabinets of the bar a new metal
bar was installed to provide a commercial feel. Pendant lights were
installed to hang just above those seated at the bar. A new full
bathroom and closet were added in the basement as well.

Situated on a challenging sloped lot, an elegant and modern home was achieved with a focus on warm walnut, stainless steel, glass and concrete. Each floor, named Sand, Sea, Surf and Sky, is connected by a floating walnut staircase and an elevator concealed by walnut paneling in the entrance.
The home captures the expansive and serene views of the ocean, with spaces outdoors that incorporate water and fire elements. Ease of maintenance and efficiency was paramount in finishes and systems within the home. Accents of Swarovski crystals illuminate the corridor leading to the master suite and add sparkle to the lighting throughout.
A sleek and functional kitchen was achieved featuring black walnut and charcoal gloss millwork, also incorporating a concealed pantry and quartz surfaces. An impressive wine cooler displays bottles horizontally over steel and walnut, spanning from floor to ceiling.
Features were integrated that capture the fluid motion of a wave and can be seen in the flexible slate on the contoured fireplace, Modular Arts wall panels, and stainless steel accents. The foyer and outer decks also display this sense of movement.
At only 22 feet in width, and 4300 square feet of dramatic finishes, a four car garage that includes additional space for the client's motorcycle, the Wave House was a productive and rewarding collaboration between the client and KBC Developments.

The existing two storey residence was replanned for the new owners by moving the first floor living areas to the ground floor. A section of the first floor was removed from the north east corner to allow solar access through to the new ground floor living area. This created a double height void which the main ensuite and bedroom view across. External render was replaced with a painted timber cladding, terracotta tiles were replaced with metal sheet roofing and all internal finishes were updated.

Description of project at Malabar
The original home was a 3 bedroom brick veneer former Housing Commission home built circa 1960's still in it's original state.
Extendahome’s Designer sat down with the client and discussed her needs and wants regarding the extension. Working within her budget he designed a completely new look home.
The front entry porch was demolished and a large living room extension added to the front, along with a new timber deck and front steps to create a completely new front entry.
The existing rear kitchen wall was demolished and the space extended towards the rear to create a new open space free flowing kitchen with aluminium sliding doors leading onto a massive under cover rear timber deck.
A new laundry was added at the rear of the new kitchen. The existing bathroom was stripped out and completely refurbished with an extra large shower, full height tiling and modern new fittings. The existing laundry was demolished to make way for the new staircase leading to the new first floor addition which comprises a large sitting room and 4th bedroom with a shower room also tiled to full height. A new ceramic tiled balcony is accessed by aluminium stacker doors at the rear of the sitting room.
The first floor sitting room overlooks a large staircase void creating an airy, open feeling throughout. The windows are all aluminium framed. The roof and walls are fully insulated.
The ground and first floor addition was constructed fully on site with all frame and roof cut from stick timber rather than prefab frame and trusses.
The first floor cladding is CSR Weathertex selflock ecogroove smooth 300 finish to match the ground floor living extension and compliments the existing face brick to create a new contemporary look to the home. The main roof is all new Monier cement tiles and the rear deck roof is Lysaght colorbond to complete the transformation of this formerly modest home.
There were a number of timber support posts required to be installed into the existing ground floor walls with brick supporting piers under the floor, these were seamlessly installed and the walls restored to their original state.

This Gatineau Hills home creates a beautiful balance between modern and natural. The natural house design embraces its earthy surroundings, while opening the door to a contemporary aesthetic. The open ground floor, with its interconnected spaces and floor-to-ceiling windows, allows sunlight to flow through uninterrupted, showcasing the beauty of the natural light as it varies throughout the day and by season.
The façade of reclaimed wood on the upper level, white cement board lining the lower, and large expanses of floor-to-ceiling windows throughout are the perfect package for this chic forest home. A warm wood ceiling overhead and rustic hand-scraped wood floor underfoot wrap you in nature’s best.
Marvin’s floor-to-ceiling windows invite in the ever-changing landscape of trees and mountains indoors. From the exterior, the vertical windows lead the eye upward, loosely echoing the vertical lines of the surrounding trees. The large windows and minimal frames effectively framed unique views of the beautiful Gatineau Hills without distracting from them. Further, the windows on the second floor, where the bedrooms are located, are tinted for added privacy. Marvin’s selection of window frame colors further defined this home’s contrasting exterior palette. White window frames were used for the ground floor and black for the second floor.

Significant alterations and additions are proposed for this semi detached dwelling on Clovelly Rd, including a new first floor and major ground floor alterations.
