The materials in the room are soothing and give a nice vintage vibe in keeping with the rest of the home. We completed a kitchen remodel for this client a few years’ ago and were delighted when she contacted us for help with her master bath! The bathroom was fine but was lacking in interesting design elements, and the shower was very small. We started by eliminating the shower curb which allowed us to enlarge the footprint of the shower all the way to the edge of the bathtub, creating a modified wet room. The shower is pitched toward a linear drain so the water stays in the shower. A glass divider allows for the light from the window to expand into the room, while a freestanding tub adds a spa like feel. The radiator was removed and both heated flooring and a towel warmer were added to provide heat. Since the unit is on the top floor in a multi-unit building it shares some of the heat from the floors below, so this was a great solution for the space. The custom vanity includes a spot for storing styling tools and a new built in linen cabinet provides plenty of the storage. The doors at the top of the linen cabinet open to stow away towels and other personal care products, and are lighted to ensure everything is easy to find. The doors below are false doors that disguise a hidden storage area. The hidden storage area features a custom litterbox pull out for the homeowner’s cat! Her kitty enters through the cutout, and the pull out drawer allows for easy clean ups. The materials in the room – white and gray marble, charcoal blue cabinetry and gold accents – have a vintage vibe in keeping with the rest of the home. Polished nickel fixtures and hardware add sparkle, while colorful artwork adds some life to the space.

AV Architects + Builders Location: Great Falls, VA, United States Our clients were looking to renovate their existing master bedroom into a more luxurious, modern space with an open floor plan and expansive modern bath design. The existing floor plan felt too cramped and didn’t offer much closet space or spa like features. Without having to make changes to the exterior structure, we designed a space customized around their lifestyle and allowed them to feel more relaxed at home. Our modern design features an open-concept master bedroom suite that connects to the master bath for a total of 600 square feet. We included floating modern style vanity cabinets with white Zen quartz, large black format wall tile, and floating hanging mirrors. Located right next to the vanity area is a large, modern style pull-out linen cabinet that provides ample storage, as well as a wooden floating bench that provides storage below the large window. The centerpiece of our modern design is the combined free-standing tub and walk-in, curb less shower area, surrounded by views of the natural landscape. To highlight the modern design interior, we added light white porcelain large format floor tile to complement the floor-to-ceiling dark grey porcelain wall tile to give off a modern appeal. With expansive fields and beautiful farmland surrounding it, this historic farmhouse celebrates these views with floor-to-ceiling windows from the kitchen and sitting area. Originally constructed in the late 1700’s, the main house is connected to the barn by a new addition, housing a master bedroom suite and new two-car garage with carriage doors. We kept and restored all of the home’s existing historic single-pane windows, which complement its historic character. On the exterior, a combination of shingles and clapboard siding were continued from the barn and through the new addition.

An updated master bathroom in a vintage 1900 cottage. The plinth based freestanding tub gives an original vintage feel to the room and the modern glassed-in shower adds 21st century amenities with a corner bench, rain shower head, hand held sprayer, and matching decorative grab bars providing safety features. Although the tile looks like marble it is actually easy care porcelain. Cabinetry and beaded wainscoting was designed to look original to the period and all moldings were matched to the homes original. This modern farmhouse located outside of Spokane, Washington, creates a prominent focal point among the landscape of rolling plains. The composition of the home is dominated by three steep gable rooflines linked together by a central spine. This unique design evokes a sense of expansion and contraction from one space to the next. Vertical cedar siding, poured concrete, and zinc gray metal elements clad the modern farmhouse, which, combined with a shop that has the aesthetic of a weathered barn, creates a sense of modernity that remains rooted to the surrounding environment. The Glo double pane A5 Series windows and doors were selected for the project because of their sleek, modern aesthetic and advanced thermal technology over traditional aluminum windows. High performance spacers, low iron glass, larger continuous thermal breaks, and multiple air seals allows the A5 Series to deliver high performance values and cost effective durability while remaining a sophisticated and stylish design choice. Strategically placed operable windows paired with large expanses of fixed picture windows provide natural ventilation and a visual connection to the outdoors.

This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income. FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own. SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio. MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch. SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf) RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property. COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort. ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements. OVERALL. The home embodies the owners’ goals and values while comprehensively enabling thermal comfort, energy efficiency, a vacation respite, and supplementary income.
