Ladd helped design and plan the entire project from scratch. The craftsmanship from LSC was superb. The team cares and does high quality work. The project was done on budget and on time. The key for me and this project, was the planning. LSC took the time to understand our project and answer all of our questions. When doing big projects there are always unexpected issues (especially when dealing with a 100+ yr old house). LSC experience and knowledge minimized most of these issues from the start. “Ken, Thank you for delivering everything I asked for during our basement renovation project. You helped us update our ugly, non-functional basement into something that we could be proud of by turning it into a space where we could have room for guests, an office for my husband, a work-out area, a media room, an updated bathroom, a computer area and extra storage for my teenage son, an art space for my teenage daughter, a kitchenette for morning coffee and parties, floor to ceiling pantry cabinets for extra storage, a hearth area that is Pinterest worthy and all within budget and on my timeline. In addition to that, the new laminate flooring, agreeable grey painted walls, new white trim, and painted black ceilings are fabulous. Now, I'm a realist and this isn't my first renovation project. I knew there would be extenuating factors that could cause the timeline to extend and surprises that might increase the agreed-upon budget. But, in general, everything went smoothly. I was incredibly impressed with your guys, Dilshat and Farouz. They were some of the HARDEST WORKING people I have ever met. I could always count on them to be here on time and I felt comfortable with them in my home and knew that they were doing exactly what they needed to be doing to get the job done right. Not only were they hard-working, they were incredibly skilled, especially with things like tile work. My shower looks absolutely beautiful and the custom niche they created is one of the best I've ever seen. Something I particularly appreciated about you was your communication. You always answered the phone when I called and returned texts promptly. Additionally, you checked in frequently to let me know your timeline and let me know if you were ever running late. “Donna, Allan, and their architectural support team are amazingly and refreshingly personal, creative, professional, and responsive. They were able to take an old 70s ranch with all its oddities and convert it into a new craftsman style home. They listened carefully over many conferences to come up with a creative design, worked within our budget to get us what we needed, revised and revised patiently to get it perfect, and then followed up with on the job supervision and sometimes substantive changes on the fly, including invaluable help with the governmental review process. They all worked so well with our construction crew, who had their cell numbers for on the spot questions about plans or problems, of which, one can imagine, there were many. Thanks to Donna's architectural design (the neighbors are truly in awe of the front elevation and interior transformation), Allan's meticulously drafted plans (the city review board and fire teams said they had never seen such meticulous detail), and the respectful collaboration with all involved (we are all still talking to each other after what ended up being a tedious, four year project), we now have the transformed home we wanted when we started: solid as a rock and nearly soundproof, aesthetically consistent with the older parts of the house, and the openness, light, and functionality of a new home, even if it all drove Donna and Allan crazy sometimes trying to get it for us! They did it all with a smile, and with exceptional professionalism. They certainly went the distance for us, and are just an awesome team. Our screened porch exceeded our expectations. We had an issue with someone we hired separately to do our flooring (not recommended by Agape) and Agape stepped in when we had issues with them and completed loose ends when the flooring company refused to come back at no extra charge. “Heartlands installed a screen room on our covered back porch: They removed the supporting beams because they were not close enough to meet code, installed Geodeck composite decking, installed aluminum railing, floor to ceiling screens, two outdoor ceiling fans, and an outdoor tabletop propane heater. They also removed the old railings and a metal circular staircase that had been cut into the back porch by the previous owner. The whole project went beautifully. We had scheduled appointments for estimates with three different companies, and had already met with one before we talked with Larry Brost. The first company had given us a bid of almost $20,000 for just a screen room, which did not include replacing the supporting beams or existing floorboards. They were just going to lay plywood over the existing boards, which we would then have had to find some way to protect from the weather. They were also going to install only one ceiling fan on the porch. Larry gave us a bid for approximately half their price, but it included replacing the supporting beams, the existing floorboards with no-maintenance composite boards, two ceiling fans and a propane heater. We were impressed by his honesty, his knowledgeability, and his suggestions to keep the overall costs down. For example, we had been thinking about having a three season room instead of a screen room, but he advised that would cost a good deal more and we wouldn't get that much more use out of it as opposed to a screen room. After talking with him, my husband told me to cancel the third appointment, we had found the company to do the job. Larry kept us informed as to when his crews would be at our house, and they showed up promptly as promised. The only delays were due to things like weather which were beyond his control. The crews were polite, professional and cleaned up the work site at the end of each day. We love our new screen room. The fans make a HUGE difference when the weather is warmer. We haven't had a chance to use the heater yet since it hasn't been cold enough, but I was shown how to turn it works when they first brought it out and it is very simple to use and generates quite a bit of heat. I think we have used our back porch more in the past month than we have in the past five years combined, and we're already thinking that we should have the same thing done with our front porch. I highly recommend this company.”
