This client sought to update their recently purchased home in Alexandria. A gourmet kitchen that complemented the size of the home and property was a top priority. They wanted more light-filled and connected living spaces for their growing family. Updating the finishes throughout the home was also a necessity. Design challenges included an existing utility space that occupied a large portion of the kitchen footprint, making the kitchen cramped and narrow. In addition, the foyer was dark, confined and uninviting as a result of its organization and enclosed nature of the main stair. To overcome the challenges, we relocated the utilities, creating a more usable footprint for the kitchen. The aging furnace was replaced with a high efficiency furnace located in a newly insulated and conditioned crawl space. A new hot water heater was placed in the finished attic, and the electrical panel was also relocated. Then, we designed a portion of the kitchen to mask the need for dropped structural headers: the refrigerator, freezer and pantry were placed under the area that necessitated a drop bulkhead, creating a sleek built-in area for the appliances. Once the utilities were moved, the kitchen could be opened up to a large family room and designed with a much-improved layout. Two new four-panel exterior doors replaced small doors at the family room to connect the main living space with the beautiful yard. In addition, white bead board was added to the family room ceiling, creating more visual continuity with the adjacent white kitchen. To transform the foyer into a grand and welcoming entry, a small amount of space was taken from a large second floor bedroom, and the entire second floor structure was supported with a series of flush beams to allow the stair to be opened and expose the rail. New glass doors to the den, relocated at an angle from the main stair provide the foyer with more natural light and a wider, more inviting path to the kitchen. In the master suite, the bedroom and bathroom entry doors were relocated to improve the room’s layout and offer more bathroom privacy and space for a walk-in closet. Our clients were aging in place and wanted a curbless shower and large shower bench to meet certain functionality needs. We incorporated both of these wishes into our design and also made the shower larger within space. We utilized the current structure so we did not to do any re-framing into the client's hallway. Within the confines of the existing framing we maximized the space be creating an L shaped bench and niche, adding additional space for seating, storage, and a little extra design flare that really sets the shower space off! This four-story townhome in the heart of old town Alexandria, was recently purchased by a family of four. The outdated galley kitchen with confined spaces, lack of powder room on main level, dropped down ceiling, partition walls, small bathrooms, and the main level laundry were a few of the deficiencies this family wanted to resolve before moving in. Starting with the top floor, we converted a small bedroom into a master suite, which has an outdoor deck with beautiful view of old town. We reconfigured the space to create a walk-in closet and another separate closet. We took some space from the old closet and enlarged the master bath to include a bathtub and a walk-in shower. Double floating vanities and hidden toilet space were also added. The addition of lighting and glass transoms allows light into staircase leading to the lower level. On the third level is the perfect space for a girl’s bedroom. A new bathroom with walk-in shower and added space from hallway makes it possible to share this bathroom. A stackable laundry space was added to the hallway, a few steps away from a new study with built in bookcase, French doors, and matching hardwood floors. The main level was totally revamped. The walls were taken down, floors got built up to add extra insulation, new wide plank hardwood installed throughout, ceiling raised, and a new HVAC was added for three levels. The storage closet under the steps was converted to a main level powder room, by relocating the electrical panel. The new kitchen includes a large island with new plumbing for sink, dishwasher, and lots of storage placed in the center of this open kitchen. The south wall is complete with floor to ceiling cabinetry including a home for a new cooktop and stainless-steel range hood, covered with glass tile backsplash. The dining room wall was taken down to combine the adjacent area with kitchen. The kitchen includes butler style cabinetry, wine fridge and glass cabinets for display. The old living room fireplace was torn down and revamped with a gas fireplace wrapped in stone. Built-ins added on both ends of the living room gives floor to ceiling space provides ample display space for art. Plenty of lighting fixtures such as led lights, sconces and ceiling fans make this an immaculate remodel. We added brick veneer on east wall to replicate the historic old character of old town homes. The open floor plan with seamless wood floor and central kitchen has added warmth and with a desirable entertaining space.

In this modest-sized master bathroom, modern and farmhouse are bound together with a white and gray color palette, accented with pops of natural wood. Floor-to-ceiling subway tiles and a frameless glass shower door provide a classic, open feel to a once-confined space. A barnwood-framed mirror, industrial hardware, exposed lightbulbs, and wood and pipe shelving complete the industrial look, while a carrara marble countertop and glazed porcelain floor tiles add a touch of luxury. We selected a white, freestanding vanity with a functional drawer at the bottom and spacious cabinet, and refinished the chrome hardware to match the black accents. Carrera marble was chosen for the countertop and, we again opted for an industrial, matte black finish for the faucet and handles. Intentional. Elevated. Artisanal. With three children under the age of 5, our clients were starting to feel the confines of their Pacific Heights home when the expansive 1902 Italianate across the street went on the market. After learning the home had been recently remodeled, they jumped at the chance to purchase a move-in ready property. We worked with them to infuse the already refined, elegant living areas with subtle edginess and handcrafted details, and also helped them reimagine unused space to delight their little ones. Elevated furnishings on the main floor complement the home’s existing high ceilings, modern brass bannisters and extensive walnut cabinetry. In the living room, sumptuous emerald upholstery on a velvet side chair balances the deep wood tones of the existing baby grand. Minimally and intentionally accessorized, the room feels formal but still retains a sharp edge—on the walls moody portraiture gets irreverent with a bold paint stroke, and on the the etagere, jagged crystals and metallic sculpture feel rugged and unapologetic. Throughout the main floor handcrafted, textured notes are everywhere—a nubby jute rug underlies inviting sofas in the family room and a half-moon mirror in the living room mixes geometric lines with flax-colored fringe. On the home’s lower level, we repurposed an unused wine cellar into a well-stocked craft room, with a custom chalkboard, art-display area and thoughtful storage. In the adjoining space, we installed a custom climbing wall and filled the balance of the room with low sofas, plush area rugs, poufs and storage baskets, creating the perfect space for active play or a quiet reading session. The bold colors and playful attitudes apparent in these spaces are echoed upstairs in each of the children’s imaginative bedrooms. The Master Bath of the homeowner’s 1989 townhome had never been remodeled. The large Jacuzzi tub was no longer used, the shower was too small and all the finishes were outdated. The homeowner wanted the remodeled bath to reflect her sophisticated taste and incorporate features that would allow her to remain in her home as she grew older. The solution was the construction of three alcoves and a mixture of traditional and modern materials. Calcutta Gold marble and polished nickel fixtures were the foundations to the neutral palette freeing her to inject color with towels, artwork, and drapery. The shower alcove was repositioned in the past tub space. Polished Nickel plumbing fixtures sparkle against the glossy subway tiles and contrast with the matt porcelain 1”x 6” floor tiles. The original door to the toilet alcove was removed and the entry was relocated from the hall to the main bath. To bring more light into the small toilet area, a window into the shower allows light and making the space feel less confined. The third alcove was constructed in the old shower area to conceal the new “walk-in” tub. The vanity top is made of stunning slabs of mitered marble with a 12” drop edge. Below there is open storage for towels and baskets. The very sleek oval back-lit mirrors contrast with the traditional polished nickel faucets. All the homeowner needed to do was add a few towels and accessories to have the glamorous bath to last her for years to come.
