An Arts & Crafts Bungalow is one of my favorite styles of homes. We have quite a few of them in our Stockton Mid-Town area. And when C&L called us to help them remodel their 1923 American Bungalow, I was beyond thrilled. As per usual, when we get a new inquiry, we quickly Google the project location while we are talking to you on the phone. My excitement escalated when I saw the Google Earth Image of the sweet Sage Green bungalow in Mid-Town Stockton. "Yes, we would be interested in working with you," I said trying to keep my cool. But what made it even better was meeting C&L and touring their home, because they are the nicest young couple, eager to make their home period perfect. Unfortunately, it had been slightly molested by some bad house-flippers, and we needed to bring the bathroom back to it "roots." We knew we had to banish the hideous brown tile and cheap vanity quickly. But C&L complained about the condensation problems and the constant fight with mold. This immediately told me that improper remodeling had occurred and we needed to remedy that right away. The Before: Frustrations with a Botched Remodel The bathroom needed to be brought back to period appropriate design with all the functionality of a modern bathroom. We thought of things like marble countertop, white mosaic floor tiles, white subway tile, board and batten molding, and of course a fabulous wallpaper. This small (and only) bathroom on a tight budget required a little bit of design sleuthing to figure out how we could get the proper look and feel. Our goal was to determine where to splurge and where to economize and how to complete the remodel as quickly as possible because C&L would have to move out while construction was going on. The Process: Hard Work to Remedy Design and Function During our initial design study, (which included 2 hours in the owners’ home), we noticed framed images of William Morris Arts and Crafts textile patterns and knew this would be our design inspiration. We presented C&L with three options and they quickly selected the Pimpernel Design Concept. We had originally selected the Black and Olive colors with a black vanity, mirror, and black and white floor tile. C&L liked it but weren’t quite sure about the black, We went back to the drawing board and decided the William & Co Pimpernel Wallpaper in Bayleaf and Manilla color with a softer gray painted vanity and mirror and white floor tile was more to their liking. After the Design Concept was approved, we went to work securing the building permit, procuring all the elements, and scheduling our trusted tradesmen to perform the work. We did uncover some shoddy work by the flippers such as live electrical wires hidden behind the wall, plumbing venting cut-off and buried in the walls (hence the constant dampness), the tub barely balancing on two fence boards across the floor joist, and no insulation on the exterior wall. All of the previous blunders were fixed and the bathroom put back to its previous glory. We could feel the house thanking us for making it pretty again. The After Reveal: Cohesive Design Decisions We selected a simple white subway tile for the tub/shower. This is always classic and in keeping with the style of the house. We selected a pre-fab vanity and mirror, but they look rich with the quartz countertop. There is much more storage in this small vanity than you would think. The Transformation: A Period Perfect Refresh We began the remodel just as the pandemic reared and stay-in-place orders went into effect. As C&L were already moved out and living with relatives, we got the go-ahead from city officials to get the work done (after all, how can you shelter in place without a bathroom?). All our tradesmen were scheduled to work so that only one crew was on the job site at a time. We stayed on the original schedule with only a one week delay. The end result is the sweetest little bathroom I've ever seen (and I can't wait to start work on C&L's kitchen next). Thank you for joining me in this project transformation. Our client came to us with a desire to take an overgrown, neglected space and transform it into a clean contemporary backyard for the family to enjoy. Having had less than stellar experiences with other contractors, they wanted to find a trustworthy company; One that would complement their style and provide excellent communication. They saw a JRP banner at their son's baseball game at Westlake High School and decided to call. After meeting with the team, they knew JRP was the firm they needed to give their backyard a complete overhaul. With a focus on sleek, clean lines, this contemporary backyard is captivating. The outdoor family room is a perfect blend of beauty, form, and function. JRP reworked the courtyard and dining area to create a space for the family to enjoy together. An outdoor pergola houses a media center and lounge. Restoration Hardware low profile furniture provides comfortable seating while maintaining a polished look. The adjacent barbecue is perfect for crafting up family dinners to enjoy amidst a Southern California sunset. Before renovating, the landscaping was an unkempt mess that felt overwhelming. Synthetic grass and concrete decking was installed to give the backyard a fresh feel while offering easy maintenance. Gorgeous hardscaping takes the outdoor area to a whole new level. The resurfaced free-form pool joins to a lounge area that's perfect for soaking up the sun while watching the kids swim. Hedges and outdoor shrubs now maintain a clean, uniformed look. A tucked-away area taken over by plants provided an opportunity to create an intimate outdoor dining space. JRP added wooden containers to accommodate touches of greenery that weren't overwhelming. Bold patterned statement flooring contrasts beautifully against a neutral palette. Additionally, our team incorporated a fireplace for a feel of coziness. Once an overlooked space, the clients and their children are now eager to spend time outdoors together. This clean contemporary backyard renovation transformed what the client called "an overgrown jungle" into a space that allows for functional outdoor living and serene luxury. The balusters and doors are painted nearly black in Railings by Farrow & Ball, adding a rich custom look to the staircase and hallway. A Century bench, wrapped in granite sheepskin, features a weightless acrylic base. What appears as art above the bench is actually an additional television for the family to enjoy. We love the board and baton detailing on the side of the staircase wall.

This exciting ‘whole house’ project began when a couple contacted us while house shopping. They found a 1980s contemporary colonial in Delafield with a great wooded lot on Nagawicka Lake. The kitchen and bathrooms were outdated but it had plenty of space and potential. We toured the home, learned about their design style and dream for the new space. The goal of this project was to create a contemporary space that was interesting and unique. Above all, they wanted a home where they could entertain and make a future. At first, the couple thought they wanted to remodel only the kitchen and master suite. But after seeing Kowalske Kitchen & Bath’s design for transforming the entire house, they wanted to remodel it all. The couple purchased the home and hired us as the design-build-remodel contractor. First Floor Remodel The biggest transformation of this home is the first floor. The original entry was dark and closed off. By removing the dining room walls, we opened up the space for a grand entry into the kitchen and dining room. The open-concept kitchen features a large navy island, blue subway tile backsplash, bamboo wood shelves and fun lighting. On the first floor, we also turned a bathroom/sauna into a full bathroom and powder room. We were excited to give them a ‘wow’ powder room with a yellow penny tile wall, floating bamboo vanity and chic geometric cement tile floor. Second Floor Remodel The second floor remodel included a fireplace landing area, master suite, and turning an open loft area into a bedroom and bathroom. In the master suite, we removed a large whirlpool tub and reconfigured the bathroom/closet space. For a clean and classic look, the couple chose a black and white color pallet. We used subway tile on the walls in the large walk-in shower, a glass door with matte black finish, hexagon tile on the floor, a black vanity and quartz counters. Flooring, trim and doors were updated throughout the home for a cohesive look.

DOWNLOAD NOW   One of my favorite things to work on is older homes with a bit of history because I find it an interesting challenge to marry the historical architectural features of a home with modern design elements that work well for my client’s current lifestyle. This home was particularly fun because it was the second kitchen we had done for this family and was quite a departure from the style of the first kitchen. The before shot of the kitchen shows a view from the family room. See the dropped ceiling? We were curious, was this just part of the design or was the dropped ceiling there to hide mechanicals? Well we soon found out that it was mostly decorative (yay!), and with the exception of a little bit of work to some plumbing from an upstairs bathroom and rerouting of the ventilation system within the original floor joists, we were in the clear, phew! The shot of the completed kitchen from roughly the same vantage point shows how much taller the ceilings are. It makes a huge difference in the feel of the space. Dark and gloomy turned fresh and light! Another serious consideration was what do we do with the skinny transom window above the refrigerator. After much back and forth, we decided to eliminate it and do some open shelving instead. This ended up being one of the nicest areas in the room. I am calling it the “fun zone” because it houses all the barware, wine cubbies and a bar fridge — the perfect little buffet spot for entertaining. It is flanked on either side by pull out pantries that I’m sure will get a ton of use. Since the neighboring room has literally three walls of almost full height windows, the kitchen gets plenty of light. The gold shelving brackets, large pendant fixtures over the island and the tile mural behind the range all pay subtle homage to the home’s prairie style architecture and bring a bit of sparkle to the room. Even though the room is quite large, the work triangle is very tight with the large Subzero fridge, sink and range all nearby for easy maneuvering during meal prep. There is seating for four at the island, and work aisles are generous.
