This outdoor remodel consists of a full front yard and backyard re-design. A Small, private paver patio was built off the master bedroom, boasting an elegant fire pit and exquisite views of those West Coast sunsets. In the front courtyard, a paver walkway and patio was built in - perfect for alfresco dining or lounging with loved ones. The front of the home features a new landscape design and LED lighting, creating an elegant look and adding plenty of curb appeal

The building had a single stack running through the primary bath, so to create a double vanity, a trough sink was installed. Oversized hexagon tile makes this bathroom appear spacious, and ceramic textured like wood creates a zen-like spa atmosphere. Close attention was focused on the installation of the floor tile so that the zero-clearance walk-in shower would appear seamless throughout the space.

This bathroom got a punch of personality with this modern, monochromatic design. Our designers also included a small column of built-in shelving on the side of the cabinetry in the kitchen, facing the dining room, creating the perfect spot for our clients to display decorative trinkets. This little detail adds visual interest to the coffee station while providing our clients with an area they can customize year-round. The glass-front upper cabinets also act as a customizable display case, as we included LED backlighting on the inside – perfect for coffee cups, wine glasses, or decorative glassware. In a home with just about 1000 sf our design needed to thoughtful, unlike the recent contractor-grade flip it had recently undergone. For clients who love to cook and entertain we came up with several floor plans and this open layout worked best. We used every inch available to add storage, work surfaces, and even squeezed in a 3/4 bath! Colorful but still soothing, the greens in the kitchen and blues in the bathroom remind us of Big Sur, and the nod to mid-century perfectly suits the home and it's new owners.

This young married couple enlisted our help to update their recently purchased condo into a brighter, open space that reflected their taste. They traveled to Copenhagen at the onset of their trip, and that trip largely influenced the design direction of their home, from the herringbone floors to the Copenhagen-based kitchen cabinetry. We blended their love of European interiors with their Asian heritage and created a soft, minimalist, cozy interior with an emphasis on clean lines and muted palettes.

Sutton Signature from the Modin Rigid LVP Collection: Refined yet natural. A white wire-brush gives the natural wood tone a distinct depth, lending it to a variety of spaces.

Bilotta Senior Designer, Thomas Vecchio, and Patrick J. Hamilton of Patrick James Hamilton Designs, partnered on this Manhattan upper east side kitchen renovation. This nondescript ‘60’s co-op and galley kitchen were reimagined into a pre-war era gem by adding architectural details: paneling, coffers, and moldings. Widening the opening created an open vista. Upper panes of glass on the Bilotta Collection wall cabinets echo the apartment’s transoms and unite the two sections that are interrupted by the paneled structural column. To compensate for the shorter wall, storage is optimized with plentiful pullouts, dividers, and specialized organizers. The “dead end” under the window was eliminated by continuing cabinetry and countertop materials around the room. Countertop wall cabinets create a hutch in full view of the dining room. With dark gray paint, corner posts and furniture base molding, the peninsula reads like an island and bridges the two areas. Quartz countertops sport “lightning bolt” veins for pattern. Sophisticated on- trend brushed brass was employed on the cabinet pulls and knobs, faucet, sconces, and pendants. A gamechanger was extending the footprint of the kitchen into the hallway with two tall cabinets. One is allocated for cleaning supplies, bulk items, recycling, and the vacuum. The other conceals a built-in wine rack; glassware and bar items; a docking drawer for charging devices; and a Penda-flex rack for files. An absolutely stunning metamorphosis. A small 2nd floor laundry room was added to this 1910 home during a master suite addition. The linen closet (see painted white doors left) was double sided (peninsula tall pantry cabinet) to the master suite bathroom for ease of folding and storing bathroom towels. Stacked metal shelves held a laundry basket for each member of the household. A custom tile shower pan was installed to catch any potential leaks or plumbing issues that may occur down the road....and prevent ceiling damage in rooms beneath. The shelf above holds a steam generator for the walk in shower in the adjacent master bathroom.
