Architectural Workshop
Sited on a runway with sweeping views of the Colorado Rockies, the residence with attached hangar is designed to reflect the convergence of earth and sky. Stone, masonry and wood living spaces rise to a glass and aluminum hanger structure that is linked by a linear monolithic wall. The spatial orientations of the primary spaces mirror the aeronautical layout of the runway infrastructure.
The owners are passionate pilots and wanted their home to reflect the high-tech nature of their plane as well as their love for contemporary and sustainable design, utilizing natural materials in an open and warm environment. Defining the orientation of the house, the striking monolithic masonry wall with the steel framework and all-glass atrium bisect the hangar and the living quarters and allow natural light to flood the open living spaces. Sited around an open courtyard with a reflecting pool and outdoor kitchen, the master suite and main living spaces form two ‘wood box’ wings. Mature landscaping and natural materials including masonry block, wood panels, bamboo floor and ceilings, travertine tile, stained wood doors, windows and trim ground the home into its environment, while two-sided fireplaces, large glass doors and windows open the house to the spectacular western views.
Designed with high-tech and sustainable features, this home received a LEED silver certification.

The owners of this prewar apartment on the Upper West Side of Manhattan wanted to combine two dark and tightly configured units into a single unified space. StudioLAB was challenged with the task of converting the existing arrangement into a large open three bedroom residence. The previous configuration of bedrooms along the Southern window wall resulted in very little sunlight reaching the public spaces. Breaking the norm of the traditional building layout, the bedrooms were moved to the West wall of the combined unit, while the existing internally held Living Room and Kitchen were moved towards the large South facing windows, resulting in a flood of natural sunlight. Wide-plank grey-washed walnut flooring was applied throughout the apartment to maximize light infiltration. A concrete office cube was designed with the supplementary space which features walnut flooring wrapping up the walls and ceiling. Two large sliding Starphire acid-etched glass doors close the space off to create privacy when screening a movie. High gloss white lacquer millwork built throughout the apartment allows for ample storage. LED Cove lighting was utilized throughout the main living areas to provide a bright wash of indirect illumination and to separate programmatic spaces visually without the use of physical light consuming partitions. Custom floor to ceiling Ash wood veneered doors accentuate the height of doorways and blur room thresholds. The master suite features a walk-in-closet, a large bathroom with radiant heated floors and a custom steam shower. An integrated Vantage Smart Home System was installed to control the AV, HVAC, lighting and solar shades using iPads.
FINNE Architects
The Eagle Harbor Cabin is located on a wooded waterfront property on Lake Superior, at the northerly edge of Michigan’s Upper Peninsula, about 300 miles northeast of Minneapolis.
The wooded 3-acre site features the rocky shoreline of Lake Superior, a lake that sometimes behaves like the ocean. The 2,000 SF cabin cantilevers out toward the water, with a 40-ft. long glass wall facing the spectacular beauty of the lake. The cabin is composed of two simple volumes: a large open living/dining/kitchen space with an open timber ceiling structure and a 2-story “bedroom tower,” with the kids’ bedroom on the ground floor and the parents’ bedroom stacked above.
The interior spaces are wood paneled, with exposed framing in the ceiling. The cabinets use PLYBOO, a FSC-certified bamboo product, with mahogany end panels. The use of mahogany is repeated in the custom mahogany/steel curvilinear dining table and in the custom mahogany coffee table. The cabin has a simple, elemental quality that is enhanced by custom touches such as the curvilinear maple entry screen and the custom furniture pieces. The cabin utilizes native Michigan hardwoods such as maple and birch. The exterior of the cabin is clad in corrugated metal siding, offset by the tall fireplace mass of Montana ledgestone at the east end.
The house has a number of sustainable or “green” building features, including 2x8 construction (40% greater insulation value); generous glass areas to provide natural lighting and ventilation; large overhangs for sun and snow protection; and metal siding for maximum durability. Sustainable interior finish materials include bamboo/plywood cabinets, linoleum floors, locally-grown maple flooring and birch paneling, and low-VOC paints.

"I cannot say enough good things about the Innovative Construction team and work product.
They remodeled our water-damaged, 1930s basement, and exceeded all of our expectations - before and after photos simply cannot do this project justice. The original basement included an awkward staircase in an awkward location, one bedroom, one bathroom, a kitchen and small living space. We had a difficult time imagining that it could be much more than that. Innovative Construction's design team was creative, and thought completely out of the box. They relocated the stairwell in a way we did not think was possible, opening up the basement to reconfigure the bedroom, bathroom, kitchenette, living space, but also adding an office and finished storage room. The end result is as functional as it is beautiful.
As with all construction, particularly a renovation of an old house, there will be inconveniences, it will be messy, and plenty of surprises behind the old walls. The Innovative Construction team maintained a clean and safe work site for 100% of the project, with minimal disruption to our daily lives, even when there was a large hole cut into our main living room floor to accommodate new stairs down to the basement. The team showed creativity and an eye for design when working around some of the unexpected "character" revealed when opening the walls.
The team effectively uses technology to keep everyone on the same page about changes, requests, schedules, contracts, invoices, etc. Everyone is friendly, competent, helpful, and responsive. I felt heard throughout the process, and my requests were responded to quickly and thoroughly. I recommend Innovative Construction without reservation."

Project Description:
The winning entry of the Dwell Home Design Invitational is situated on a hilly site in North Carolina among seven wooded acres. The home takes full advantage of it’s natural surroundings: bringing in the woodland views and natural light through plentiful windows, generously sized decks off the front and rear facades, and a roof deck with an outdoor fireplace. With 2,400 sf divided among five prefabricated modules, the home offers compact and efficient quarters made up of large open living spaces and cozy private enclaves.
To meet the necessity of creating a livable floor plan and a well-orchestrated flow of space, the ground floor is an open plan module containing a living room, dining area, and a kitchen that can be entirely open to the outside or enclosed by a curtain. Sensitive to the clients’ desire for more defined communal/private spaces, the private spaces are more compartmentalized making up the second floor of the home. The master bedroom at one end of the volume looks out onto a grove of trees, and two bathrooms and a guest/office run along the same axis.
The design of the home responds specifically to the location and immediate surroundings in terms of solar orientation and footprint, therefore maximizing the microclimate. The construction process also leveraged the efficiency of wood-frame modulars, where approximately 80% of the house was built in a factory. By utilizing the opportunities available for off-site construction, the time required of crews on-site was significantly diminished, minimizing the environmental impact on the local ecosystem, the waste that is typically deposited on or near the site, and the transport of crews and materials.
The Dwell Home has become a precedent in demonstrating the superiority of prefabricated building technology over site-built homes in terms of environmental factors, quality and efficiency of building, and the cost and speed of construction and design.

Exterior highlights include an unusual third-floor cupola that offers birds-eye views of the surrounding countryside, charming cameo windows near the entry, a curving hipped roof and a roomy three-car garage.
Inside, an open-plan kitchen with a cozy window seat features an informal eating area. The nearby formal dining room is oval-shaped and open to the second floor, making it ideal for entertaining. The adjacent living room features a large fireplace, a raised ceiling and French doors that open onto a spacious L-shaped patio, blurring the lines between interior and exterior spaces.
Informal, family-friendly spaces abound, including a home management center and a nearby mudroom. Private spaces can also be found, including the large second-floor master bedroom, which includes a tower sitting area and roomy his and her closets. Also located on the second floor is family bedroom, guest suite and loft open to the third floor. The lower level features a family laundry and craft area, a home theater, exercise room and an additional guest bedroom.

Amaryllis is almost beyond description; the entire back of the home opens seamlessly to a gigantic covered entertainment lanai and can only be described as a visual testament to the indoor/outdoor aesthetic which is commonly a part of our designs. This home includes four bedrooms, six full bathrooms, and two half bathrooms. Additional features include a theatre room, a separate private spa room near the swimming pool, a very large open kitchen, family room, and dining spaces that coupled with a huge master suite with adjacent flex space. The bedrooms and bathrooms upstairs flank a large entertaining space which seamlessly flows out to the second floor lounge balcony terrace. Outdoor entertaining will not be a problem in this home since almost every room on the first floor opens to the lanai and swimming pool. 4,516 square feet of air conditioned space is enveloped in the total square footage of 6,417 under roof area.

Lakefront property in the northwest suburbs of Chicago is hard to come by, so when we were hired by this young family with exactly that, we were immediately inspired by not just the unusually large footprint of this 1950’s colonial revival but also the lovely views of the manmade lake it was sited on. The large 5-bedroom home was solidly stuck in the 1980’s, but we saw tons of potential. We started out by updating the existing staircase with a fresh coat of paint and adding new herringbone slate to the entry hall.
The powder room off the entryway also got a refresh - new flooring, new cabinets and fixtures. We ran the new slate right through into this space for some consistency. A fun wallpaper and shiplap trim add a welcoming feel and set the tone for the home.
Next, we tackled the kitchen. Located away from the rest of the first floor, the kitchen felt a little isolated, so we immediately began planning for how to better connect it to the rest of the first floor. We landed on removing the wall between the kitchen and dining room and designed a modified galley style space with separate cooking and clean up zones. The cooking zone consists of the refrigerator, prep sink and cooktop, along with a nice long run of prep space at the island. The cleanup side of the kitchen consists of the main sink and dishwasher. Both areas are situated so that the user can view the lake during prep work and cleanup!
One of the home’s main puzzles was how to incorporate the mudroom and area in front of the patio doors at the back of the house. We already had a breakfast table area, so the space by the patio doors was a bit of a no man’s land. We decided to separate the kitchen proper from what became the new mudroom with a large set of barn doors. That way you can quickly hide any mudroom messes but have easy access to the light coming in through the patio doors as well as the outdoor grilling station. We also love the impact the barn doors add to the overall space.
The homeowners’ first words to us were “it’s time to ditch the brown,” so we did! We chose a lovely blue pallet that reflects the home’s location on the lake which is also vibrant yet easy on the eye. Countertops are white quartz, and the natural oak floor works well with the other honey accents. The breakfast table was given a refresh with new chairs, chandelier and window treatments that frame the gorgeous views of the lake out the back.
We coordinated the slate mudroom flooring with that used in the home’s main entrance for a consistent feel. The storage area consists of open and closed storage to allow for some clutter control as needed.
Next on our “to do” list was revamping the dated brown bar area in the neighboring dining room. We eliminated the clutter by adding some closed cabinets and did some easy updates to help the space feel more current. One snag we ran into here was the discovery of a beam above the existing open shelving that had to be modified with a smaller structural beam to allow for our new design to work. This was an unexpected surprise, but in the end we think it was well worth it!
We kept the colors here a bit more muted to blend with the homeowner’s existing furnishings. Open shelving and polished nickel hardware add some simple detail to the new entertainment zone which also looks out onto the lake!
Next we tackled the upstairs starting with the homeowner’s son’s bath. The bath originally had both a tub shower and a separate shower, so we decided to swap out the shower for a new laundry area. This freed up some space downstairs in what used to be the mudroom/laundry room and is much more convenient for daily laundry needs.
We continued the blue palette here with navy cabinetry and the navy tile in the shower. Porcelain floor tile and chrome fixtures keep maintenance to a minimum while matte black mirrors and lighting add some depth the design. A low maintenance runner adds some warmth underfoot and ties the whole space together.
We added a pocket door to the bathroom to minimize interference with the door swings. The left door of the laundry closet is on a 180 degree hinge to allow for easy full access to the machines. Next we tackled the master bath which is an en suite arrangement. The original was typical of the 1980’s with the vanity outside of the bathroom, situated near the master closet. And the brown theme continued here with multiple shades of brown.
Our first move was to segment off the bath and the closet from the master bedroom. We created a short hall from the bedroom to the bathroom with his and hers walk-in closets on the left and right as well as a separate toilet closet outside of the main bathroom for privacy and flexibility.
The original bathroom had a giant soaking tub with steps (dangerous!) as well as a small shower that did not work well for our homeowner who is 6’3”. With other bathtubs in the home, they decided to eliminate the tub and create an oversized shower which takes up the space where the old tub was located. The double vanity is on the opposite wall and a bench is located under the window for morning conversations and a place to set a couple of towels.
The pallet in here is light and airy with a mix of blond wood, creamy porcelain and marble tile, and brass accents. A simple roman shade adds some texture and it’s top-down mechanism allows for light and privacy.
This large whole house remodel gave our homeowners not only the ability to maximize the potential of their home but also created a lovely new frame from which to view their fabulous lake views.

The design objective was to build a house for a couple recently married who both had kids from previous marriages. How to bridge two families together?
The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot.
Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

This property was purchased by a lovely empty nester couple that was looking for a home that offered primarily one level living. This late 1950’s rambler was outdated with sight line issues and included a claustrophobic kitchen that was separated from the main dining room. One of the challenges we encountered was figuring out a way to create an open floor plan with good sight lines while removing the structural obstacles including a supporting wall and a stand alone island that was too large for the size of the kitchen. In addition, we needed to add cabinets which would allow the kitchen to remain functional, open. We had a fairly small kitchen footprint and 8 ft. ceilings, which meant we had to be very strategic with our takeaways and additions to room.
To remove the load bearing wall and open up the kitchen to the dining room, we cut the roof trusses and installed a beam flush with the ceiling. The two structural posts were designed into the cabinet façade to appear as a design element as opposed to a structural element. We designed short upper cabinets with glass against the 8 ft. ceiling to achieve the sight lines and open feeling the homeowners desired. New custom built cabinets were installed and finished with a custom oil rubbed glaze. A glass tiled backsplash, granite countertops, and Brazilian Cherry flooring upgraded this dated space into the modern upscale look the designer envisioned. We also removed the center island and added a smaller “floating” island on wheels that made the kitchen space more open and functional.
Once the partition walls came down, the owners saw the designer's vision as a spacious, flowing floor plan centered on an elegant kitchen with a quaint lounging area flanked by a functional family room, living room, and dining room. By creating a functional design within the original exterior walls this allowed our client the ability to add detailed finishes and upgrade materials and still within their original budget.

The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot.
Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

A large, less restrictive space can sometimes be a challenge to remodel as the possibilities are truly unlimited. The goal was to create a functional and warm space that still felt open, clean and utilized the large space well.
Custom glass panel cabinetry with sliding doors and a central drawer bank features ample storage and even multiple standard outlets inside. Vessel sinks sit atop the custom quartz counters that compliment the stone resin free standing bath.
On the back side of the central wall is a walk in, from both sides, his and hers shower. Custom tile through out ties both sides of this large bath together. The shower features multiple niches.

Shortly after Jennifer Corredor’s interior design clients bought a four-bedroom, three bath home last year, the couple suffered through a period of buyer’s remorse.
While they loved the Bay Harbor Islands location and the 4,000-square-foot, one-story home’s potential for beauty and ample entertaining space, they felt the living and dining areas were too restricted and looked very small. They feared they had bought the wrong house. “My clients thought the brown wall separating these spaces from the kitchen created a somber mood and darkness, and they were unhappy after they had bought the house,” says Corredor of the J. Design Group in Coral Gables. “So we decided to renovate and tear down the wall to make a galley kitchen.” Mathy Garcia Chesnick, a sales director with Cervera Real Estate, and husband Andrew Chesnick, an executive for the new Porsche Design Tower residential project in Sunny Isles, liked the idea of incorporating the kitchen area into the living and dining spaces. Since they have two young children, the couple felt those areas were too narrow for easy, open living. At first, Corredor was afraid a structural beam could get in the way and impede the restoration process. But after doing research, she learned that problem did not exist, and there was nothing to hinder the project from moving forward. So she collapsed the wall to create one large kitchen, living and dining space. Then she changed the flooring, using 36x36-inch light slabs of gold Bianco marble, replacing the wood that had been there before. This process also enlarged the look of the space, giving it lightness, brightness and zoom. “By eliminating the wall and adding the marble we amplified the new and expanded public area,” says Corredor, who is known for optimizing space in creative ways. “And I used sheer white window treatments which further opened things up creating an airy, balmy space. The transformation is astonishing! It looks like a different place.” Part of that transformation included stripping the “awful” brown kitchen cabinets and replacing them with clean-lined, white ones from Italy. She also added a functional island and mint chocolate granite countertops. At one end of the kitchen space, Corredor designed dark wood shelving where Mathy displays her collection of cookbooks. “Mathy cooks a great deal, and they entertain on a regular basis,” says Corredor. “The island we created is where she likes to serve the kids breakfast and have family members gather. And when they have a dinner party, everyone can mill in and out of the kitchen-galley, dining and living areas while able to see everything going on around them. It looks and functions so much better.” Corredor extended the Bianco marble flooring to other open areas of the house, nearly everywhere except for the bedrooms. She also changed the powder room, which is annexed to the kitchen. She applied white linear glass on the walls and added a new white square sink by Hastings. Clean and fresh, the room is reminiscent of a little jewel box. I n the living room, Corredor designed a showpiece wall unit of exotic cherry wood with an aqua center to bring back some warmth that modernizing naturally strips away. The designer also changed the room’s lighting, introducing a new system that eschews a switch. Instead, it works by remote and also dims to create various moods for different social engagements. “The lighting is wonderful and enhances everything else we have done in these open spaces,” says Corredor. T he dining room overlooks the pool and yard, with large, floorto- ceiling window brings the outdoors inside. A chandelier above the dining table is another expression of openness, like the lens of a person’s eyeglasses. “We wanted this unusual piece because its sort of translucence takes you outside without ever moving from the room,” explains Corredor. “The family members love seeing the yard and pool from the living and dining space. It’s also great for entertaining friends and business associates. They can get a real feel for the subtropical elegance of Miami.” N earby, the front door was originally brown so she repainted it a sleek lacquered white. This bright consistency helps maintain a constant eye flow from one section of the open areas to another. Everything is visible in the new extended space and creates a bright and inviting atmosphere. “It was important to modernize and update the house without totally changing the character,” says Corredor. “We organized everything well and it turned out beautifully, just as we envisioned it.” While nothing on the home’s exterior was changed, Corredor worked her magic in the master bedroom by adding panels with a wavelike motif to again bring elements of the outside in. The room is austere and clean lined, elegant, peaceful and not cluttered with unnecessary furnishings. In the master bath, Corredor removed the existing cabinets and made another large cherry wood cabinet, this time with double sinks for husband and wife. She also added frosted green glass to give a spa-like aura to the spacious room. T hroughout the house are splashy canvases from Mathy’s personal art collection. She likes to add color to the decor through the art while the backdrops remain a soothing white. The end result is a divine, refined interior, light, bright and open. “The owners are thrilled, and we were able to complete the renovation in a few months,” says Corredor. “Everything turned out how it should be.”

Amaryllis is almost beyond description; the entire back of the home opens seamlessly to a gigantic covered entertainment lanai and can only be described as a visual testament to the indoor/outdoor aesthetic which is commonly a part of our designs. This home includes four bedrooms, six full bathrooms, and two half bathrooms. Additional features include a theatre room, a separate private spa room near the swimming pool, a very large open kitchen, family room, and dining spaces that coupled with a huge master suite with adjacent flex space. The bedrooms and bathrooms upstairs flank a large entertaining space which seamlessly flows out to the second floor lounge balcony terrace. Outdoor entertaining will not be a problem in this home since almost every room on the first floor opens to the lanai and swimming pool. 4,516 square feet of air conditioned space is enveloped in the total square footage of 6,417 under roof area.
