While cleaning out the attic of this recently purchased Arlington farmhouse, an amazing view was discovered: the Washington Monument was visible on the horizon. The architect and owner agreed that this was a serendipitous opportunity. A badly needed renovation and addition of this residence was organized around a grand gesture reinforcing this view shed. A glassy “look out room” caps a new tower element added to the left side of the house and reveals distant views east over the Rosslyn business district and beyond to the National Mall. A two-story addition, containing a new kitchen and master suite, was placed in the rear yard, where a crumbling former porch and oddly shaped closet addition was removed. The new work defers to the original structure, stepping back to maintain a reading of the historic house. The dwelling was completely restored and repaired, maintaining existing room proportions as much as possible, while opening up views and adding larger windows. A small mudroom appendage engages the landscape and helps to create an outdoor room at the rear of the property. It also provides a secondary entrance to the house from the detached garage. Kitchen - traditional kitchen idea in Atlanta

Perennial color is of course the most popular as the investment pays dividends as time goes on. Annual color then is trustworthy, filling the void between successive perennial blooms and providing consistent color throughout the summer. Photographed by Phil Steinhauer

The design intent for this modest home and garden, located on a tree-lined street in Culver City, was to create a family-friendly, versatile, sustainable outdoor environment that grew with the rapidly changing needs of the owners, their three children and their close-knit community. This became the site of the "Neighborhood Film Festival" where family and friends could settle into the oversized sofa, warm themselves by the outdoor firepit/coffee table, and enjoy a movie under the stars.

This sunroom faces into a private outdoor courtyard. With the use of oversized, double-pivoting doors, the inside and outside spaces are seamlessly connected. In the cooler months, the room is a warm enclosed space bathed in sunlight and surrounded by plants. Aaron Leitz Photography

Whole-house remodel of a hillside home in Seattle. The historically-significant ballroom was repurposed as a family/music room, and the once-small kitchen and adjacent spaces were combined to create an open area for cooking and gathering. A compact master bath was reconfigured to maximize the use of space, and a new main floor powder room provides knee space for accessibility. Overlooking of the surrounding meadows of the historic C Lazy U Ranch, this single family residence was carefully sited on a sloping site to maximize spectacular views of Willow Creek Resevoir and the Indian Peaks mountain range. The project was designed to fulfill budgetary and time frame constraints while addressing the client’s goal of creating a home that would become the backdrop for a very active and growing family for generations to come. In terms of style, the owners were drawn to more traditional materials and intimate spaces of associated with a cabin scale structure.
