The island is a dark charcoal with cool undertones that coordinates with the cabinetry and transom work in both the neighboring mudroom and breakfast area. White subway tile, quartz countertops, white enamel pendants and gold fixtures complete the update. The ends of the island are shiplap material that is also used on the fireplace in the next room. In the new mudroom, we used a fun porcelain tile on the floor to get a pop of pattern, and walnut accents add some warmth. Each child has their own cubby, and there is a spot for shoes below a long bench. Open shelving with spots for baskets provides additional storage for the room. This modern farmhouse kitchen features a beautiful combination of Navy Blue painted and gray stained Hickory cabinets that’s sure to be an eye-catcher. Beyond the beautiful exterior, there is so much well-thought-out storage and function behind each and every cabinet door. The two beautiful blue countertop towers that frame the modern wood hood and cooktop are two intricately designed larder cabinets built to meet the homeowner’s exact needs. The larder cabinet on the left is designed as a beverage center with apothecary drawers designed for housing beverage stir sticks, sugar packets, creamers, and other misc. coffee and home bar supplies. A wine glass rack and shelves provides optimal storage for a full collection of glassware while a power supply in the back helps power coffee & espresso (machines, blenders, grinders and other small appliances that could be used for daily beverage creations. The roll-out shelf makes it easier to fill clean and operate each appliance while also making it easy to put away. This timber column porch replaced a small portico. It features a 7.5' x 24' premium quality pressure treated porch floor. Porch beam wraps, fascia, trim are all cedar. A shed-style, standing seam metal roof is featured in a burnished slate color. The porch also includes a ceiling fan and recessed lighting.

APLD 2021 Silver Award Winning Landscape Design. An expansive back yard landscape with several mature oak trees and a stunning Golden Locust tree has been transformed into a welcoming outdoor retreat. The renovations include a wraparound deck, an expansive travertine natural stone patio, stairways and pathways along with concrete retaining walls and column accents with dramatic planters. The pathways meander throughout the landscape... some with travertine stepping stones and gravel and those below the majestic oaks left natural with fallen leaves. Raised vegetable beds and fruit trees occupy some of the sunniest areas of the landscape. A variety of low-water and low-maintenance plants for both sunny and shady areas include several succulents, grasses, CA natives and other site-appropriate Mediterranean plants complimented by a variety of boulders.
